Why this project is worth a look
A real, lived-in estate
You are not buying from renders. The streets, neighbouring houses, common facilities and resale market already exist, so traffic, noise, maintenance quality, drainage and the general feel of the community can be inspected before committing. That visibility is valuable, but it also makes the condition of the individual house more important than the project name alone.
A broad family mix
Documented house plans run from roughly 155–171 sqm three-bedroom homes to four- and five-bedroom options around 175–220 sqm, plus larger three-bedroom layouts. The variety gives families room to choose by lifestyle rather than by one standard template, while older and newer series need to be compared carefully for bathrooms, staff-room provision, parking and plot size.
Road-first connectivity
The estate sits in the eastern Bangkok road network rather than in a central rail corridor. Kanchanaphisek gives it practical links toward Bang Na, Suvarnabhumi, Lat Krabang, Srinakarin and Rama 9. That is a meaningful advantage for a driving household and a clear limitation for someone who wants most daily trips to start on foot or by train.
Visible price discovery
There is enough live stock to compare developer marketing with resale asking prices instead of relying on one brochure number. A THB 6.59M resale was posted on 19 August 2026 and other recent asks sit above it, giving buyers a useful starting frame while still leaving room for large house-to-house differences in land, renovation and storage location.
Due diligence is concrete
The main risks are identifiable rather than abstract: an older physical asset, mixed generations of house plans, conflicting portal data and a land-ownership question for foreign buyers. A careful inspection, title review and contract review can address those issues directly; none of them should be replaced by a generic promise of appreciation or rental return.
About the project
Lalin Green Ville The Executive Onnut-Suvannabhumi is a mature detached-house estate in Dok Mai, Prawet, on Bangkok’s eastern side. The first job for a buyer is to separate the project from the similarly named development next door. Lalin Property’s own annual report records Baan Lalin The Young Executive as a 166-unit project and Lalin Greenville The Executive as a separate 216-unit detached-house project. Older on-site coverage also shows the two entrances next to each other. That matters because several portal profiles use the broader name Lalin Green Ville Prawet and report 425 homes, a figure that does not match the developer’s project-level record. For this dossier, 216 homes is the official baseline for The Executive. The estate is not a recent launch: Lalin places the original opening in 2006, and it has had a functioning resale market for years. At the same time, the current developer page is still promoting a “new zone” under the same project name. In practice, a buyer may therefore see old-owner resales and developer-marketed houses sharing one address but not necessarily the same house design, age or commercial terms.
The location makes most sense when viewed as a road-connected suburban base rather than a rail-first inner-Bangkok address. The project is identified around Soi Kanchanaphisek 38, off Kanchanaphisek Road / the Eastern Outer Ring Road in Dok Mai. Lalin’s embedded project map resolves to 13.7022052, 100.698949. The developer highlights links toward Bangna-Trat, On Nut / Sukhumvit 77, Udom Suk / Sukhumvit 103, Chaloem Phrakiat R.9, Lat Krabang, Srinakarin, Motorway-Rama 9 and Phatthanakan. That network is useful for households whose routines include eastern Bangkok, Suvarnabhumi Airport, the Bang Na retail zone or schools in the wider Prawet–Bang Na area. Mega Bangna, Seacon Square, Paradise Park, Suan Luang Rama IX Park and Ramkhamhaeng University 2 are among the destinations repeatedly listed around the project. None of this turns the estate into a walkable central-Bangkok location. If commuting by public transport is a major part of the decision, the sensible test is the actual door-to-door trip from the specific house at the times you would normally travel.

The housing stock is much broader than a single current brochure suggests. A 2013 project review documented 12 house designs spanning roughly 152–221 sqm, with three to five bedrooms and one or two parking spaces depending on the model. Secondary project databases preserve several of those named plans: 171 sqm three-bedroom layouts, 181–183 sqm versions, a larger four-bedroom plan around 190 sqm and a five-bedroom model around 220 sqm. Lalin’s current project page shows a different, shorter set for the new zone: 155 sqm with three bedrooms and two bathrooms, 175 sqm with four bedrooms and two bathrooms, and 180 sqm with four bedrooms and three bathrooms, each with two parking spaces. That variation is useful if you want a family house without being locked into one floor plan, but it also makes comparison work more important. A resale advertised under the project name may have been extended, renovated or re-measured over time. Before treating a listed area as equivalent to an original plan, check the title documents, approved drawings where available, the plot dimensions and what has physically been added to the house.
Shared facilities are conventional for a gated family estate: clubhouse, swimming pool, gym, central green space, CCTV and 24-hour security are all shown by Lalin and repeated across independent project records. For a project of this age, the buyer question is less about whether a facility once existed and more about how it is operating now. A useful viewing should include the common areas, internal roads, drainage, security gate and landscaping rather than ending at the front door of the house. We did not find a reliable current official common-area fee, so no maintenance-charge figure is published here. Home.co.th and ZmyHome both give a project area of 33 rai 3 ngan 45 sq wah, while the current Lalin page does not state the estate area. The site is therefore substantial enough to have different micro-locations inside it, and a quieter internal street, corner plot or proximity to the entrance can materially change the living experience even when two houses share the same project name.
Pricing needs the same unit-level discipline. Lalin’s current page displays a THB 6–9M range and a THB 6.09M promotional line, but the campaign-date fields visible on the page are blank. Rather than present that as a time-stamped offer, this dossier uses a current resale as the dated lower anchor: THB 6.59M for a four-bedroom, two-bathroom house on a 55-sq-wah plot with 150 sqm of stated floor area, posted on DDproperty on 19 August 2026. Other recent project listings were around THB 6.9M, THB 7.5M and higher. Those asking prices are not interchangeable because plot size, refurbishment, extensions and position within the estate vary. Foreign buyers also need a different legal review from a condominium purchase. A house and its land cannot simply be assumed to be foreign freehold. Thai government guidance sets tight limits on foreign land ownership and describes registered long-term leasing as one possible route, with an immovable-property lease generally capped at 30 years per term. We have not reviewed a Chanote title deed, building-ownership evidence or a seller-specific lease for any current house in this estate, so the ownership structure must be established from the selected property’s documents before money is committed.

Lalin’s current page shows a 155 sqm layout with three bedrooms, two bathrooms, a separate kitchen, living and dining areas, a balcony and two parking spaces. It is one of the smaller designs currently displayed by the developer.
The 175 sqm current design adds a fourth bedroom while keeping two bathrooms and two parking spaces. It suits a household that prioritises an extra bedroom over a larger bathroom count.
At 180 sqm, this plan has four bedrooms, three bathrooms and two parking spaces. The extra bathroom makes it more practical for a larger household or a family using one bedroom as a study or guest room.

Two legacy three-bedroom designs are documented at about 181 sqm, with three bathrooms and two parking spaces. The older review also notes a separate kitchen, under-stair storage and a larger primary-bedroom suite.
The 183 sqm legacy plans were described with three bedrooms plus a staff room with its own bathroom, a separate kitchen and two parking spaces. On a resale, the survival and condition of those original spaces should be checked physically.
ZmyHome records the Pyrite as a roughly 190 sqm four-bedroom plan with three bathrooms and two parking spaces. It sits between the estate’s core three-bedroom stock and its largest family houses.
A large five-bedroom house of about 220 sqm with four bathrooms and two parking spaces. The older review also lists a staff room, making it one of the more credible multi-generation family options in the estate.

- There is no single clean completion year. ZmyHome says 2010, FazWaz/Dot Property says August 2012, while the current developer page shows ready homes and also markets a “new zone.” The project is therefore marked completed, but no single completion-year field is published.
