Why this project is worth a look

Two clear layouts

The original product mix is straightforward: two core home types of roughly 100 sqm and 119 sqm, both with three bedrooms and two bathrooms. That makes resale comparison easier because the meaningful differences are often plot position, parking, renovation and condition rather than a confusing catalogue of floor plans.

Built around driving

The address works best for eastern-Bangkok routines, outer-ring access and journeys towards Bang Na, Lat Krabang and Suvarnabhumi. It is a weaker fit for buyers who want a walkable rail commute; historical project research placed Airport Rail Link Ban Thap Chang at roughly 11 km.

Active resale choice

Fresh 2026 listings provide a real secondary-market reference rather than forcing buyers to rely on an old launch price. The downside is that every house now has its own maintenance and alteration history, so extensions, roofing, plumbing, electrical work and renovation quality matter as much as the brochure specification.

Title before price

For a foreign buyer this is a landed-property transaction, which changes the legal due-diligence sequence completely compared with a condominium. The land title, registered owner, encumbrances and lawful holding structure should be clear before a deposit is committed.

About the project

The Connect Onnut - Wongwaen is an established two-storey townhouse estate in Dok Mai, Prawet, on Bangkok’s eastern side. The first thing to get right is project identity. The original estate is also referred to as The Connect 33 and The Connect Onnut-Wongwaen 1, while Thai SEC material lists The Connect 34 as Onnut-Wongwaen 2. A detailed site review from the original sales period likewise shows the first and second phases as separate neighbouring developments. This dossier therefore covers only the 393-home first phase and does not import specifications from phase 2.

This is a road-led suburban location rather than a rail-oriented inner-city address. The estate sits by the Kanchanaphisek outer-ring corridor, with the original access described via Chaloem Phra Kiat Rama 9 Soi 72. From here, driving routes connect towards On Nut, Srinakarin, Bang Na, Lat Krabang and Suvarnabhumi. That makes the project more useful for buyers whose daily life is already on Bangkok’s east side than for someone choosing a home primarily around a BTS or MRT commute. An older on-site review placed Airport Rail Link Ban Thap Chang roughly 11 km away, so the rail line is a regional option rather than a walkable everyday amenity.

The underlying product is unusually easy to understand for an older resale estate. Contemporary project material records 393 homes and two core layouts. One offered about 100 sqm with three bedrooms, two bathrooms and one parking space; the other offered about 119 sqm with the same bedroom and bathroom count but two parking spaces. The original review counted 199 of the smaller type and 194 of the larger type. That is useful when checking whether a resale advert is plausible, but it should not be treated as the final description of every house in 2026. Owners have had years to extend kitchens, roof parking areas, renovate interiors or alter usable space, and current listings show a wider spread of quoted sizes.

The communal offer is modest rather than resort-like. The detailed project review confirms an approximately one-rai landscaped garden, children’s play area, seating, controlled entry, CCTV at the main gate and security staff. Buyers who want private living space and car access may prefer this to paying for a larger amenity package, but the trade-off is clear: this is not a clubhouse-driven development where a pool and gym define the lifestyle. For a resale purchase, the present condition of the common areas and the actual maintenance charge are more relevant than launch-era marketing.

The project is now firmly a secondary-market proposition. On 7 October 2026, major portals showed several homes for sale and at least some rental stock. The lowest specific sale we could verify was THB 2.7M for a two-storey, three-bedroom, two-bathroom townhouse; other fresh October listings were around THB 2.85M to THB 2.95M and above. Those figures should not be collapsed into a single project price per square metre. Plot size, corner position, renovation quality, furniture, parking, tenant status and title condition can create more value difference here than a small variation in quoted floor area.

For an international buyer, the legal structure matters more than the headline resale price. A townhouse is a landed property, not a condominium unit. Foreign individuals generally cannot register Thai land directly in their own name except in narrow statutory circumstances, so the title, current owner, encumbrances and proposed structure for the building and land need to be reviewed before any deposit is paid. A seller or agent saying that the home is simply ‘freehold’ is not enough for a foreign buyer unless it is clear who will own the land, what right the buyer will hold and how that right is registered.

For an established resale townhouse, the physical inspection of the individual home matters more than the estate’s generic profile. Roof junctions and later extensions, external walls, plot drainage, electrical and plumbing alterations, and any work added after handover deserve a separate look. Parking roofs and rear kitchen extensions are especially worth comparing with the documented configuration because these are common areas for owner-led changes in landed housing. This is not a claim that The Connect has a known systemic defect; it is a resale reality. Two three-bedroom homes in the same estate can carry very different post-purchase repair costs and documentation issues after years of separate ownership. A useful comparison therefore includes not only the asking price but also the likely near-term maintenance budget and whether the actual structure matches the paperwork.

Open sources disagree on the completion year. FazWaz and DDproperty show 2014, PropertyHub shows 2017, while an October 2015 site review said construction began in late 2014 and that some homes were already ready to occupy. These dates may refer to different milestones such as first handovers versus completion of the full estate. For a 2026 resale decision the practical status is not in doubt—the community is completed and occupied—but the exact project-wide completion year should not be presented as settled until a primary completion record is found.

Ownership format

This is a landed townhouse rather than a condominium. As a general rule, a foreign individual cannot directly register Thai land in their own name, so the lawful structure for the building and the land must be established from the title, contract and buyer status for the specific resale. Nominee-shareholder arrangements should not be treated as a substitute for a proper ownership review.

Home types & sizes

Two-storey townhouse, core type
about 100 sqm
2 bathrooms

Three bedrooms and one parking space; the original-period review records 199 homes of this type. A resale home may now have extensions or a different quoted usable area, so the actual configuration should be checked against its documents.

Two-storey townhouse, larger core type
about 119 sqm
2 bathrooms

Three bedrooms and two parking spaces; the original-period review records 194 homes of this type. Current resale adverts can quote different usable areas, which is plausible in an established estate but needs unit-specific verification.

The two types above are the original project formats, not a claim that every resale home remains unaltered. Open project data for phase 1 gives a broad plot range of roughly 18–55 sq wah with core usable areas of 100–119 sqm; a larger resale plot does not by itself indicate a different phase or house type. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

  • Driving access is organised around Chaloem Phra Kiat Rama 9 Road, Kanchanaphisek and the On Nut corridor, with onward routes towards Srinakarin, Bang Na and Lat Krabang.
  • Historical on-site research placed Airport Rail Link Ban Thap Chang at roughly 11 km, so this should not be marketed as a station-walk project.
  • Suvarnabhumi and Bangkok's eastern employment and logistics areas fit the geography of the project better than a central-city, car-free lifestyle; actual journey times are traffic-dependent.

  • Current price: From THB 2.7M in an active resale listing refreshed on 16 September 2026 and checked on 7 October 2026. This is a lower market anchor for one specific home, not a project-wide price: condition, plot size, renovations, furniture, encumbrances and transfer terms need to be checked for the selected property.

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Sources disagree on the full completion year of phase 1: FazWaz and DDproperty show 2014, PropertyHub shows 2017, while a 2015 project review said construction began in late 2014 and some homes were already ready to occupy. No single project-wide completion year is treated as settled here.
  • The current mandatory estate maintenance charge is not supported by a fresh primary document. A 2015 review quoted THB 35 per sq wah paid three years in advance, but that figure should not be carried into a 2026 transaction without a current bill or management confirmation.
  • For any selected resale, the land title, registered owner, encumbrances, legality of extensions and lawful structure for a foreign buyer still require property-specific document review.
