Current portals mix conventional resale homes with some developer-listed properties described as made to order with an approximately six-month build period. Those are different products even though they sit under the same project name: a completed resale house has condition and title history to inspect, while a made-to-order house adds construction specifications, milestones and delivery risk.
The estate sits in Huai Yai, Bang Lamung, Chon Buri. The practical mapping address used across current listings is Muban Baan Pattaya 5, Yothathikan Chon Buri 2034 Road, Huai Yai, Bang Lamung, Chon Buri 20150. FazWaz's driving directions bring access through Huai Yai Road and Huai Yai–Chak Ngeaw Road, while the developer's brochure highlights connections to Sukhumvit and the larger highway network. This is suburban Pattaya rather than a walk-out-of-the-gate beachfront setting. The trade-off is straightforward: more private land and a quieter residential environment, but daily life is much easier with a car. For long-term residents these are functional rather than purely decorative: families get a controlled estate and play space, while owners who do not want to maintain a full private gym still have basic exercise facilities inside the community.
The house range is usually presented under the Baan 105, 115+, 125+, 135, 140, 145 and 150 names, but older project descriptions and current inventory do not line up perfectly on every bedroom count and area. Baan 105 is the clearest example: a current developer-linked FazWaz listing identifies a two-bedroom, two-bathroom house with 176 sqm of indoor area, while an older project narrative assigns a different configuration to the 105 label. A live Baan 115+ listing shows three bedrooms, two bathrooms and 206 sqm. Larger plans in project profiles extend into the 300–400 sqm range, with three or four bedrooms and more bathrooms. The practical implication is that a model name should be treated as a starting reference, not as proof of the current house specification. Resale owners may have altered, extended or reconfigured homes, so the as-built layout and measured areas should control the comparison.

Made-to-order offers introduce another layer: the construction specification and payment schedule matter as much as the estate itself. A disciplined comparison should therefore use the same checklist for every candidate house—verified indoor and land area, pool and building condition, title document, foreign-buyer ownership structure, common-area fee basis, included furniture and appliances, seller identity, encumbrances, and the handover obligations written into the contract.

For a foreign buyer, the land under a house is not ordinarily available for direct personal ownership; Thai law allows foreign land ownership only in narrow statutory circumstances.
