Why this project is worth a look
Built for everyday living
The original product was a two-storey family house rather than a resort apartment: three bedrooms, private plot space and on-site parking in both detached and semi-detached formats. That can work well for long-term living, but resale condition now varies far more than the original brochure suggests.
Central-island convenience
Kathu trades beachfront access for practical connectivity. The estate sits within easy driving territory for Phuket Town, major retail, schools, hospitals and the west-coast road network, which is often more useful to full-time residents than a tourist address.
Inspectable, not speculative
A buyer can inspect the actual street, common pool, security setup and target house before committing. The flip side of a mature estate is maintenance risk: roof condition, drainage, damp, electrical work, extensions and pool installations deserve more attention than developer marketing.
Wide resale spread
Standard houses appear in the mid-THB 4M range while heavily renovated private-pool stock can approach THB 10M. The estate name alone therefore says little about fair value; comparable plot size, registered floor area, condition and documentation are what make two prices meaningfully comparable.
About the project
Phanason Private Home (Kathu) is an established residential estate in Kathu, in central Phuket rather than on the island’s beach resort strip. It is a mature community, not an off-plan villa launch. The recurring project record is unusually consistent on the broad scale: roughly 30 rai of land, 190 two-storey homes and a product mix of detached and semi-detached houses. Most project databases place completion in 2014, commonly December 2014. PropertyHub lists 2015, but the wider evidence base supports 2014 more strongly, so 2014 is used as the main completion year with the discrepancy retained in the notes.
Its location is better understood as an everyday Phuket base than as a holiday-home address. The estate is on Wichitsongkram Road in Kathu, between Phuket Town and the west-coast routes. Central Phuket, the university area, hospitals, schools and large-format retail are part of the practical catchment, while Red Mountain and Loch Palm golf courses are repeatedly used as local reference points. That geography can make sense for residents who drive, work on the island or have school-age children. It is less compelling for a buyer whose first requirement is to walk to the beach, nightlife or a dense tourist district without using a car.

Historical material helps separate the original product from what appears on resale portals today. A 2013 Phanason advertisement in the Phuket Gazette promoted two house types: Phanarak at about 155 sqm and Phanasub at about 195 sqm. Current Home.co.th material identifies two corresponding three-bedroom, three-bathroom formats with two parking spaces, on plots of around 36 and 50 square wah. BaanFinder also reports a 155–195 sqm range for the project. Those numbers are valuable as a baseline, but they should not be assumed to describe every resale house after more than a decade of occupation and alterations.
Current listings make that point very clearly. Houses are advertised with three or four bedrooms and with floor-area figures ranging from roughly 117–155 sqm to 200–250 sqm and, in some cases, 350 sqm. Some owners have extended kitchens, enclosed outdoor areas, remodelled interiors or added private pools; some portals also label land area and building area inconsistently. A buyer should therefore treat the portal number as a lead rather than a measurement certificate. The practical due-diligence question is whether the physical house, land title, registered building footprint and any later extensions tell the same story.
The reliably evidenced common facilities are straightforward: communal swimming pool, security, landscaped common areas and a clubhouse or fitness component. Older project material promoted a substantial clubhouse and pool, while FazWaz and related databases continue to mention a gym and garden. Some portals attach much longer amenity lists including sauna, shuttle, EV charging and retail, but those items are not consistently supported across independent sources and are omitted here. In an older completed estate, a site visit is more useful than a historic brochure: check whether the pool and clubhouse are actually operating, how access control works, what common charges are currently collected and how well the shared areas are maintained.
The resale market is broad enough to show two very different versions of the same estate. A live Nicnice catalogue checked on 16 September 2026 shows a Phanason Private Home Kathu house at THB 4.49M. A PropertyHub listing was offered at THB 4.59M, and a PropertyScout listing sat around THB 4.6M. At the other end, FazWaz has a extensively renovated three-bedroom house with a private pool at THB 9.99M. Hipflat’s published transaction history includes several sales from 2024 through early 2026 between roughly THB 3.9M and THB 5.19M. These numbers should not be collapsed into one 'project price': plot size, renovation quality, pool additions, registered improvements, furnishing and condition can materially change the value.
Foreign buyers need to approach ownership differently from a condominium purchase. Marketplace labels such as 'freehold' can be misleading when read without context because this is a landed housing estate. Thailand generally does not allow a foreign individual to own land directly, apart from a narrow statutory residential exception involving at least THB 40M of qualifying investment, a one-rai cap and ministerial approval. The land title, landowner, building ownership and proposed legal structure must therefore be reviewed for the specific house. A long lease of the land with separately documented building rights may be workable in some cases, but it is not the same as owning the land and should be assessed through the actual contract and Land Office registrations.
The developer record has one unresolved corporate-name issue. The Phanason brand is well established by contemporaneous advertising and multiple market databases. BaanFinder and Thailand-Property attribute the project to Phanason Co., Ltd., while Homenayoo’s historical project record names Phanason Mankong Co., Ltd. Rather than force those records into a single legal identity, the registry uses the confirmed brand name and flags the corporate entity as unresolved. For a 2014 estate trading on the secondary market, the seller’s title and the house documents are usually more immediately relevant to the purchase than the old developer entity, but the distinction still matters for a clean project database.
Ownership format
Phanason Private Home (Kathu) consists of houses on individual land plots, so a foreign buyer has to separate ownership of the building from rights over the land. As a general rule, a foreign individual cannot directly own Thai land. Thai law contains a narrow residential exception requiring at least THB 40M of qualifying investment, no more than one rai and approval from the Minister of Interior. For any house here, the land title, registered owner, building ownership and legally workable acquisition structure therefore need to be checked separately. A long land lease with separately documented building rights may be possible depending on the documents, but nominee-company structures should not be treated as a substitute for lawful ownership.
Home types & sizes
The smaller original format. Current Home.co.th material shows a plot of about 36 square wah and two parking spaces. A resale house may no longer match the original specification after extensions or remodelling, so registered area should be checked against the actual property.
The larger of the two original house types and marketed as a detached home. Home.co.th shows a plot of about 50 square wah with two parking spaces. Resale listings now include different floor areas and even four-bedroom configurations, so the historic type should not be assumed to describe every house.
Historical material indicates original house types of roughly 155 and 195 sqm. Current resale listings show a much wider range of areas and bedroom counts, reflecting both real alterations and inconsistent measurement conventions. For a target house, rely on the land title, registered building, approved changes and physical layout rather than the portal floor-area field alone.
