The project sits on Soi To Mit Thaksin in the Bang Jo area. Public property databases use the address 28/10 Soi To Mit Thaksin, Si Sunthon, Thalang, Phuket 83110, and a published map point places the compound within the inland residential belt rather than directly on the west coast. That matters when reading marketing descriptions. Bang Tao Beach is a drive, not a walk, while everyday destinations are spread in several directions: Robinson Lifestyle Thalang and the Blue Tree area are close to the east and south-west connections, HeadStart's Cherng Talay campus is nearby, and Boat Avenue, Porto de Phuket and Laguna form the main lifestyle cluster toward the west. Project materials quote roughly five minutes by car to Robinson, Blue Tree and HeadStart, ten minutes to Boat Avenue and Porto de Phuket, fifteen minutes to Laguna, twenty minutes to Bang Tao Beach and around thirty minutes to Phuket International Airport. Those are planning estimates, not guaranteed travel times.

The master plan is organised around two villa families, Type A and Type B. It shows three A plots of 389–400 sqm and four B plots ranging from 284 to 400 sqm. Current sale material, meanwhile, contains built or usable areas of 375.59 sqm, 400.75 sqm and 465.56 sqm. Not every published area can be mapped cleanly to a specific architectural type, so it would be misleading to present one single project-wide floor area. The practical comparison is villa by villa: plot size, built area, bathroom count, furnishing and the exact plan matter more than the A or B label by itself. This is particularly relevant in a seven-home project because a change of plot or orientation can materially alter the value of an individual house even when the bedroom count stays the same.

The clearest published specifications describe a Type A villa with four bedrooms, five bathrooms and 465.56 sqm of total usable area, together with two parking spaces, a private saltwater pool and landscaped garden. Ceiling heights are quoted at approximately 2.90 metres on the lower level and 2.95 metres upstairs. A Type B example is listed with four bedrooms, four bathrooms and 375.59 sqm, again with two-car parking, a private pool and garden. Other live inventory includes a four-bedroom villa of 400.75 sqm. That variation is a reason to request the exact drawing and schedule for the selected house rather than relying on a generic Type A or Type B presentation. In a finished development, the inspection should also confirm whether the advertised built area, outdoor terraces and service spaces are measured in the same way across different listings.

As of 3 September 2026, the lower visible sales anchor is THB 19.9 million for a four-bedroom villa of 375.59 sqm. Larger listings have appeared around THB 20.9–24.9 million. These figures should be treated as current asking prices rather than a developer price list. Multiple agents can advertise the same house, so the number of online listings is not the same thing as the number of unsold developer units. The useful next step is therefore an inventory check by villa number: confirm which plots are genuinely available, who owns them today, whether the transaction is a developer sale or resale, what furniture is included, and whether any incentives shown online remain valid. In a project this small, those unit-specific details can explain a large part of the price difference between two apparently similar four-bedroom homes.

Fresh project profiles now describe Sierra Vista as completed, with the most prominent current database using March 2026 as the project completion date. Several other listings and portals state 2025, while at least one rental listing refers to a house completed in late 2024. The safest conclusion is that finished villas are now on the market, not that every online source agrees on one formal completion date for the entire estate. For a buyer, the finished condition is more useful than the label itself. Access roads, neighbouring plots, landscaping, pool systems, drainage, boundary treatment and actual build quality can all be inspected before committing. A technical survey is especially worthwhile on a large villa because defects in waterproofing, roof details, pool equipment or external drainage are more expensive to correct than cosmetic issues inside an apartment.

Shared facilities are deliberately limited. Current project data lists 24-hour security, CCTV, car parking and a communal garden. The major lifestyle features are private: each of the commonly advertised villa types has its own swimming pool, garden and on-plot parking. Buyers comparing Sierra Vista with a larger branded villa estate should therefore avoid treating a shorter amenities list as either automatically negative or automatically efficient. The question is whether the smaller shared footprint matches the intended use. An owner-occupier may prefer to maintain private space and avoid paying for a large clubhouse they would rarely use. A buyer who expects resort services, on-site dining, a large fitness centre or staffed hospitality operations may find the format too residential.

The published common-area charge is THB 10,000 per month and the reported one-off sinking fund is THB 100,000. Those amounts are useful budget markers but should be checked against the current contract and management rules for the selected villa. Public descriptions also mention services such as garbage collection and pool cleaning, yet it is not clear that every service is included in the same fee for every owner. A sensible ownership budget should separate the estate fee from private costs: pool chemicals and equipment, garden maintenance, air-conditioning servicing, water pumps, household insurance and periodic exterior repairs. A large private villa can have very different running costs from a condominium even if the headline common fee looks moderate.

Ownership requires more care than the word 'freehold' in a property listing may suggest. Sierra Vista consists of houses on land. Under Thai law, ordinary foreign individuals generally cannot own land directly, apart from narrow statutory exceptions. A foreign villa buyer commonly considers a registered land lease together with rights over the building, or another lawful structure reviewed for the specific transaction. Some current Sierra Vista listings label the property as freehold, but that can describe the tenure available to an eligible owner and does not by itself establish a foreign buyer's legal route. No specific to the project foreign ownership package or confirmed land-title type was found in the public materials reviewed for this dossier. Before any reservation payment, the selected plot's title, registered owner, encumbrances and the proposed ownership structure should be checked independently.

The development is marketed under Boonsiri Asset, a Thai developer brand that traces its residential and commercial development activity back to the mid-2010s and lists several completed Boonsiri projects. A separate Thai company named SIERRA VISTA (PHUKET VILLA 7) CO., LTD. was registered in September 2023 under registration number 0105566183980. The name strongly corresponds with this seven-villa development, but a company-name match is not enough to assume that this entity will be the contractual seller of every remaining house. The sale and purchase agreement should identify the legal seller, confirm who owns the land and building, show the signatory's authority and match the bank account receiving funds. That verification becomes even more important if current inventory includes both developer-held homes and resales from individual owners.

Taken as a whole, Sierra Vista makes the most sense as a small-scale residential villa project rather than a resort investment product. Its strongest tangible attributes are easy to inspect: seven homes, four-bedroom layouts, private pools, meaningful internal space and an inland Thalang location within driving distance of the Cherng Talay lifestyle cluster. The limitations are equally concrete: no beachfront setting, no large amenity programme and unresolved public detail on the foreign-buyer land structure. A good buying process would therefore split due diligence into two tracks. First, inspect the actual villa and plot for build quality, privacy, orientation and maintenance burden. Second, verify title, seller, ownership structure and all contract terms. Sierra Vista is small enough that both can be done at the level of the exact house rather than relying on project-level assumptions, which is the right way to compare the remaining inventory.
