The original product is built around two-storey homes with a private pool, terrace and parking. The most consistent early project data points to built areas of roughly 215–226 sqm on compact plots of around 149–159 sqm. Floor-plan references include three- and four-bedroom configurations, while detailed three-bedroom listings show ensuite bedrooms, a guest WC, kitchen and dining space, storage and covered parking. Buyers should read the site plan carefully: these are full private homes, but the plots are deliberately compact rather than estate-sized.

By September 2026 the public sales trail is less tidy than the original eight-villa description. Newer sales pages continue to use the Diamond Pool Villa name while showing 10 or 12 total units, additional availability and a larger four-bedroom layout of about 384.5 sqm. At the same time, FazWaz, KaiBaanThai, Plus Property and Nestopa still describe the underlying project as eight units completed in December 2023. The sensible way to handle that conflict is to keep the eight-unit completed scheme as the core project identity and verify the selected villa separately: unit number, layout, build status and whether it belongs to later stock cannot be inferred from the project name alone.

The current lower asking anchor is about THB 13.653M on a project listing tied to a price list dated 24 August 2026. That figure is shown for a three-bedroom Type A villa of 215.75 sqm. Other active market pages carry similar homes from roughly THB 14.3M and higher. Those figures should not be compared as if every villa were identical. Finished condition, furnishing, plot size, ownership structure, whether the sale is directly from the developer or a resale, and whether construction work remains can all change the commercial package materially.

Shared facilities are deliberately limited. Project databases consistently identify security and CCTV, and a managed common-area structure is in place. A fixed common fee of THB 6,500 per month and a one-off sinking-fund contribution of THB 90,000 are published for the project. They are useful budgeting references, but the actual charges attached to a selected villa should be confirmed before signing.
