Why this project is worth a look
Four distinct homes
A small site makes the individual plot, access and neighbour relationships unusually significant. The development name alone tells you less than the particular villa number and its placement.
About the project
AXM Villas is a four-home development on the southern tip of Bali, with each residence planned as a standalone three-bedroom villa and its own swimming pool. There are two distinct layouts rather than a long list of near-identical units. Jungle Villa places the garden and ground-level outdoor space at the centre of the experience; Ocean View Villa introduces a roof terrace, jacuzzi and an outdoor cinema setting. The distinction matters to a prospective owner because the villas are designed for different daily routines, even though their bedroom counts are the same.

A compact scheme has some appealing practical qualities: the property does not need to operate like a large apartment complex, and residents can move between indoor and outdoor areas without sharing a pool with dozens of other households. It also means that every unit is highly specific. A plot facing a quieter edge of the site is not interchangeable with one closer to the access road, and a sea-view description cannot be assumed to apply equally from every room. With only four homes, the exact unit identification is more useful than a generic promise about the development as a whole.
AXM Bali Capital presents the villas on its own website and describes the people behind the design and build. Third-party listings name PT. AXM Bali Capital as the developer, but the public marketing material we could inspect does not establish the contracting company through a corporate registry extract. The brand, landholder, seller and eventual manager should not be treated as legally identical without documents. Even an accurate brochure cannot answer whether the party taking a deposit is entitled to grant the particular long-term lease being sold.
The address trail points to Jalan Belimbing Sari I, Pecatu, within Kuta Selatan in Badung Regency. AXM markets the setting as Melasti and the wider Uluwatu area. The site refers to well-known coastal destinations and beach clubs, including Savaya, Sundays and Melasti Beach. Those references establish the intended neighbourhood context, but they do not prove a walkable route to each destination. The precise land parcel and an independently confirmed project pin were not available, so journey times, road access and the limits of any claimed ocean view remain unit-level questions.
The developer and a major property platform describe a total site area of 1,415 square metres. Both villa models have three bedrooms, but their plot sizes move in opposite directions to their built areas. Jungle Villa is marketed on plots ranging from 312.2 to 324.9 square metres, with 190.27 square metres of built area. Ocean View Villa has plots of 279.6 to 289.1 square metres and a built area of 198.84 square metres. Those are distinct measurements; neither figure tells a buyer the exact amount of usable, air-conditioned interior space.
Outdoor arrangements are central to the choice. The Jungle design has two main living levels and a private garden; the published pool measures 27.15 square metres. The Ocean View version also includes two principal storeys, with a 41.13-square-metre rooftop area added above. The rooftop contains the features that give the model much of its identity: an entertainment space, jacuzzi and the prospect of a sea view. These amenities will create different maintenance needs, and buyers should establish whether the roof, pool and outdoor portions are included in the areas quoted on a detailed plan.
The development is advertised with furniture, private parking and managed operations. Security and CCTV also appear in syndicated project listings. That sounds convenient, especially for an owner who will not live in Bali throughout the year, but it leaves several commercial questions open. A fully furnished handover has to be tied to a furniture inventory and quality standard; management has to be tied to a named operator, scope of services, fees and termination provisions. Without those details, “fully managed” is a service proposition, not evidence of a hands-off investment.
There is no stable single asking price across the public materials. The current project homepage checked for this dossier displays IDR 8.7 billion for Jungle Villa and IDR 9.7 billion for Ocean View Villa. A separate official page still quotes IDR 8.85 billion for the latter, while resale-style property portals display other numbers, including a US-dollar listing for a three-bedroom home and rupiah figures above the homepage prices. These are not interchangeable offers. They may refer to different marketing snapshots, unit positions or packages, none of which can be resolved from the public page alone.
Tenure is more consequential than the difference between two asking prices. AXM markets the development through a long-term lease, rather than the outright purchase of land. Its detailed pages refer both to an existing lease ending in December 2050 and a “25 + 30 years” formula. They also use language suggesting an assured extension. Yet the legal effect of that claim depends on the actual deed, the land title, the authority of the lessor and the renewal procedure. Nothing in the public advertisement establishes that a future thirty-year extension is already enforceable for the eventual buyer.
Q4 2026 is the published target for delivery. It is supported by the Ocean View specification and other project listings, but it remains a developer schedule. An industry directory classifies the scheme as under construction and publishes an estimated progress percentage, without making the underlying engineering evidence available. There is no inspected handover certificate or project-specific occupancy documentation in this research. Buyers seeking immediate possession should therefore distinguish completion of visible building work from a villa that can actually be occupied or operated on the agreed terms.
The ownership structure and the operating model intersect. A short-stay strategy may depend on what the local zoning permits, the licences held by the operating business and any restrictions in the land lease. AXM describes the site as being in a tourism-designated zone, but that description has not been matched to a parcel-specific official planning decision. The legal framework for Indonesian land rights and foreign buyers is more nuanced than a simple “foreigners can buy” slogan; in this case the proposed transaction should be assessed as a contract to obtain defined lease rights.
For someone choosing between these two villas, the sensible starting point is the intended use. A family that wants a generous garden and straightforward indoor-outdoor life may prefer the Jungle layout. A couple or small group that values an entertainment terrace might be drawn to the Ocean View version, provided its view and roof specifications withstand on-site scrutiny. Either way, price and expected rental revenue come after confirming exactly which land rights, building and management obligations the buyer will receive. The homes can be evaluated seriously without accepting every investment claim made in the sales material.
Unit types & sizes
Designed around a private garden and a 27.15 sqm swimming pool, the Jungle model has two principal floors and the larger of the two plot ranges. It may work particularly well for residents who value low-key outdoor living at ground level. The 190.27 sqm figure is a published built area, not an independently verified net internal measurement. Furnishings are advertised, but the precise inventory and maintenance responsibilities need a contractual schedule. Its ground-level emphasis may also make everyday use quite different from the terrace-led Ocean layout.
Get floor plans and current pricesA roof terrace of 41.13 sqm, jacuzzi and an outdoor cinema concept distinguish Ocean View Villa from the garden-oriented model. The house is marketed with an ocean outlook, but sightlines, neighbouring development and the finish of the rooftop equipment need to be verified for the selected unit. It has two main living floors plus the roof level. A Q4 2026 delivery target appears on the developer’s detailed page, which is not evidence of actual completion. Its price is also inconsistent between the official homepage and unit page.

Best for: Buyers who specifically want a self-contained three-bedroom pool villa rather than an apartment, hotel room or high-density residential complex.; A household choosing between a generous ground-level garden and a more social rooftop arrangement, with enough flexibility to assess the actual plot.; Purchasers comfortable analysing a time-limited lease rather than assuming ownership of Indonesian land, and willing to value any renewal right separately.; People who can review a detailed construction and handover package before committing, rather than requiring immediate verified occupancy.; Overseas owners considering professional villa management, provided the operator’s fees, responsibilities and reporting arrangements are documented.; Someone needing a fully handed-over home with inspected occupation documents and a verifiable record of existing rental income.; A buyer seeking unrestricted personal freehold ownership of the underlying land; the product presented here is lease-based.; Owners prioritising a low-maintenance, low-cost property over a private pool, garden or fitted rooftop facilities.; Anyone unwilling or unable to verify the lease, contracting parties and building permits before making a substantial payment.; may not suit: .

- The developer publishes a December 2050 land-lease end date alongside a “25 + 30 years” proposition. The executed lease, land title, commencement date and binding renewal mechanism were not made available. Asking prices conflict: Jungle Villa is IDR 8.7B on the homepage while intermediaries list other amounts; Ocean View Villa is IDR 9.7B on the homepage but IDR 8.85B on its dedicated official page. A current unit-by-unit price and availability schedule is unverified. Q4 2026 is a delivery target, not evidenced handover. Project-specific PBG, SLF, parcel-level zoning evidence and a verified company record identifying the signing seller were not inspected.
