BIOM

BIOM is a planned residential neighbourhood within Nuanu Creative City, on Bali’s south-western coast in Beraban, Kediri, Tabanan Regency. This is not an apartment tower in Canggu or a stand-alone collection of beach villas. The scheme brings smaller residences, townhouses and private-pool homes into one neighbourhood tied to Nuanu’s wider cultural, education and hospitality setting. That context matters more than any lifestyle slogan. Parts of Nuanu already welcome visitors and host daily activity; BIOM itself is an unfinished development, with its current handover target in the fourth quarter of 2027. The buyer is taking construction and contract risk rather than acquiring an operating property today.

Black and White Villas in Berawa

Black and White Villas in Berawa is a two-home development rather than a large residential estate. Bali Bliss Properties identifies two three-bedroom villas, each with a private pool and a rooftop lounging area. Their distinction is deliberate: one home uses a darker, loft-influenced interior, while the other has a lighter, more restrained aesthetic. That contrast explains the name and gives a prospective purchaser an unusually small choice set. You are not selecting a layout from dozens of identical units. You would be evaluating one of two specific houses, each of which may have developed its own maintenance and ownership history since completion.

Black Rock

Black Rock offers something that is relatively easy to understand and unusually difficult to price correctly: a finished villa in a three-home compound, but with a lease whose remaining years matter as much as the building itself. The project was delivered in Ungasan, on Bali’s Bukit Peninsula, and HQC says it has been operating since August 2024. These are houses that have hosted guests, not an architectural concept waiting for completion. An interested buyer can inspect the structure, room proportions, pool equipment and surrounding streets before committing. The question is no longer whether the developer will finish the building. It is whether the resale comes with a sound chain of lease rights, usable permits, a manageable operating arrangement and a price justified by the time left on the land.

Black Sands Oasis

Black Sands Oasis makes more sense when treated as two housing products under one name, rather than as a single collection of luxury villas. The published inventory lists 83 private-pool villas, 20 studios and eight penthouses, a total of 111 standard residences across roughly 1.5 hectares. Someone buying a studio in the shared building is making a fundamentally different choice from someone taking on a detached home with its own garden, pool and more extensive upkeep. The price ladder may bring both buyers to the same website, but it does not make their likely guests, running costs or daily experience interchangeable.

Blue Ocean Residence

Blue Ocean Residence is a low-rise housing cluster in Kampial, southern Badung. Despite its coastal-sounding name and the frequent use of 'Nusa Dua' in sales advertisements, it is not presented as a beachfront resort or a managed villa investment. The clearest product record is on BTN Properti, where a detached, single-storey house occupies a 100 sqm plot and provides 45 sqm of built space, two bedrooms and one bathroom. The lender's property portal identifies Akasha Dharma Pertiwi as the developer brand; the name is repeated in the seller's own listing. That combination gives the development a traceable identity rather than just a generic house-for-sale description. The attraction is straightforward: buyers get a defined land parcel, a modest home, room for a vehicle and some outdoor space. What they do not get from those figures alone is an assurance that the interior layout will suit their family. A 45 sqm footprint leaves little spare room once the kitchen, circulation and bedrooms have been accommodated.

Bocoa Uluwatu

Bocoa Uluwatu began as a design-led private-villa development in the Nyang Nyang part of Pecatu, on Bali's southern Bukit Peninsula. Its defining offer was straightforward: individual pool villas in one-, two- and three-bedroom configurations, using an adobe-inspired visual language rather than the ubiquitous glass-box tropical villa. The name matters because there are other Bocoa properties in Pererenan, Jimbaran and Ubud. Those are not interchangeable sources of layouts, delivery records or tenure. The Uluwatu scheme is the one that has subsequently been linked to BAIA Uluwatu, the hospitality identity now being introduced for villas entering guest operation.

Bougenville Villas Pecatu Indah

A resale search for Bougenville Villas starts with one distinction: the estate name describes a cluster, not a specific house that can be booked from a uniform sales catalogue. Bougenville sits within Pecatu Indah Resort, a large resort-oriented area on the southern Bukit Peninsula. PT Bali Pecatu Graha presents it alongside several separately named villa developments, including Aster, Anggrek, Alpokat and Hole 17. Those names matter because location alone is a poor test of identity. A four-bedroom property advertised elsewhere around New Kuta Golf may be attractive, but it is not automatically a Bougenville home. For this dossier, only the officially named cluster and listings explicitly tied to it form the project record.

Bubbles Villas

For anyone looking at Bubbles Villas in October 2026, the first question is availability. Bali Baza Development presents Bubbles as a completed, sold-out collection of five private-pool villas in Tumbak Bayuh. The developer dates completion to 2024, and later property portals also show no remaining new-build inventory. A resale may be possible, but a live owner listing with a verifiable asking price has not been established. The original project's enquiry form is therefore not evidence of an unsold home.

Canggu Oasis

Canggu Oasis is an eight-home residential project listed in SORA Immobilier’s Bali portfolio. Five of the homes are described as villas and the other three as lofts. That mix matters more than the development’s name might suggest. A detached villa and a loft-style residence need not offer the same privacy, outdoor space, maintenance responsibilities or rental appeal. SORA advertises villa configurations ranging from one to three bedrooms, but its publicly accessible project page stops short of a unit-by-unit specification. The lofts are identified as a separate part of the scheme, with no reliable published schedule of their individual floor areas or bedroom layouts.

Casa Cemagi

Buying into Casa Cemagi in 2026 is different from reserving a villa in a new Bali development. Balitecture lists the collection as completed and sold out, saying the original homes were sold during construction. A buyer interested now would need to identify an existing owner's unit or another genuinely available offer. There is a three-bedroom Casa Cemagi listing on the Balitecture Realty website, but a live webpage is not confirmation that the villa is unsold, transferable or offered by its registered rights holder.

Casa Nira Uluwatu

Casa Nira Uluwatu is marketed as a collection of private-pool villas rather than apartments or hotel suites. Its product line consists of The Haven with one bedroom, The Essence with two and The Sanctuary with three. The official website identifies eight villas in the first phase, which is a useful indication of the initial building programme but not a verified total for the entire estate. A separate broker listing describes a 19-villa compound; no publicly available approved master plan settles the overall count. The three names are villa designs within Casa Nira, not evidence of three separate developments.

Casa Pecatu

Casa Pecatu makes the most sense as a choice between two compact private homes, not as a conventional resort investment. The development is marketed as a collection of twelve villas in Pecatu, on Bali's southern Bukit Peninsula. Buyers are shown one- and two-bedroom layouts, each with its own swimming pool. There is no evidence in the material reviewed of a large shared leisure complex or an extensive list of communal services. That distinction matters: the attraction is having a small, self-contained villa rather than access to the facilities of a serviced hotel. A private pool may appeal to short-stay guests, but it also leaves the owner responsible, directly or through an operator, for upkeep and operating costs.
