Why this project is worth a look
A house estate first
Breeze makes more sense when judged as a 78-home residential estate, not as a generic Phuket pool-villa product. The official amenity list centres on a clubhouse, park, outdoor exercise, parking and estate infrastructure, with no project pool stated.
Three product choices
The master plan is easy to read: compact semi-detached DM, larger semi-detached DL and detached SL. That distinction has practical consequences for privacy, plot use and pricing, so buyers can compare the actual house format instead of relying on model-name marketing.
Developer trail is visible
Pattra House has a corporate history dating to 1993 and Breeze by the Wish appears in its formal project disclosure as well as on its sales site. This gives buyers a clearer entity trail, while still leaving the land documents, permits and sale contract to be checked for the chosen plot.
Live pricing exists
Launch guidance and current listings can be compared rather than treated as the same thing. The lowest recent listing found is THB 4.59M for a 149 sqm home, while other live inventory sits higher, making the exact house type and included specification essential to any price comparison.
About the project
Breeze Phuket is best understood as a new residential housing estate in Pa Khlok rather than as a resort-villa scheme. Pattra House is building 78 two-storey homes off Soi Prasert and Tha Ruea–Muang Mai Road in Thalang, on Phuket’s east side. The current master plan has three house categories: 34 medium semi-detached homes labelled DM, 32 larger semi-detached homes labelled DL and 12 larger detached houses labelled SL. Sales are active and the project is still under construction as of September 2026. The developer’s own navigation link resolves to the project under the map name Breeze by the Wish, so the location can be tied to a specific site rather than only to the wider Pa Khlok neighbourhood.
The naming deserves attention because it is unusually easy to mix this scheme with another Pattra House development. The developer’s public project list shows both Breeze Phuket and The Wish 3 Pa Khlok as separate projects. Corporate disclosure uses the name Breeze by the Wish, while some third-party listings shorten this to The Breeze or describe a house as being “by The Wish 3.” The identity check is stronger than the wording alone: Breeze consistently resolves to 78 homes with the 34 DM, 32 DL and 12 SL split. The Wish 3 has a different scale, different unit mix and a different amenity package. This dossier therefore treats Breeze Phuket and Breeze by the Wish as the same development, but does not import The Wish 3 specifications into it.

The product itself is straightforward once the labels are decoded. The developer’s current page identifies DM as the smaller semi-detached format and captions its model The Terra. A recent DDproperty listing for The Terra gives 149 sqm, three bedrooms, three bathrooms and parking for two cars. DL is the larger semi-detached format; FazWaz shows a 180 sqm, three-bedroom, three-bathroom layout. SL is the detached format, presented by the developer as The Olive, and FazWaz also lists it at 180 sqm with three bedrooms and three bathrooms. A semi-detached house gives each household its own entrance and private domestic space but shares a wall with the neighbouring home, so the privacy profile is materially different from the 12 fully detached SL houses.
One published number should not be treated as reliable: the project-level FazWaz card displays 596 sqm for DM, while current sale inventory around the same development shows 149 sqm and 180 sqm homes. The 596 sqm figure has therefore been excluded rather than forced into the unit table. There are also third-party advertisements for a 280 sqm, four-bedroom “The Breeze” house that simultaneously reference The Wish 3. Those may represent a different product line or a listing-name collision, but the available evidence does not tie them cleanly to the present 78-home Breeze master plan. The confirmed unit mix below stays with the dimensions that can be attached to this project without that identity risk.
Pricing has moved from launch guidance into live inventory. Pattra House’s corporate disclosure set initial guidance at THB 4.5M for DM, THB 5.0M for DL and THB 6.0M for SL. Those were launch anchors, not a promise of current availability. A DDproperty listing dated 24 August 2026 advertises a 149 sqm The Terra at THB 4.59M, while FazWaz’s visible inventory begins higher, around THB 5.686M. For the registry we use THB 4.59M as the lowest recent market listing we found. Buyers should still match the price to the exact plot, house type, included specification and handover condition; a project-level “from” price is not enough to compare two homes that may sit at different stages of construction or include different packages.
The shared amenities are modest and residential in character. Pattra House lists a clubhouse, common parking, an outdoor fitness area, CCTV, in-house emergency lighting, EV charging points and a two-metre perimeter fence. The project page also gives a public park area of about 212.3 square wah. A swimming pool is not on the official Breeze Phuket amenity list. That matters because The Wish 3, a separate Pattra House project in the same broader area, does list a pool and a wider recreation package. Some portal descriptions blur the two projects or apply a generic villa label, but there is not enough evidence to market Breeze as a pool-villa development. A private pool, if offered on any individual plot, would need to appear in that house’s own specification.
The construction record is clearer than the completion date. A 2026 ThaiBMA disclosure for Pattra House says construction was scheduled to start in Q1 2026 and sales to open toward the end of Q2 2026. Current property portals classify Breeze as off-plan or under construction, which is consistent with that sequence. The same corporate reporting set an expected project-closing horizon in Q4 2027, but a corporate project-close date is not the same thing as the contractual handover date for a buyer’s house. The current developer page does not publish a buyer-facing completion or transfer date, so the registry deliberately leaves expected completion blank. The date that matters should be written into the sale contract for the selected plot, together with any remedies for delay.
The site-area figures have also changed between disclosures. Pattra House’s current project page states approximately 13 rai 1 ngan 94 square wah, while an earlier ThaiBMA corporate document for Breeze by the Wish recorded 15 rai 3 ngan 2.4 square wah. The current project page is the better working reference because it accompanies the present 78-home layout, but the older figure remains a real source discrepancy and is noted rather than averaged away. For a buyer, the project’s gross land area is secondary to the legally defined plot being purchased or leased. The individual plot plan, boundary description and land title are the documents that determine what rights attach to a specific house.
Foreign-buyer ownership needs a different analysis from a Phuket condominium. Thailand generally restricts direct foreign ownership of land. The Department of Lands publishes the limited statutory routes by which a foreigner may acquire residential land, and the BOI’s One Start One Stop Investment Center explains the commonly used alternative of a registered land lease, normally capped at 30 years. Contractual renewal promises should not be read as though the later term were already registered. Breeze Phuket’s public material does not state the foreign-buyer structure, the land-title type or how ownership of the building would be separated from rights over the land. A portal badge saying “Freehold” may describe the Thai-market sale form; it is not evidence that a foreign purchaser can register the underlying land directly in their own name.
Pa Khlok is also a deliberate location choice, not a substitute label for Phuket’s west-coast resort belt. The development sits off Tha Ruea–Muang Mai Road, reached via Soi Prasert, and the product is organised around houses, parking and shared neighbourhood facilities. A buyer considering Breeze should therefore test ordinary weekly routes—work, school, groceries, medical needs and airport access—against their own routine instead of relying on a generic “Phuket villa” comparison. Someone looking for a primary or long-stay home may value the larger domestic footprint and the defined estate environment. A holiday buyer whose priorities are a private pool, resort services and walking access to a beach district may be solving a different problem entirely.
Pattra House is a traceable developer rather than an unidentified project vehicle. Its corporate history says the business was established in 1993 and converted into a public company in 2005, and Breeze by the Wish appears in current corporate disclosure with its construction programme and house counts. That improves entity transparency, but it does not replace property-level due diligence. Before reservation, a buyer should see the land title and plot plan, the contracting entity, permit position, house specification, payment schedule, transfer conditions, defect-handling process and recurring estate charges. Several of those commercial documents are not published openly for Breeze Phuket. The project is sufficiently documented to describe responsibly, but the final decision still depends on the contract package for the exact house.
