Why this project is worth a look
A real resale market
There is no construction promise to price in: the buyer can inspect the actual house, road access, neighbouring homes and wear after years of occupation. That makes physical due diligence more concrete than in an off-plan purchase. It also shifts attention away from old launch brochures and toward the present seller, maintenance history and title package.
One estate, very different homes
The current asking prices run from THB 4.59M to THB 22M even though all three advertised homes have three bedrooms. Building area, plot size, furnishing and private-pool features vary sharply, and condition can add another layer. A project-wide average is therefore less useful than a house-by-house comparison of land, improvements and legal rights.
Limited shared amenities
Security and CCTV are consistently documented, while a communal pool, gym or clubhouse is not. That is a better fit for buyers who want a conventional residential compound than for someone buying into a managed resort concept. Current common-area fees for phase 3 were not found in reliable public material, so the ongoing charge should be checked against the specific property.
The land structure matters
A foreign purchaser cannot treat a detached house like a condominium unit. The transaction needs a clear answer on who owns the land, what title is being transferred or leased, and how the building rights are documented. Marketing shorthand such as 'freehold' should be unpacked into the actual registered rights before money moves.
Developer history is traceable
The original project company is identified in the official environmental register, and the broader Baan Suan Yu Charoen series is independently linked to the same developer. What is less clear is the company's present status because open corporate snapshots conflict. In an established resale estate, that makes current management and documentary continuity worth checking rather than treating the developer's old name as a substitute for due diligence.
About the project
Baan Suan Yu Charoen 3 is best understood as an established resale community in Si Sunthon rather than a developer-led new launch. The Phuket environmental-project register contains an entry for the Thai project name โครงการบ้านสวนอยู่เจริญ โครงการ 3 and names บริษัท ภูเก็ตอยู่เจริญ จำกัด as the project company; open corporate data renders the legal English name as PHUKET UCHAREON COMPANY LIMITED. The environmental record is dated 9 March 2007, while the major property portals place completion in January 2014. Those dates describe different parts of the project history rather than necessarily contradicting each other.
The estate is also larger than the current online inventory makes it look. FazWaz and ZMyHome both give 164 units, and Hipflat repeats 164 in its project description. Hipflat's header, however, shows nine units — the same number as the currently advertised three sale listings plus six rentals. For the registry, 164 is the better-supported project count, while the nine-unit figure is treated as a platform inconsistency rather than silently reconciled.

Today the useful information comes from the resale market, not an original developer price list. The lowest active sale observed on 30 September 2026 was THB 4.59 million for a three-bedroom, two-bathroom detached house with 256 sqm of stated internal area. Two other listings sit much higher at THB 21.5 million for 400 sqm and THB 22 million for 500 sqm, both with three bedrooms, three bathrooms and roughly 800 sqm plots. That spread tells a buyer more than a single project average: homes within the same gate can differ materially in land, fit-out, private amenities and condition.
That gap also explains why the project should not be approached like a new-build scheme with a standard price matrix. The lowest-priced listing is smaller and advertised unfurnished, while the two higher-priced homes have much larger stated areas and sizeable plots; one is also marketed with a private pool. A buyer therefore needs to compare the actual house rather than infer value from the estate name or bedroom count alone. Building area, land, furnishing, private amenities and the condition of the resale property can move the asking price far more than a project-wide average suggests. Three bedrooms here does not describe one repeatable product.
Common facilities appear deliberately simple. Current project profiles consistently identify 24-hour security and CCTV, but they do not establish a shared clubhouse, communal pool, gym or resort-style service layer. One premium resale home is marketed with a private pool, yet that belongs to the individual property rather than the estate as a whole. Buyers who want a residential house with controlled access may see that as sufficient; buyers expecting managed resort infrastructure should not assume it is present.
The location is in Si Sunthon, Thalang, with Hipflat giving Thep Kasattri Road, Phuket 83110 as the address. The Thai environmental record independently confirms the Si Sunthon / Thalang geography. Current project pages place the Heroines Monument at roughly 2.9 km, Thalang Hospital at about 4.4 km and Phuket International Airport at around 18.4 km. In practical terms this is a road-oriented Thalang location: useful for daily driving across the north-central part of Phuket, but not a beachfront or walk-to-resort proposition.
Foreign-buyer due diligence is property-specific here. A detached house is not governed by the condominium foreign-quota route, and Thai land ownership by foreign individuals is generally restricted except for narrow statutory cases. A buyer therefore needs the land title, registered owner, building ownership and any lease or other lawful structure reviewed for the actual house being purchased. A portal label such as 'freehold' on a house listing is not enough on its own because land and structure can follow different legal rights.
The original developer's history is identifiable, but its present corporate status needs a fresh registry check before relying on it for any ongoing obligation. The government environmental database and ZMyHome tie the project to Phuket Uchareon, while ZMyHome also groups Baan Suan Yu Charoen phases 1, 2, 3 and 5 under the same developer. A current DataForThai search snapshot says the company was dissolved on 27 October 2025, whereas an older cached version of that page still showed it as active. For a 2014 resale estate this does not invalidate individual titles, but it does mean management, common-area responsibility and any legacy developer commitments should be verified rather than assumed.
Ownership format
Public sources do not establish one tenure structure for every house in the project. A foreign buyer needs the building and land rights checked separately: direct foreign ownership of Thai land is generally restricted, so the title deed, the landowner and any lawful lease or other transaction structure must be verified for the specific resale property.
Home types & sizes
The lowest-priced active resale found: an unfurnished detached house asking THB 4.59M. The listing does not state a plot size, so it should not be compared with the larger villas on headline price alone.
A substantially larger furnished house on a stated 800 sqm plot, marketed with a private pool. At THB 21.5M, it illustrates how much land and private amenities can widen the price range within the same estate.
Another large furnished resale on a stated 800 sqm plot, asking THB 22M. The listing markets a palm view, which is property-specific rather than a project-wide feature.
No reliable original phase-3 floor-plan catalogue was found. The cards above are a 30 Sep 2026 snapshot of the three active resale listings, not the developer's full historic unit mix. All three happen to have three bedrooms, but their size, land and fit-out differ materially and inventory can change. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- Current price: From THB 4.59M based on an active resale listing checked on 30 Sep 2026. This is a lower market anchor, not a developer price; availability, condition, included items and the final transaction terms need to be confirmed for the specific house.
- Completed: 2014-01
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A buyer looking for a completed detached home in Thalang who would rather inspect an existing property than take construction risk.; A household that values three-bedroom options, road access across northern Phuket and basic controlled security without needing resort-style shared facilities.; A buyer comfortable comparing individual houses by plot, condition and documents instead of assuming every home in the estate is interchangeable.; A long-term rental investor willing to underwrite the specific house and real market rent rather than rely on a developer yield promise.; may not suit: A foreign buyer who requires direct personal ownership of the land without a separate lawful structure or an applicable statutory exception.; Someone looking for a new-build villa resort with a uniform design language, clubhouse, communal pool, hospitality management and a developer instalment plan.; A buyer who wants a highly standardised product; the resale stock here already varies widely in size, land, furnishing and condition..
