Space over beachfront access
This is not a walk-to-the-sand purchase. Its practical advantage is the detached-house format: a single-storey home, private land, usually a pool and a quieter setting in Huai Yai. That trade can work very well for families and long-term residents who drive. It is less convincing for someone who wants restaurants, the beach and daily errands immediately outside the estate.
Resale choice is meaningful
The 2026 resale market contains homes with different plot sizes, renovations and asking prices, giving buyers genuine room to compare. A lower-priced house may need major updating, while a more expensive one may already have a renovated kitchen, pool systems and landscaped garden. The development name does not standardise those differences, so valuation should be based on the actual property rather than bedroom count alone.
Title work comes first
A landed villa purchase is legally different from buying a foreign-quota condominium. Public listings for Baan Balina 3 use inconsistent ownership labels, and some mention company-held properties. A foreign buyer should establish exactly who owns the land, what title is registered, whether the building and land interests align, and which lawful structure is proposed before paying a meaningful deposit.
Shared amenities add value
Multiple project sources refer to a clubhouse, communal pool, fitness facilities, gardens and 24-hour security. Those features make Baan Balina 3 more than a collection of isolated houses and can support comfortable long-term living. Because the estate is over a decade old, a viewing should include the current condition of those shared areas and the latest maintenance contribution rather than assuming the original specification remains unchanged.
About the project
Baan Balina 3 is an established gated housing community in Huai Yai, south of central Pattaya, built around detached homes and private-pool villas rather than condominium units. The larger project databases consistently place completion in November 2014 and identify 109 Real Estate (2555) Co., Ltd., associated with the Baan Pattaya brand, as the developer. That matters because a buyer is not underwriting a future delivery promise here. The streets, landscaping, common areas, neighbouring houses and the physical condition of each property can all be inspected today. The flip side is that a home which has been occupied for more than a decade needs a much more property-specific inspection than a newly launched villa.
The original scheme is described as a collection of single-storey detached homes with two, three and four bedrooms. The strongest recurring project-level figure is 60 units, repeated by FazWaz, PropertyScout, Dot Property and Casa Pattaya. Resale stock, however, is no longer uniform. Current listings show meaningful variation in internal area, plot size, bathroom count and renovation history even within the same bedroom category. Some houses have clearly been upgraded or reconfigured over time. Buyers should therefore treat the development as a mature neighbourhood of individual homes, not as a catalogue where every three-bedroom villa is essentially interchangeable.

Space and privacy are the core practical appeal. Active listings frequently include private pools, gardens, covered parking and plots of roughly 400 square metres or more, while the project itself is reported to provide a clubhouse, communal pool, fitness room, landscaped areas and 24-hour security. For a household planning to live in Pattaya long term, that combination can be more usable than a standalone house on an unserviced road: there is a defined residential environment and some shared infrastructure, yet each home retains its own outdoor space. The current operating condition of those shared facilities should still be checked in person because the project is mature and portal descriptions may not reflect every maintenance change.
The location is suburban Huai Yai rather than beachfront Jomtien. Project profiles place the community around two kilometres from Sukhumvit Road, and FazWaz uses Na Jomtien Beach, about 3.3 kilometres away, as the nearest major landmark. That creates a clear lifestyle trade-off. Buyers gain quieter surroundings and typically larger plots than they would expect close to the beach, but most daily routines are car-based. International schools, supermarkets, golf, Jomtien and central Pattaya are reachable by road, yet this is not the kind of address where a resident should expect to walk out of the gate and have the city at their doorstep.
Pricing has to be read at house level. As of 14 September 2026, the lower end of active resale stock is around THB 7.5 million, while other homes are marketed well into the THB 10–15 million range. Bedroom count alone does not explain that spread. Plot size, actual built area, pool condition, renovation quality, furniture, extensions and the legal holding structure can all change the value of an individual property. A project-wide price per square metre is therefore less useful than a side-by-side comparison of the homes currently available, including documented areas, title position, permitted alterations, roof and pool systems, air-conditioning, electrical work and recurring estate charges.
Ownership requires more care than a condominium purchase. A portal label such as “freehold” does not by itself tell a foreign buyer who owns the underlying land, whether the house and land are held by the same party, or what structure is being offered in the transaction. Thai land law generally restricts direct foreign ownership, with narrow statutory exceptions. Some resale listings at Baan Balina 3 also refer to company-held property. That is a signal to inspect the actual title and corporate position, not an invitation to rely on a generic company structure. Nominee arrangements should not be treated as a workaround.
Baan Balina 3 ultimately makes the most sense as a house-by-house purchase inside a known, completed community. Buyers who want a single-storey layout, private outdoor space and a quieter Huai Yai base can find a compelling combination here. The key is to resist treating the development name as a substitute for due diligence. A well-renovated villa with clean title documents, sensible running costs and a properly maintained pool may justify a premium over a cheaper house that needs structural work or comes with an unclear ownership setup.
Ownership format
Baan Balina 3 is a landed housing project, so condominium foreign-quota rules do not apply. Foreign nationals generally cannot register Thai land directly in their own name, apart from narrow statutory exceptions with separate conditions. For any selected villa, the land title, registered owner and the lawful structure for the building and land must be checked before committing.
Home types & sizes
Two-bedroom homes are part of the documented original mix. One active resale example has 160 sqm of internal area on a 428 sqm plot with a private pool. It should be treated as evidence of what exists in the estate, not as a universal specification for every two-bedroom house.
Three-bedroom homes are the most visible category in current sale and rental stock. The spread in internal and plot areas is substantial, reflecting different layouts and later alterations. Before comparing asking prices, buyers should separate building area from land area and reconcile both with the available title and building records.
Four-bedroom homes suit larger households or buyers who need flexible guest and work space. Current stock includes houses with sizeable plots, private pools and varying bathroom counts. Some properties may have been extended over time, so the stated floor area and any additions should be checked against the individual property's records.
Project profiles describe the original range as two-, three- and four-bedroom homes. A five-bedroom resale property also appears in current portals, but it is not treated as a verified original house type because it may reflect later alteration or extension.
