The core development was delivered in February 2025, so buyers can inspect the actual neighbourhood rather than relying on a future master plan. Internal roads, spacing, communal areas and finished homes are visible today. The condition of the specific property still matters because the market includes developer stock, resales and homes that may have different fit-out or completion status.

Large single-storey plans

The four designs range from 273 to 427 sqm. Even the entry plan is a substantial three-bedroom house. Keeping the living programme on one floor creates easy movement between bedrooms, living space, garden and pool, but it also makes the plot and external layout a major part of the purchase decision.

Meaningful unit choice

Ascent 125, 135, 140 and 150 differ in bedroom count, bathrooms and internal area, yet those labels do not tell the whole story. Plot size, orientation, pool, fit-out and seller status can move both the experience and price considerably. Buyers should compare actual plots, not just model names.

Practical shared facilities

The communal pool, gym, clubhouse, children’s area, workspace, landscaped areas and controlled security cover the essentials of a residential compound without turning it into a resort operation. The trade-off is that ongoing management should be checked carefully, especially because published maintenance-fee figures are inconsistent.

The Huai Yai trade-off

This is a car-based inland address, not a beach-walk location. That allows a much larger house and garden environment than many coastal options, but it only works if driving is acceptable for school, shopping, dining and the beach. Buyers who want a lock-up-and-leave coastal lifestyle should compare a different product type.

About the project

Ascent by Baan Pattaya is a low-density gated housing development in Huai Yai, southeast of central Pattaya. The same estate is also marketed as Baan Pattaya 7 (Ascent); the developer, location, house plans and project totals line up, so these names refer to the same residential community rather than separate phases. The core development was completed in February 2025 and contains 45 homes. That matters because Ascent can now be judged as a physical neighbourhood rather than only as a launch concept. A buyer can inspect the internal roads, common areas, spacing between houses, drainage and the actual finish of completed homes. At the same time, current listings include a mix of developer stock, owner resales and some homes or plots that may still involve construction or custom completion. “Completed project” therefore describes the estate as a whole; the delivery condition of an individual property must still be checked.

The product is deliberately different from a beach condominium or a compact weekend villa. There are four principal single-storey house designs: Ascent 125 at 273 sqm, Ascent 135 at 333 sqm, Ascent 140 at 358 sqm and Ascent 150 at 427 sqm. The range covers three- and four-bedroom homes with four or five bathrooms. Current project pages consistently show parking for two cars, while listing descriptions repeat a large living zone, dining area, Western-style kitchen and a separate Thai kitchen. These are houses designed around everyday family use. Keeping 273–427 sqm on one level makes movement between bedrooms, living space, garden and pool straightforward, but it also means the footprint is large. Plot selection therefore has a bigger effect on privacy and outdoor space than it would in a two-storey project.

Ascent is widely sold as a pool-villa community. Private pools are clearly present in active listings for the 125, 135 and 140 types, and several project profiles treat a pool as part of the standard concept. Individual listings show pools of roughly 3 × 7.5 metres or 3.5 × 9 metres, depending on the house. There is, however, a meaningful caveat: at least one listing for an unbuilt or configurable home describes a private pool as optional. Furniture and equipment also vary. Some developer listings are unfurnished, some agencies offer furniture packages, and resale homes may come fully equipped. For that reason, the useful document is not a generic brochure but the inventory and specification attached to the exact plot being purchased.

Land size is one of the most important variables inside the development. Major agency pages publish ranges from about 600 sqm to more than 900 sqm, while individual listings show examples around 649, 669, 796 sqm and above. This means two Ascent 140 houses with the same 358 sqm internal area can feel very different once garden depth, neighbour separation, pool position and maintenance burden are considered. Buyers should therefore avoid comparing only the house model. The real comparison is plot number plus land size, orientation, completion condition, pool, furniture package and total transaction price. In a project like Ascent, the land component is not a minor footnote; it is a large part of what makes one unit better or worse suited to a particular household.

The common facilities are modest compared with a large resort compound, but they are relevant to long-term living. Sources consistently identify a communal swimming pool, gym, clubhouse or shared indoor space, landscaped areas, a children’s area, workspace, controlled entrance, 24-hour security and CCTV. This is a practical set for a residential community in Huai Yai: the estate handles exercise, children’s play, basic social space and security, while most errands still happen outside by car. One item is not clean enough to publish as a firm figure: the common-area maintenance charge. Large platforms disagree on the rate and even on the unit of measurement, so the current fee should be taken from the management or sale documents for the selected plot rather than from a marketplace profile.

Huai Yai is an inland residential area rather than a walk-to-the-beach district. That trade-off is central to Ascent. Buyers gain the possibility of a large single-storey house and substantial garden without paying for a prime coastal land position, but daily life is car-oriented. The project map resolves to approximately 12.8518418, 100.9659162. Ban Chak Ngaeo Antique Chinese Market is quoted at about 1.9 km, and Huai Yai Church at roughly 2.2 km. One current project description places the sea at about 9 km. Jomtien, Ocean Marina, international schools and major road connections are accessible by road, but none of this turns Ascent into a pedestrian coastal address. Anyone considering the project should test their own school, work, shopping and evening routes at the times they actually travel.

As of 1 September 2026, the lowest open-market asking price we could verify is THB 14.02 million. That figure appears on more than one active property source, but it should not be read as a universal developer price or a promise that a specific house is still available at that amount. Current three- and four-bedroom listings move well above it, while larger homes and bigger plots can exceed THB 20 million. The sensible use of THB 14.02 million is as a lower market anchor. A complete budget also needs to account for furniture and appliance packages where applicable, utility-meter installation, ongoing plot and common-area costs, pool and garden upkeep, and transfer-related expenses. Before comparing Ascent with another development, ask for one all-in cost sheet tied to an actual plot.

Published payment terms are inconsistent. Two current sources show the same structure: a THB 200,000 reservation, 30% within 30 days, and full payment with transfer within 12 months. Another agency page publishes a smaller reservation amount, a separate contract payment and a 12–24 month instalment period. Because the estate is already completed, these schedules may relate to different developer batches, build-to-order stock or older commercial campaigns. We have therefore not treated any one payment schedule as a project-wide rule. The important questions are the date of the price list, whether the seller is the developer or an owner, the construction condition of the house, and the exact payment milestones written into the agreement for that property.

For a foreign buyer, the legal issue is the land rather than the size of the house. Thailand generally does not allow a foreign individual to own land directly in their own name. Government guidance confirms that a foreigner may own a building separately from the land and may use a registered long-term land lease; the standard registered lease term is generally up to 30 years, while any future renewal depends on the contract and later legal steps and should not be treated as perpetual ownership. Ascent listings often show Thai-name or company-held land, but that describes the current holding structure, not an automatic solution for a foreign purchaser. Before paying a reservation, the buyer should see the title document for the exact plot, identify the registered landowner, confirm the house ownership position and agree a structure that can actually be registered for that buyer.

The developer is 109 Real Estate (2555) Co., Ltd., an active Thai company registered in 2012. The Baan Pattaya brand is associated with a longer construction history and a series of residential projects in Chon Buri, including Baan Balina and earlier Baan Pattaya communities. That track record provides useful context: Ascent is not presented as the first project of an unknown one-off entity. It does not eliminate unit-level due diligence. A completed villa should still be inspected for roof and waterproofing performance, site drainage, pool equipment, water pressure, electrical systems, air-conditioning, doors and windows, built-in work and the actual appliance or furniture inventory. On a resale, the maintenance history can matter as much as the original developer specification.

The clearest way to think about Ascent is as a completed family-oriented housing estate for buyers who value space and privacy more than beachfront walkability. The four house designs offer real differentiation, yet the decisive choice is usually the individual plot. A 273 sqm home and a 427 sqm home are obviously different; less obvious is how much the final experience changes with land size, position inside the estate, pool configuration, furnishing and seller status. Starting price alone is therefore a weak way to compare the project. A serious purchase decision should bring three checks together: a technical inspection of the exact villa, a complete financial schedule for that property, and legal review of the land and building rights. When those three pieces work for the buyer’s lifestyle, Ascent becomes a straightforward proposition rather than a marketing story.

Ownership format

A foreign individual generally cannot own Thai land directly. The building may be held separately while the land can be secured through a registered long-term lease, generally up to 30 years; any renewal depends on the contract and later registration. The landowner, title document and legally registrable structure for the selected villa should be checked before reservation.
