Why this project is worth a look
Only 13 homes
The scale is easy to grasp before a viewing: this is a 13-villa community on roughly 7 rai, not a large estate with hundreds of houses. Owners share the development with fewer neighbours and there is less communal infrastructure to absorb. Low density does not automatically mean silence, though, so the access road, adjoining land and boundaries of the exact plot still deserve an on-site check.
Three clear layouts
Sansiri publishes three single-storey designs at 329, 353 and 401 sqm, all with three bedrooms and four bathrooms. That gives buyers a solid basis for comparison without guessing from agent descriptions. The meaningful differences are house area, land plot and position inside the scheme rather than a confusing catalogue of almost-identical unit types.
Family-oriented location
The project is inland rather than beachfront, but Sansiri’s distance table puts HeadStart and Kajonkiet at 1.5 km, Blue Tree at 2.1 km and Porto de Phuket at 2.9 km. For a driving household, that can be more useful than paying purely for a beach address. For someone who wants daily life to work on foot beside the sea, it is clearly a compromise.
Single-level living
The main living spaces are arranged on one floor and organised around the private pool and pavilion. That can make the home more comfortable for children, visiting grandparents and long-term everyday use. The trade-off is that a large single-storey pool villa carries its own maintenance burden — pool systems, garden, roof area and exterior finishes should be budgeted for at the specific-home level.
Traceable developer
Sansiri is a listed company, and The Tales Story One-Bangjo appears in its 2025 corporate asset disclosure as a 7-rai project in Thalang. That does not replace due diligence on the villa being purchased and does not establish the buyer’s title, but it makes the project identity, scale and developer side unusually easy to verify.

The Tales Story One – Bangjo is a small Sansiri development in the Bang Jo area of north-west Phuket, sitting between Si Sunthon and the everyday infrastructure of Cherng Talay. There are only 13 detached single-storey pool villas. That matters more than the luxury label: the density is genuinely low and the product is easy to understand — three bedrooms, four bathrooms, a private plot, pool, pavilion and parking for two cars. Rather than offering a long menu of bedroom counts, the project revolves around three house sizes of 329, 353 and 401 sqm. The practical choice is therefore less about how many rooms you need and more about how much internal space and land you want to maintain.
The overall site is approximately 11,200 sqm, or 7 rai. This is backed not only by the sales page but also by Sansiri’s corporate reporting: as of 31 December 2025, the 7-rai Bangjo project site was listed among Sansiri’s real-estate assets in Thalang. The official project page gives individual plot sizes of roughly 532.4–747.2 sqm. Plot size should not be treated as a fixed attribute of a house type, however. Current market listings show different land areas attached to the same 353 sqm plan. A buyer should therefore compare the actual villa number, plot shape, pool orientation and title-deed land area, not just the Chapter name.

All three official layouts are single-storey. Chapter One is 329 sqm, Chapter Two 353 sqm and Chapter Three 401 sqm. Each has three bedrooms and four bathrooms, plus a living room, main kitchen, pantry/preparation area, pavilion and two parking spaces. The one-level format is not just an architectural talking point. It can make day-to-day living easier for families with children or older relatives, and it gives a pool villa a more direct relationship between the main rooms and the outdoor area. Sansiri also highlights rooms facing the pool; the useful way to assess that claim is to review the exact plan and orientation of the villa you are considering.
Sansiri credits the architectural concept to the Edward Tuttle team and describes the language as a modern Thai resort. For a buyer, the more tangible point is the horizontal layout built around private outdoor space and water. This is not a clubhouse-heavy community where owners are paying to maintain a large gym, restaurant and resort pool. The shared facilities are relatively restrained: a children’s play area, communal garden and layered security systems. Most of the lifestyle value sits inside the private home — its pool, garden, terrace and pavilion — which is consistent with the very small number of residences.
This is primarily a driving location, not a walk-to-the-beach address. Sansiri’s own distance table places Blue Tree at about 2.1 km, Porto de Phuket at 2.9 km and Boat Avenue at 3.3 km. HeadStart International School and Kajonkiet Cherngtalay School are each listed at 1.5 km. Bang Tao Beach is 5.5 km away and Surin Beach 6.7 km. In other words, the project is inland from the coast but inside the residential catchment that feeds into the Bang Tao–Cherng Talay schools, shopping and dining scene. Sansiri also gives an indicative 30-minute drive to Phuket International Airport; actual travel time should be treated as traffic-dependent.
The current entry price is THB 45 million. As of 19 August 2026, Sansiri still publishes that starting figure, and it matches the lower end of active 329 sqm villa offers. Current market references also show THB 47.9 million for a 353 sqm home and THB 54.9 million for a 401 sqm home. These numbers are useful anchors, not a universal price sheet. Land size, orientation, furnishing and seller status vary, and a project search can mix remaining developer inventory with owner resales. Before negotiating, the buyer should identify the exact villa number and obtain a current specification and seller status for that home.
Completion is the main factual conflict in the public record. FazWaz and related portals say the project was completed in January 2026; PropertyHub gives 2025; PropertyScout uses 2026 but also retains construction-in-progress language on parts of its project profile; DDproperty shows 2027 and under-construction status. Sansiri’s own current Phuket page still categorises The Tales as a New Project and does not publish a clear handover date. Rather than selecting the date that looks most plausible, we leave the project-wide completion field unset. For a real purchase, the useful question is whether the specific villa is physically complete and transferable now, what works remain, and which document establishes its current legal and construction status.
Foreign ownership requires the same discipline. Some listings label these villas freehold, and one current 401 sqm PropertyScout listing explicitly shows Chanote. Chanote is Thailand’s strongest standard land title, but that listing does not prove identical title details for every plot, and it does not override the restrictions on foreign individuals owning Thai land directly. A non-Thai buyer should establish the legal structure before paying a substantial deposit: who owns the land, who will own the building, whether a registered lease is offered, how long the registered term is, and which renewal language is actually contractual rather than promotional.
Taken as a whole, The Tales Story One – Bangjo is a specific family-oriented proposition rather than a generic investment product: three bedrooms, unusually large internal areas, very low density, a private pool and short drives to the Bang Tao–Cherng Talay ecosystem. Its basic physical proposition is well documented. The items that still need transaction-level proof are the completion status of the selected villa, the foreign buyer’s land-and-building structure, and whether the home being offered is developer stock or a resale. Once those points are documented, it becomes much easier to compare this project fairly with other large pool villas in Thalang.

Ownership format
Listings describe individual villas as freehold, but that does not mean a foreign individual can take direct title to Thai land. Foreign buyers generally cannot own the land in their own name; the lawful structure for the selected villa needs a separate legal check and commonly involves a registered land lease of up to 30 years per term and/or ownership of the building. We do not treat nominee-company structures as a normal purchasing route.
Home types & sizes
The smallest of the three official layouts, although still a large single-storey home by Phuket standards. Sansiri lists a living room, main kitchen, preparation/pantry area, pavilion and two parking spaces. The current lower price anchor is THB 45M; the land area needs to be checked villa by villa because it is not fixed by house type.
The middle plan adds internal space while keeping the same basic programme: one floor, three bedrooms, four bathrooms, pavilion and two parking spaces. Current market cards include a THB 47.9M example, but land sizes differ materially between 353 sqm villas. Comparing two Chapter Two homes on house price alone can therefore be misleading.
The largest published plan is 401 sqm. A current PropertyScout listing shows a THB 54.9M example on a 747.2 sqm plot and marks that specific home as Chanote; this is evidence for one listing, not automatic proof of identical title details across the project. The plan, land parcel and title document should be reviewed together.
Sansiri’s detailed plans confirm three house sizes: 329, 353 and 401 sqm. The summary section of the same project page also shows an overall house-size range extending to 532.4 sqm, which does not match the three published layouts and repeats the lower bound of the official plot-size range. We therefore do not treat 532.4 sqm as a separate house type. Official plot sizes are approximately 532.4–747.2 sqm and vary by villa.
