Why this project is worth a look

Walkable Pink Line

The clearest day-to-day advantage is rail access: Pruksa states roughly 250 metres to MRT Pink Line Lat Pla Khao. That reduces dependence on traffic along Ram Inthra Road and makes the project more convincing for residents who do not want to drive every day. A buyer should still walk the route from the actual building to the station entrance, including after dark or in rain, before treating the distance as settled convenience.

Finished, not promised

The condominium was completed in 2024 and is marketed as ready to move. Buyers can judge the real road noise, outlook, corridor condition, lift waiting time, pool and work spaces instead of projecting from renderings. With small apartments, an in-person test is particularly valuable: ten minutes inside the exact layout often reveals storage and furniture constraints that a floor plan does not.

Amenities extend space

Co-working, kitchen, studio, workshop, social and fitness areas give residents places to work or spend time outside their apartment. That is a practical counterweight to a unit mix starting at 24 sqm. The catch is utilisation: shared space only adds value if it is available, maintained and comfortable at the times the resident actually needs it, which can be checked in a completed project.

Developer stock remains

Pruksa still includes Chapter One All Ramintra in direct sales and its current 2026 campaign, while the project also has an active resale market. That gives a buyer two routes into the same condominium. They should be compared unit by unit because building, floor, orientation, furnishing, seller status and transfer terms can matter more than a small difference in headline price.

Low entry headline

The current developer campaign starts at THB 1.79 million, putting a relatively low headline entry point on a completed Bangkok condominium near rail. It is not a project-wide price: Pruksa states that only participating units qualify. A foreign buyer should not commit against the headline until the exact unit, final contract total and foreign-quota eligibility are confirmed.

Chapter One All Ramintra is a completed low-rise condominium by Pruksa Real Estate on the early section of Ram Inthra Road in Anusawari, Bang Khen. The current developer page and ready-to-move brochure describe three eight-storey buildings with 624 homes ranging from 24 to 39.8 sqm. The most useful fact for a buyer is the combination of a finished building and rail access: Pruksa places MRT Pink Line Lat Pla Khao station about 250 metres from the project. That makes the scheme workable for someone who does not want every daily trip to depend on a car and who regularly moves around northern and north-eastern Bangkok. Because the condominium was completed in 2024, the buying process can focus on tangible differences between actual units — building, floor, road exposure, view, corridor traffic and the real walk to the station — instead of relying on renderings or a future construction schedule.

For an eight-storey development, this is a fairly large community. Three buildings and 624 units mean it should not be approached as an intimate boutique condominium. The upside is a comparatively broad amenity programme; the trade-off is that a buyer should pay attention to how residents are distributed through lifts, entrances and shared facilities at busy times. Pruksa states seven lifts: two serving each residential building plus one common-area lift. Parking is stated at 43%, including tandem spaces. That number matters if a car is part of the daily routine. There are fewer parking spaces than homes, so the actual parking allocation, visitor policy and evening occupancy are more relevant than a generic claim that parking is provided. A resident who can use the Pink Line for a meaningful share of journeys may find the ratio acceptable; a household with two cars should test the situation in person before committing.

The amenity mix makes more sense when read alongside the compact apartment sizes. Current project material lists co-working and social spaces, a shared lifestyle kitchen, a live studio, workshop and entertainment areas, active and functional training rooms, a jogging track, gardens and a rooftop-style pool environment. For a 24 or 26.9 sqm apartment, those shared rooms can meaningfully extend how the property is used: a resident can work, exercise or meet friends without forcing every activity into the living room. Yet facilities have value only when they are usable. A completed project offers a rare advantage here: the buyer can visit at a weekday evening and again on a weekend, see how busy the work areas and pool become, and judge maintenance standards directly. That is more informative than counting icons in a brochure.

The current ready-to-move brochure shows a deliberately compact unit mix. The core choices are 24.0 sqm and 26.9 sqm one-bedroom layouts, a larger 32.26 sqm one-bedroom called Extra Space, and a 39.8 sqm two-bedroom Family Extended plan. The brochure marks the two larger layouts as limited in number, so they should not be treated as permanently available stock. The smallest plans are best understood as efficient city homes for one person or a couple who values transport and common facilities more than internal area. At 32.26 sqm there is more room for storage and a proper work setup. The 39.8 sqm two-bedroom adds a separate second room but remains compact for family living; anyone planning for a child, frequent guests or long-term work from home should test the furniture plan carefully rather than assuming that two bedrooms automatically means generous space.

As of 28 August 2026, Pruksa is still selling directly in the project and includes Chapter One All Ramintra in its D-DAY SUPER SALE campaign. The campaign page advertises a starting point of THB 1.79 million through 30 September 2026, while explicitly stating that only participating units qualify and that benefits vary by project and unit. The THB 1.79 million figure is therefore a useful lower anchor, not a blanket price for every available apartment. A serious comparison should be made at unit level: exact unit number, building, floor, area, furniture package, final contract price, transfer timing and any conditions attached to the promotion. The completed condominium also has an established resale and rental market on major portals. That gives buyers alternatives between remaining developer-held inventory and privately owned homes, but those routes should be compared as different transactions rather than blended into one price list.

Foreign buyers gain the practical advantage of inspecting a completed property, but the legal checks remain unit-specific. Thai condominium rules allow foreign freehold ownership only within the statutory foreign quota, capped at 49% of the aggregate condominium area. Public project pages do not show live foreign-quota availability for Chapter One All Ramintra. An advertisement describing a unit as freehold, or the fact that the developer is still selling, is not a substitute for confirmation from the condominium juristic person and transfer documentation. If foreign freehold is the objective, quota confirmation should come before a non-refundable commitment. This is particularly important when a promotional campaign has a short transfer deadline: the marketing timetable should not compress title, seller-status, quota or cost checks that determine whether the chosen unit can actually be transferred in the intended ownership form.
