A genuine marina setting

Marina Living is integrated with Ao Po Grand Marina rather than merely using a waterfront label. For yacht owners and regular boat users, that can simplify daily life because marina operations, services and access to Phang Nga Bay are part of the same environment. If boating is irrelevant to the buyer, the location deserves a more critical comparison with Phuket’s beach and town districts.

Space is the product

The published unit mix is large by contemporary Phuket condo standards. One-bedroom homes start around the low-80-sqm mark and two-bedroom units around 110 sqm. That can make the project more comfortable for long stays, but it also means service charges and total purchase prices rise quickly with floor area.

The building already exists

A 2016 completion date changes the due-diligence task. There is no construction delivery risk to assess, but buyers should look closely at current maintenance, reserve funds, common-area condition, major repair history, juristic-person management and any outstanding fees attached to the unit.

There is active resale stock

Studios and one-, two- and three-bedroom homes are visible on major portals in 2026. The range is useful, but it also creates misleading headline averages because a 38 sqm studio and a 268 sqm marina-view residence are fundamentally different products. Compare unit against unit, not against the project’s broad asking-price range.

Foreign ownership can be direct

As a registered condominium, Marina Living can offer foreign freehold where the specific unit sits within the 49% foreign quota. Portal labels are a useful lead, not final legal evidence. The juristic person’s quota confirmation and the transfer paperwork are what matter for the actual purchase.

Marina Living Phuket is a completed low-rise condominium within the Ao Po Grand Marina environment on Phuket’s quieter east coast in Pa Khlok, Thalang. This is not an off-plan launch. The development was completed in July 2016, so a buyer today is primarily looking at individual resale units and can judge the actual building, views, fit-out, furniture, maintenance and legal paperwork rather than relying on construction promises. Ao Po Grand Marina’s own website identifies Marina Living as the residential component that followed the marina and its facilities, which anchors the project’s identity to the wider marina development.

The location is the defining feature. Marina Living is built around marina access and Phang Nga Bay rather than Phuket’s west-coast beach scene. That can be highly practical for a yacht owner, a boating household or a buyer who deliberately wants a quieter base away from dense resort traffic. It is much less compelling for someone whose daily routine depends on walking to beach clubs, large supermarkets, nightlife or a busy restaurant strip. A car is part of the lifestyle here; the project should be evaluated as a marina-side home, not as a substitute for Bang Tao, Kata or Karon.

Current project summaries on FazWaz, Dot Property and PHUKET.PRO converge on four floors and 32 units. Some syndicated description text on property portals still says 46 units, and Hipflat shows yet another inconsistent count. We use 32 as the best-supported figure because it is repeated in current structured project data across several platforms, but the discrepancy should be resolved against the condominium juristic person’s records before publication or transaction-level due diligence. For a small completed building, the exact unit count matters when you assess management, common-area costs and the project’s legal records.

The unit sizes are unusually generous compared with many newer mass-market Phuket condominiums. Published project profiles give roughly 35–62 sqm for studios, 83–143 sqm for one-bedroom units, 110–176 sqm for two-bedroom units and 206–281 sqm for three-bedroom units. Live resale inventory broadly supports those ranges, including studios around 35–49 sqm, one-bedroom units at 83.27 and 142.66 sqm, a two-bedroom at 175.70 sqm and several three-bedroom residences around 205–281 sqm. Some listings, however, label much larger homes as studios, so the marketing category should not be treated as definitive; the floor plan and title documents are the better reference for a specific unit.

As checked on 17 September 2026, the lowest visible sale anchor was about THB 3.1 million for a 38 sqm studio. That is an asking price from current resale inventory, not a developer price list and not a promise that the unit will remain available. Larger units move into a very different price band: current listings include one-bedroom homes around THB 9.8 million and above, two-bedroom stock around THB 24.7 million, and three-bedroom units from roughly THB 24.1 million to well above THB 40 million. The spread reflects size, view, floor, condition, furnishing and seller terms, so headline project pricing is only a starting point.

FazWaz lists a common-area fee of THB 90 per sqm per month and a sinking-fund rate of THB 500 per sqm. Because Marina Living is a completed resale project, a buyer should confirm with the condominium juristic person which charges are currently recurring, whether the sinking-fund figure is historical or still relevant to a transfer, whether the chosen unit has any arrears, and whether special assessments have been approved. The same applies to house rules: FazWaz states that pets are not generally allowed unless the juristic office gives specific permission.

The residential facilities overlap with the broader marina environment. Property portals consistently list a communal pool, gym, parking, 24-hour security, CCTV, an on-site restaurant and a bar. Ao Po Grand Marina itself confirms restaurants, bars, fitness, a pool and yacht-related service businesses within the marina. This gives residents useful amenities on site, but it does not turn the location into a fully walkable urban district. Larger grocery runs, schools, much of Phuket’s healthcare and most west-coast leisure still involve driving.

For an overseas buyer, the fact that Marina Living is a condominium is materially different from buying a villa with land. Thai rules allow foreign nationals to register condominium freehold provided the unit is within the building’s foreign quota, capped at 49% of the total unit area. Several live Marina Living listings on FazWaz are explicitly marked Foreign Quota, which is encouraging for those specific units, but quota status is unit-specific and time-sensitive. Before paying a reservation deposit, the buyer should obtain current confirmation from the condominium juristic person and make sure the transfer documents support foreign freehold registration.
