Asking prices available in September 2026 begin around THB 4.9M, putting The Valley 2 in a very different budget bracket from many newly launched Phuket villa schemes. The trade-off is that resale homes are not interchangeable: title, condition and renovation quality can matter more than a modest difference in headline price.

Traceable project history

The estate has contemporaneous reporting from its development period rather than existing only in modern listing feeds. The 2009 Phuket Gazette account identifies Max Asset Co., Ltd., gives a January 2007 construction start and describes the original master plan, which helps separate historical evidence from database fields that conflict with it.

Active resale stock

The project is already lived in and individual houses continue to trade and rent. That removes construction-delivery risk, but it shifts due diligence to the selected asset: land title, registered rights, building condition, plot boundaries, common charges, arrears and exactly what is included in the purchase.

Residential, not resort

The Valley 2 is a road-based Thalang residential estate rather than a beachfront or hotel-managed product. It can make sense for day-to-day Phuket living and cross-island access, but buyers seeking walkable beach access, branded services or a ready-made short-stay operation are solving a different problem.

About the project

The Valley 2 is an established housing estate in Si Sunthon, Thalang, on Srisoonthorn Road, mapped today as Highway 4025. It is not best understood as a newly launched Phuket villa compound with one developer price list and a uniform batch of brand-new homes. The live market is resale-led: individual houses come up for sale or rent, and each one can differ in plot size, maintenance, renovation, furniture and title history. A headline starting price therefore tells you where asking prices begin, but it does not tell you whether the cheapest house is the strongest deal.

The project history also deserves more care than the standard portal summaries suggest. A November 2009 Phuket Gazette construction feature identifies Max Asset Co., Ltd. as the developer and says work on the roughly THB 1 billion project began in January 2007. At that stage The Valley 2 was described as a broad mixed-use master plan on about 138 rai, with 186 one-storey houses, 110 office buildings, 20 higher-end lakeside residences, three public park areas and a kindergarten. The article reported 130 of the 186 standard houses completed at the time, with the remainder scheduled for later delivery. That contemporaneous account conflicts directly with the December 2004 completion date repeated by several modern property databases.

There is enough later evidence to treat the residential estate itself as completed and occupied, even though the exact completion date of the original master plan cannot be pinned down responsibly. A December 2011 classified advertisement offered a 240 sqm, three-bedroom house in The Valley 2 for long-term rent. Local news reports from 2012 refer to residents of the estate and place it on Srisoonthorn Road west of the Heroines' Monument. Those records matter because they show a functioning residential community, not simply a project name inherited by online listing databases.

The current resale picture is narrower than the original 2009 development plan. Listings available in September 2026 are concentrated around detached three-bedroom homes with two bathrooms. Individual sale advertisements show roughly 200–248 sqm of floor area, with asking prices around THB 4.9M to THB 5.49M. These figures should not be treated as a developer unit schedule. One house may have been renovated, another may sit on a different plot, and a third may include a different furniture or improvement package. For a buyer, the useful comparison is house by house: physical condition, land documentation, registered rights, plot and building areas, common fees and the actual inclusions in the sale.

The project pages on major portals consistently list a communal swimming pool, gym, parking, 24-hour security and CCTV. Those are useful indicators of the estate's shared infrastructure, but an older resale community needs a present-day operational check as well. A buyer should establish who maintains the common areas, what the current fee is for the selected property, whether any arrears attach to it, and whether the pool, security and gym are operating on the same basis described online. We did not find a current public management pack that answers those points.

Location is one of the clearer parts of the proposition. The estate sits on the Srisoonthorn Road corridor between the Heroines' Monument area and the route toward Choeng Thale and Laguna Phuket. This is a car-oriented residential location rather than a walk-to-the-beach resort setting. That can work well for an owner who lives on Phuket and needs road access across the north-central part of the island. It is a different fit for someone whose priority is a beach lifestyle, hotel-style services or a holiday-rental product whose demand depends on being within easy walking distance of the sea.

Ownership format

For a foreign buyer, the house and the land need to be checked separately. Direct foreign ownership of Thai land is generally unavailable in an ordinary purchase; a registered land lease of up to 30 years can be used, while ownership of the building may be held separately. The land title, registered owner, encumbrances and the structure actually offered for the selected house all require deal-specific verification.
