The 20-plot figure has stronger support than a typical portal profile: Thailand's Department of Lands has a dedicated Sirarom Pa Khlok land-allocation record showing 20 plots and a total project area of 1-3-18.6 rai. That matters because it confirms that this is a formally recorded subdivision rather than merely a marketing name attached to a collection of listings. Individual resale homes are sometimes shown as completed in January or December 2023. Those house-level dates do not necessarily invalidate the project-level July date, but they do mean a buyer should verify the completion and registration history of the selected property rather than assume every unit was delivered on the same day.

The project is modest in scale and facilities. With only 20 plots, it is not a large resort compound and it does not present itself as a managed villa destination with a clubhouse, restaurant, gym and a long amenity list. The recurring project facilities are simpler: 24-hour security and car parking. For a permanent resident, that can be perfectly adequate because most of the value is contained in the individual home, land parcel and day-to-day location rather than in shared leisure facilities. For a buyer who expects a full resort environment inside the gate, however, the comparison should be made against a different class of product. Baan Sirarom is better understood as a compact residential estate where the quality of the chosen home matters far more than the depth of communal amenities.

The housing stock is also less standardised than the generic 'house and villa' label suggests. Current and historical listings include one-storey two-bedroom homes of roughly 84–85 sqm on plots around 21 sq.wah, three-bedroom properties around 100–120 sqm, and larger three-bedroom rental homes of about 160–161 sqm. Some listings classify units as townhouses, others as detached houses or twin houses. That makes it risky to invent a single original model schedule for the estate. A serious comparison needs to start with the exact property type, number of floors, registered building area, plot size and any later extensions. Two homes under the same project name may be quite different in practical use even when their bedroom count looks identical.

The resale market gives a clearer buying anchor than any original launch material. As of 16 September 2026, current project pages show asking prices from about THB 3.2M for an 84 sqm two-bedroom home up to roughly THB 4.55M for a 120 sqm three-bedroom property. Older pages still show a THB 2.99M two-bedroom townhouse and a THB 3.59M three-bedroom corner home, but those should be treated as historical context because they may no longer be live stock. The price level is materially below many new villa launches in Phuket, which can make the estate attractive to buyers who want a completed home without entering the luxury segment. The lower headline price, however, should not distract from total cost. Renovation, furniture, building systems and the legal structure of the land can change the real entry budget more than a small difference between two asking prices.

There is also a visible long-term rental market. Current September 2026 project pages show several three-bedroom homes at approximately THB 35,000–80,000 per month. The main cluster is around THB 35,000–40,000 for homes of roughly 120 sqm, while larger or better-equipped properties are offered higher; a separate 161 sqm listing was marketed at THB 65,000 per month. These figures demonstrate market activity, not guaranteed yield. Actual net performance depends on the individual home, furniture, lease length, vacancy, maintenance, agency fees and repair costs. Automated portal yield calculations are especially easy to misuse when the rental examples differ in size and condition. An investor should ask for the selected property's real tenancy history and recurring expenses before turning advertised rent into an investment case.

The estate is in Pa Khlok, Thalang, on Phuket's eastern side. Project pages repeatedly reference Yamu Pier as the nearest landmark, at roughly 2.9–3.8 km depending on the source and routing method. The project map resolves to approximately 8.000908, 98.3889624. This is not a west-coast beach location and it is not a neighbourhood designed around walking to tourist restaurants and nightlife. A car is the natural way to use the area. The proposition is therefore more residential: a house, parking, local roads and access to the wider Thalang and east-coast network. One major portal places Phuket International Airport at about 24 km and roughly 27 minutes by car under its routing assumptions. Real travel time varies materially with traffic, so that number is a location reference rather than a commuting promise.

Project identity requires a little more care than usual. The Department of Lands record for the first Sirarom Pa Khlok subdivision names Veneto Property Co., Ltd. as the land allocator, with the application dated 21 November 2022. Major project portals, however, leave the developer field blank. It would therefore be inaccurate to present Veneto Property as a fully verified developer in the ordinary marketing sense: the government source establishes its land-allocation role, but we did not find a separate primary source identifying it as the developer or builder. There is also a distinct official record for Sirarom Pa Khlok II, covering 17 plots and naming a different land allocator. That second record is dated September 2023 and should not be folded into the 20-plot first phase. This dossier covers only the original Sirarom Pa Khlok record.

For a foreign buyer, the transaction structure matters more than the project label. These are landed homes, so the condominium foreign-quota framework does not apply. Thai government guidance makes the general restriction clear: foreign nationals do not ordinarily acquire land directly in their own names, apart from narrow statutory exceptions subject to strict conditions. A registered lease is a common lawful route for land use, but the lease term, renewal wording and lessor still need to be examined. Property portals sometimes present company ownership as another option, but that is not a blanket recommendation. A nominee structure or a company created merely to circumvent land restrictions can create serious legal problems. The title deed, registered land owner, building ownership, encumbrances and any existing lease should all be checked for the selected home.

A resale inspection here is best divided into three layers. First comes physical condition: roof, moisture, drainage, electrical systems, water systems, air conditioning, kitchen, parking and any later extensions. Second comes documentary condition: plot boundaries, title, registered owner, building rights, mortgages or other encumbrances, and whether the physical house still matches the records. Third comes post-transfer cost. A home that looks inexpensive may need furniture, repairs or changes before it suits the buyer or the rental market. The project is still relatively young, but listings already show renovated or extended kitchens and different fit-out levels. That makes house-specific inspection more useful than relying on a generic project average.

The practical case for Baan Sirarom Pa Khlok is therefore straightforward. It offers a small completed estate, documented 20-plot subdivision, active resale stock and a relatively accessible two- to three-bedroom price range. Its limitations are equally clear: communal facilities are basic, the developer is not independently verified, public sources do not provide a precise street address, and foreign buyers need a carefully structured solution for the land. It can work well for a buyer who values an everyday residential home in Pa Khlok and is prepared to verify one specific property thoroughly. It is a weaker fit for someone looking for a beach-oriented resort villa, a fully managed investment product or a purchase where the project brand itself is expected to carry most of the due-diligence burden.

Ownership format

These are landed homes rather than condominium units. As a general rule, a foreign buyer cannot register the land directly in his or her own name except under narrow statutory exceptions. The building interest and the right to use the land therefore need to be checked separately for the selected home; a registered land lease is generally limited to 30 years, while any later renewal depends on the contract and subsequent registration.
