Title review comes first
Historical project disclosure identifies Chanote title deeds used for the development land, but that does not prove the current title position of a resale house. Foreign buyers need an especially careful review because land ownership is restricted under Thai law. The selected property's land title, building rights, seller authority and any lease or other lawful structure should be verified before treating the asking price as comparable with another house.

The registry uses 103 because it is repeated across several profiles, but the discrepancy remains open rather than being averaged away. Completion timing is similarly messy: published dates include 2017, December 2017 and 2018, while an older project disclosure expected completion in May 2018. For a buyer, the practical point is that this is a mature, occupied estate. The exact construction and registration history of the selected house still belongs in the document check.
Shared facilities are modest and residential in character. Project descriptions consistently mention a public garden, security, CCTV, controlled access and parking. There is no strong evidence of a large resort-style clubhouse, communal pool or hotel-type operation. That can be a positive for an owner who wants a straightforward house rather than paying for amenities they will rarely use, but it also means the quality of the estate depends heavily on routine maintenance and the effectiveness of current management. Historical project pages are not enough to establish today's common-area charges or service standards, so a buyer should ask for the current fee schedule, recent payment evidence and any rules that apply to renovations, pets, parking or extensions.
The address suits a car-based lifestyle on the east and north-east side of Phuket. The project sits in Pa Khlok near the 4027 corridor rather than in the island's main west-coast resort belt. Published mapping places the Heroines Monument at roughly 4 km by road and Phuket International Airport at about 23.6 km; Cape Yamu is closer, but the estate itself is inland and should not be treated as a beach-access property. This positioning can work well for households whose regular routes are Thalang, Ko Kaeo, Phuket Town or the marinas and residential areas on the eastern side. It is a weaker fit for someone whose daily routine depends on walking to a tourist beach or nightlife district.
Resale pricing varies materially because individual houses differ. Fresh listings in early September 2026 show three-bedroom single-storey homes around THB 4.19M on plots of roughly 51–56 sq wah, while other current offers sit higher, including around THB 5.49M. Earlier 2026 listings were lower. Those numbers should not be blended into an artificial average. Condition, land size, renovation quality, furniture, extensions, position inside the estate and the document package can justify very different asking prices. For the registry we therefore use THB 4.19M as a fresh public resale anchor, not as a promise that a suitable house remains available at that price.
A mature estate also has a different due-diligence profile from a new launch. Years of occupation may mean ownership changes, extensions, enclosed terraces, relocated kitchens or upgraded utilities. The appearance of a neighbouring house does not prove the condition of the property being sold, and two plots of the same size may contain very different building footprints. Comparing resale options is easier when they are put on the same basis: land boundaries should match the title, the current building configuration should be understood, visible alterations should be checked against the available documentation, current common charges should be confirmed, and the sale should clearly state what fixtures and furniture remain. In this type of market, those details often explain price differences better than the project name.
