The range starts with the 340 sqm Chester rather than a typical 180–220 sqm suburban house and extends to the 500 sqm Chapel, with Ellis and Wilton in between. That extra volume can comfortably absorb family rooms, work space, staff accommodation and storage, although it also means higher cooling, cleaning and maintenance costs.
A private pool
The pool is part of the residential concept rather than a rare upgrade on a handful of plots. Sources for the original house types describe pools of roughly 3 x 12.5 metres. On a completed home, however, the buyer should inspect waterproofing, pumps, filtration, surfaces and actual upkeep costs rather than treating the pool as a purely visual feature.
Eastern Bangkok access
Belgravia makes most sense for car-based households with regular trips to Suvarnabhumi, Lat Krabang, Bang Na, Srinakarin or the eastern business corridor. That scale matters: this is not a mass-market suburban estate with several hundred houses, but a relatively contained community built around large private homes, controlled access and a shared clubhouse environment.
The defining feature is the house product rather than a decorative common area. Belgravia is a private-pool-villa community with two-storey detached homes. Britania’s current product list shows four plans: Chester, Ellis, Wilton and Chapel. Confirmed usable areas run from about 340 to 500 sqm, while the three original plans were launched on plots starting at 70, 80 and 90 square wah. Even the smaller houses are four-bedroom, five-bathroom homes. This makes the project relevant to buyers who genuinely need substantial internal space, separate family and service areas and multi-car parking, rather than someone simply looking for a premium address with a conventional suburban floor plan.

The estate is already built. Independent project databases date completion to December 2021, and the market now includes a mix of developer-linked stock and resale homes. That changes due diligence in a useful way: buyers can inspect the actual house, pool, orientation, privacy, maintenance condition and fit-out instead of relying on off-plan drawings. It also means a single advertised starting price should not be treated as the price of every available property. Britania currently displays a starting figure of THB 26.9M, while live FazWaz resale stock starts at roughly THB 29.9M and rises beyond THB 40M depending on house size, plot, furnishing and the individual seller.
Britania’s current project page states a site area of 23 rai 3 ngan 97 square wah and 65 homes. The low unit count leaves room for sizeable houses and a meaningful shared amenity package without turning the estate into a very large compound. Listed facilities include a lobby and living area, a private meeting room, fitness space, a private spa and business lounge, an outdoor lounge and party area, a multi-purpose lawn, children’s play facilities, a hilltop sitting area and a communal swimming pool. CCTV and 24-hour security are also listed. These facilities are useful, but the more distinctive leisure feature is private: the house types are designed around their own pools.
The layouts are family-oriented rather than compact luxury. Ellis and Wilton have four bedrooms and five bathrooms; Chapel has five bedrooms and six bathrooms. The original plans also include maid accommodation and generous living and dining areas, while parking provision ranges from three to four cars. Chester, which appears in the current Britania brochure and product list, is a 340 sqm four-bedroom, five-bathroom plan with three parking spaces. For multi-generational living, the advantage is not only raw floor area. The houses provide enough separation between reception rooms, private bedrooms and service functions that a larger household does not have to use bedrooms as substitute storage, work or staff space.
The location works best for a buyer whose daily life is tied to eastern Bangkok. The estate connects toward Kanchanaphisek and Sukhaphiban 2 and is fundamentally car-oriented. It is positioned for trips to Suvarnabhumi, Lat Krabang, Bang Na, Srinakarin and the eastern employment corridor rather than for a walk-to-transit central-city routine. Britania advertises Suvarnabhumi at around 15 minutes and highlights access to multiple expressway routes. For an airport-based professional, business owner, executive or family with work and schools on this side of Bangkok, that network can be more valuable than being several kilometres closer to the inner Sukhumvit districts.
Day-to-day amenities come from the wider eastern Bangkok catchment rather than a dense retail street outside the gate. Britania lists Robinson Lifestyle Latkrabang, The Paseo Latkrabang, Mega Bangna, Seacon Square and Paradise Park among the shopping options. The school set includes Charter, Berkeley, Concordian and Wellington College Bangkok, with Stamford International University also in the broader area. Sirindhorn Hospital is one of the nearer healthcare points, with several large private hospitals across the Srinakarin–Bang Na corridor. The practical implication is straightforward: there is substantial family infrastructure around the project, but most trips are easier by car.
Foreign buyers need to separate the house from the land when assessing ownership. This is not a condominium, so the 49% foreign freehold quota does not apply. Thai land cannot normally be registered directly in a foreign individual’s name, and Belgravia’s public project materials do not set out one standard ownership structure for foreign purchasers. A buyer therefore needs unit-specific legal review covering the land title, current registered owner, seller, any proposed long-term lease and ownership of the building itself. It would be misleading to describe the project simply as freehold or leasehold without seeing the documents for the particular house.
There is also a lifestyle trade-off hidden behind the large floor areas. A detailed project review notes that the house, pool and hardscape use much of the individual plot rather than leaving every home with a very large lawn. Buyers who prioritise 340–500 sqm of internal space, a private pool and relatively manageable outdoor maintenance may see that as efficient. Someone picturing an expansive garden villa with substantial setbacks on every side should inspect the exact plot before deciding. The important purchase questions are equally concrete: which house is genuinely available, who is selling it, how large is its registered plot, what is included in the asking price, what condition are the pool and building systems in, and what legal structure is available to the buyer. On a completed resale market, those specifics matter more than the launch story.
