The lowest current asking price found is THB 16.9 million for a three-bedroom villa with 413 sqm of indoor space on a 362 sqm plot. Other three-bedroom homes are marketed at approximately THB 17.4–19 million, while the four-bedroom listing is around THB 20.5 million and the five-bedroom home around THB 22.9 million. These are live marketplace asking prices, not a verified developer price list for every remaining home. A developer profile on the same marketplace shows a slightly lower headline starting figure, so the price that matters is the written offer for the exact villa being reserved.

The headline asking price should not automatically be read as the cost of a fully furnished, ready-to-occupy villa. One of the three-bedroom listings separates permanent built-in items from an optional furniture package priced at about THB 2 million. The specification may differ between homes. A proper comparison therefore needs a written schedule of finishes, kitchen equipment, sanitaryware, built-ins, pool equipment, landscaping and loose furniture. Pa Khlok offers a very different daily rhythm from Phuket’s west-coast resort areas. For a buyer whose priority is nightlife, beach clubs or a highly liquid holiday-rental address, the location needs a more careful fit test. Cape Yamu is the nearest coastal reference and the main databases consistently place the project in Pa Khlok, Thalang. There is evidence of a rental market, but the portal yield figures should be treated cautiously.
