About the project

Tropical Village 3 sits in Huai Yai on the inland side of the Pattaya market. It is a completed, car-oriented residential estate rather than a beach resort: two-storey houses, private plots, guarded access and a modest set of shared amenities are the core proposition. That distinction matters because buyers can inspect the streets, common areas and individual houses as they exist today. The market is no longer one uniform developer launch. Current stock includes remaining project inventory and owner resales, so furnishing, plot size, private improvements and asking prices vary significantly. The estate is generally recorded at 109 homes and is already operating as a completed development; December 2023 is used as the completion date in the main record.

The developer is B Home Estate, and Tropical Village 3 is separate from Tropical Village 2. The development history does contain different scope figures: an older Phase 1 description uses 76 homes, while a later description refers to 106 plots. Those figures are not enough to justify splitting the estate into a separate current project. For the whole project, 109 homes is the best-supported figure. When buying, the practical takeaway is to identify the exact plot and legal property being transferred rather than assuming every listing is documented in exactly the same way.

Early Thai material describes three bedrooms, three bathrooms and a separate multipurpose room; many resale listings now market that flexible room as a fourth bedroom. Current project inventories show Cedar around 237 sqm with three bedrooms, while Olive is commonly listed as a four-bedroom house around 237 sqm and is specifically associated with a private pool in seller material. Buyers should not infer that private pools are standard across the estate: they are not a defining feature of every Aspen or Willow house.

Pricing now behaves like a completed-estate resale market. As checked on 25 August 2026, the lower end is around THB 4.5 million for approximately 179 sqm houses, with larger Willow homes and 237 sqm formats asking materially more. That spread is not simply a developer price ladder. Land size, furniture, pool additions, condition, seller urgency and transfer terms can all change the number. The THB 4.5 million figure is therefore used as a lower market anchor rather than a promise of project-wide availability. The selected home, seller, legal title, inventory status, inclusions and final transfer costs need to be rechecked before any reservation payment.

Shared facilities are practical rather than resort-scale. The estate has a communal swimming pool, gym, clubhouse, landscaped common space, a walking or jogging track, CCTV, controlled access and 24-hour security. That package works well for buyers who mainly want their own house and garden but still prefer some managed common areas. It will feel limited to anyone expecting a serviced residence, restaurant, spa, large kids club or hotel-style concierge. The estate should be inspected as a residential village, with attention to the actual maintenance standard and the way common charges are being collected from current owners.

The address places the project around Soi Yaek Kamnan in Huai Yai, Bang Lamung, Chon Buri, with mapping evidence at approximately 12.87593, 100.96947. This is inland East Pattaya territory. The appeal is access to schools and the wider road network, not walkability to Jomtien Beach. Baan Bueng School is roughly 0.8 km away, the French international school is around 2.8 km away, and Thammasat University's Pattaya campus is about 5.8 km from the project. Marketing pages also refer to links toward Sukhumvit, Route 36 and Route 331. Real driving times to the beach, central Pattaya or shopping areas are traffic-dependent and should be tested at the hours that matter to the household.

Foreign ownership needs more care than the word 'freehold' on a listing may suggest. A house and its underlying land can be transferred under Thai ownership, but land ownership rules for a foreign individual are separate from ownership of the building. Under Thailand's general legal framework, foreign individuals ordinarily cannot register residential land directly in their own name except through narrow statutory exceptions. A foreign buyer may therefore need a lawful structure that separates the building from land rights, commonly involving a registered lease where appropriate. Nominee-shareholder arrangements should not be treated as a shortcut.
