Why this project is worth a look

Only 11 homes

The small scale gives Phase 1 a genuinely low-density feel, but it also creates a thin internal resale market. Transactions are irregular and a few heavily modified villas can distort any project-wide average. Valuation is stronger when the target home is compared with properties of similar land size, built area and condition rather than with the project name alone.

Resales have evolved

The estate dates from 2012, and present-day inventory no longer resembles a simple two-layout launch. Several homes have been expanded or substantially renovated; one current sale explicitly describes a two-year reconstruction and additional buildings. A structural survey and a check of approved built areas are therefore more important than the historic brochure specification.

Mabprachan lifestyle

This location works best for buyers who want East Pattaya, larger plots, golf access and proximity to international schools. Daily life is generally car-based. Buyers whose priority is walking to the beach, cafés and retail will usually find Jomtien, Pratumnak or central coastal districts more convenient.

Land changes the deal

A landed villa requires a different legal review from a condominium. Current advertisements show different ownership labels for individual homes, so there is no safe project-wide assumption. The land title, registered owner, building ownership, encumbrances and lawful acquisition structure all need to be established before a material deposit is paid.

Developer record is incomplete

The wider Vineyard name has a visible history in Pattaya and appears in industry-award coverage, yet we did not find a Phase 1-specific primary record that cleanly identifies the developer entity. That is not automatically fatal for a completed resale, but it means the project-company history should be documented rather than inferred from aggregator labels.

About the project

The Vineyard Phase 1 is a small detached-villa community in Pong, on Pattaya’s eastern side near the Mabprachan Lake area. It is described across the main project databases as the first village in the wider Vineyard series. FazWaz records 11 homes and completion in May 2012, while KaiBaanThai, Lazudi and PropertyScout also support the 11-unit figure and a 2012 completion. For a buyer, the important point is that this is no longer a uniform developer inventory. Every home now on the market is an individual resale with its own renovation history, furnishings, maintenance condition and ownership structure.

The original project profile was much simpler than today’s resale stock. Repeated project descriptions list a three-bedroom type of about 390 sqm and a four-bedroom type of about 261 sqm. Current listings are far more varied, including three-, four-, five-, six- and eight-bedroom homes, with some built areas well above the original figures. A current six-bedroom FazWaz listing, for example, states 731.68 sqm and explicitly describes a two-year renovation during which additional buildings were added. That makes it unsafe to treat the present bedroom count or floor area of a resale as an original Phase 1 specification.

As of 13 September 2026, the clearest live lower asking-price anchor we found is THB 24.9 million for a four-bedroom, 500 sqm home on a 1,600 sqm plot marketed by Pattaya Prestige Properties. The same agency carries higher-priced Phase 1 stock, including a five-bedroom home at THB 29.99 million and much larger altered residences. FazWaz currently shows a higher starting point within its own live inventory. Older aggregator records still display homes around THB 13–16.5 million, but those entries do not provide sufficiently reliable freshness to use them as the current project starting price. They are better treated as historical or unverified resale traces.

This is an East Pattaya, car-oriented location rather than a beach or city-centre walkability play. The recurring address is Soi Vineyard 1, Pong, Bang Lamung, Chon Buri, and FazWaz places Mabprachan Lake roughly 2.6 km away. Local project descriptions connect the area to Route 36, Motorway 7, Siam Country Club and the international-school belt east of central Pattaya. In practical terms, the location makes most sense to buyers who value land, privacy, a private pool and access to schools, golf and the eastern road network more than direct beach access or an urban lifestyle on foot.

The most consistently reported shared facilities are security, CCTV, parking and a gym. Private swimming pools belong mainly to the individual villas and appear throughout both the original project description and current resale stock. Because the estate is more than a decade old, a serious inspection should go beyond the amenities list. Internal roads, drainage, security staffing, lighting, common-area upkeep and the current fee-collection arrangement matter more now than the original marketing brochure.

Developer attribution is the main unresolved identity issue. The exact Phase 1 profiles on FazWaz and related databases do not name a developer. Thailand-Property automatically attributes Phase 1 to 124 Privacy Condominium, but that name is not corroborated and appears inconsistent with the rest of the evidence. Historical articles about the award-winning Vineyard developments associate the wider Vineyard line with Bravothai Lifestyles Co., Ltd., and later reporting names Bravothai in connection with Phase 3, while some modern Phase 3 databases instead use Siam Development. Without a Phase 1-specific primary document, we do not promote any of these names to a verified developer field.

Ownership also needs to be handled villa by villa. These are landed houses, not condominium units. Thai government guidance states that ordinary foreign land ownership is restricted, with only narrow statutory exceptions subject to specific investment and approval requirements. Current Phase 1 resale listings use labels such as Thai ownership and company ownership, but those are listing-level structures rather than a project-wide tenure. A foreign buyer therefore needs to establish who owns the land, who owns the building, what land title applies, whether there are mortgages or other encumbrances, and whether the proposed acquisition structure is lawful for that buyer.

The best way to read Phase 1 today is as a mature, very small residential estate rather than a standardized product. Its appeal is the combination of low density, sizeable plots in a number of resales, private pools and the quieter Mabprachan side of Pattaya. The trade-off is comparability: two houses carrying the same project name may have substantially different built areas, renovation quality, legal structures and asking prices. The specific house, not the development name alone, has to drive due diligence and valuation.
