Why this project is worth a look
Only two villas
The tiny unit count is a genuine differentiator. It creates a much lower-density setting than a typical estate, but it also concentrates maintenance and shared-service questions among very few owners.
Private pool living
The pool belongs to the individual villa rather than a communal leisure zone. That gives owners direct control over use and privacy, while also making pool upkeep and related running costs their own responsibility.
Lower entry point
Current asking prices sit below many larger Cape Yamu villa schemes, but the comparison is only meaningful after matching furniture, area definitions, handover condition and ownership structure.
One project, two names
Vela Villas Cape Yamu and Veronica Cape Vista Yamu appear to be the same development under current and legacy naming. Treating them as one identity avoids duplicate research and helps connect older documentation to the present offer.
About the project
Vela Villas Cape Yamu is a two-villa private pool development in Pa Khlok on Phuket’s east side. Older portal pages call the same scheme Veronica Cape Vista Yamu. The names point to one identity rather than two separate projects: they share the same developer attribution, address, unit count and descriptive material. A buyer may still encounter the legacy name in old listings or paperwork, so it should be treated as an alias during due diligence rather than as a different phase.
The scale is the defining feature. With only two villas, this is closer to a micro-development than a conventional gated estate. That can appeal to buyers who want less density and fewer shared spaces, but it also means the project should not be evaluated on the assumption that there is a full clubhouse or broad communal amenity package. The consistent features are private pools and private outdoor space, while project portals also mention CCTV. Any maintenance or security arrangement deserves a specific contractual check because there are so few owners sharing the common obligations.

The underlying product is consistently described as a two-storey, three-bedroom pool villa, yet the published measurements are not perfectly aligned. East Real Estate markets 275 sqm with four bathrooms. Newer portal listings show five bathrooms and, in at least one current unit, split the area into about 200 sqm indoors plus 75 sqm of outdoor built space. That difference is material for anyone comparing price per square metre or planning furniture. The safer interpretation is that 275 sqm is a marketed overall figure until the current floor plan and area schedule are supplied.
Pricing is similarly fragmented rather than fixed. A lower listing anchor of THB 13.5M was still visible when checked on 16 September 2026, while other live offers were around THB 14.5–14.9M. One newer listing separates an unfurnished price of THB 14.9M from a furnished package at THB 16.9M. That makes the headline price useful only as a starting point; the meaningful comparison is the exact villa, furniture package, handover condition and legal structure included in the quoted amount.
The largest unresolved issue is completion status. Some agencies market the project as finished and ready, while FazWaz, Hipflat and related portal pages still show an October 2026 completion target, and another listing uses November 2026. As of the research date those dates are still in the future. For that reason the registry status is kept conservative as under construction. A buyer should ask for current site evidence, the actual handover position and the relevant completion or building documentation rather than relying on a portal label.
Ownership format
A foreign buyer needs to separate ownership of the villa structure from rights to the land. Foreign nationals generally cannot hold Thai land directly in their own name, so the transaction commonly relies on a registered long-term land lease with separate building rights or another lawful structure. Listings for this project advertise both freehold and leasehold options, but the exact structure and land document for the selected villa must be verified before reservation.
Home types & sizes
Two-storey villa with a private pool. A newer listing breaks the figure into roughly 200 sqm indoors plus 75 sqm of outdoor built space; the published bathroom count is inconsistent across sources.
Area and bathroom figures need to be checked against the latest floor plan. East Real Estate shows 275 sqm and four bathrooms, while newer FazWaz-network listings show five bathrooms and use different definitions for indoor versus total space. The figures have not been averaged. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 13.5M on an East Real Estate offer checked on 16 September 2026. This is a lower market anchor rather than a guaranteed developer price: other live listings sit around THB 14.5–14.9M, so the selected villa, specification, availability and final terms need to be reconfirmed.
- Expected completion: 2026-10
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Buyers who prefer a micro-development with very low density and a private pool rather than a large shared estate.; Owner-occupiers or long-stay buyers who value privacy more than a broad clubhouse and communal amenity package.; Buyers comfortable carrying out villa-specific checks on land rights, building ownership, completion status and included specification.; may not suit: Buyers who specifically want a large estate with extensive communal facilities and a substantial resident community.; Foreign buyers expecting to register Thai land directly in their own personal name without a separate lawful structure.; Anyone planning to rely on a portal listing without reconciling area, furniture, handover status and the land document..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion status conflicts across sources: East Real Estate markets the development as completed and ready, while FazWaz, Hipflat and related portals show October 2026, with some unit listings using November 2026.
- Published area and bathroom counts do not fully match: sources show either 275 sqm with four bathrooms or about 200 sqm indoors plus 75 sqm outdoors with five bathrooms. The current villa plan is required.
- The developer’s legal entity has not been confirmed from a primary registry source. Portals consistently use the brand Veronica Villa Phuket, while some agencies name Veronica Villa Co., Ltd.; the contracting company should be verified before signing.
