Phase 2 is not merely an agent label. ONEP records it by name and address, and Department of Lands data separately refers to The Wish 3 Paklok Phase 2. That matters because older The Wish 3 pages remain online with different specifications. The current 415-unit figures, active listings and newer house formats should be read as Phase 2 data rather than blended with the earlier stock.

Three housing formats

The official mix includes single-storey townhouses, single-storey semi-detached homes and two-storey townhouses. That gives buyers meaningful functional choices inside one community. Stairs, bathrooms, parking and plot size can change day-to-day usability more than a small difference in headline floor area.

Real shared facilities

The clubhouse, adult and children’s pools, gym, park, jogging track, play areas and security package make this more complete than a bare row-house estate. The cost side is less transparent: a reliable current common-area fee is not publicly confirmed, so ongoing charges belong in the due-diligence budget rather than being assumed away.

A residential location

Route 4027 in Pa Khlok is a car-oriented Thalang address, not a walk-to-the-beach resort setting. That can work for residents whose jobs, schools and routines are spread across northern or central Phuket. Buyers targeting short-stay beach tourism should not transfer west-coast rental assumptions to this location.

About the project

The Wish 3 Paklok is a low-rise residential community in Pa Khlok, Thalang, on Phuket. The first decision point is not the house style but the project identity. Public databases blend material from different periods under the same name. Older pages describe an earlier generation of The Wish 3, while the homes being actively marketed in 2026 belong to Phase 2. That phase has its own government trail: Thailand’s ONEP environmental database names “The Wish 3 Paklok Phase 2” at Soi Prasert, and Department of Lands records also refer to the second phase. The current 415-unit product therefore needs to be treated separately from older completed stock rather than assumed to be one continuous set of identical homes.

This is a landed housing project, not a resort condominium. Pattra House’s official project page lists three main formats: 127 single-storey townhouses, 56 single-storey semi-detached homes and 232 two-storey townhouses. That variety matters more than the headline project size. A buyer can choose a compact home without stairs, move up to a semi-detached layout with more private space, or take a two-storey townhouse with additional bedrooms and bathrooms. Current Phase 2 listings show both two- and three-bedroom homes, with published examples reaching 154.4 sqm of usable area. The useful comparison is therefore not simply price per house; it is how much internal space, land, parking and vertical circulation each format gives a household.

The site is on Soi Prasert near Route 4027 on the Pa Khlok–Mueang Mai side of Thalang. This is a practical east-north Phuket address rather than a west-coast beach location. Pattra House describes the project in relation to the Heroines Monument corridor, Thalang services, Yamu and the Bang Pae direction. For an owner-occupier, that can make sense if daily life is tied to Thalang, the north of the island or road access across Phuket. For a buyer whose entire thesis depends on walking to a tourist beach or capturing short-stay resort demand, the location needs a different assessment. The developer’s own navigation link resolves to the project entrance, which is the basis for the coordinates used in this dossier.

The common facilities are substantial for an entry-level landed community. The official project page lists a clubhouse, separate adult and children’s pools, a gym, public green space, a jogging track, a playground, an outdoor sports area and an exercise zone. Controlled access, CCTV and 24-hour security are also stated. The practical benefit is a more complete residential environment than a small row-house scheme with little shared space: children have common outdoor areas, exercise can happen within the estate and internal access is controlled. The missing piece is the recurring cost. A reliable current common-area fee has not been published in the sources reviewed, so buyers should treat the facilities as an operating expense to be confirmed, not as a free inclusion.

Pricing sits at the accessible end of new landed housing in Pa Khlok. As of 9 September 2026, the lowest visible current asking price is THB 2.39M for a two-bedroom single-storey townhouse. Another comparable single-storey unit is listed at THB 2.44M. A three-bedroom two-storey townhouse is marketed at THB 2.89M, while a one-storey semi-detached home with three bedrooms and 154.4 sqm of usable area is offered at THB 3.57M. Home.co.th shows Phase 2 from THB 2.59M in its August 2026 update, so there is no reason to assume one universal developer price. Different plots, fit-out levels, agent campaigns and stages of completion can all sit behind the advertised numbers. The relevant figure is the price attached to a specific house and contract.

Completion status is the least tidy part of the public record. FazWaz and LivePhuket present the 415-unit project as off-plan with a December 2027 completion target. Pattra House, however, currently places The Wish 3 among projects with homes ready to live in, while Home.co.th marks Phase 2 as completed. Current listings also advertise selected new homes as move-in ready. The most plausible reading is phased delivery within a larger development, but that should not be treated as a verified construction schedule. A buyer should establish the status of the exact plot: whether the house is structurally complete, what remains in the surrounding phase, when transfer can occur and which completion obligations are written into the sale documents.

Foreign ownership requires a different framework from a Phuket condominium purchase. The asset is a house tied to land, and ordinary direct foreign ownership of Thai land is not the default legal route. Thailand.go.th describes only limited statutory exceptions. Project-specific public material does not clearly state whether foreign buyers are offered a registered land lease or another lawful arrangement. That gap matters more than the brochure wording. Before paying a reservation, a non-Thai buyer needs the land-title position, the identity of the landowner, the legal right being acquired, its term, and the rules for transfer, inheritance and termination. The building and the land rights should be analysed as separate components rather than bundled under the simple label of “buying a house.”
