Why this project is worth a look
Two buildings, two different use cases
Lite is an eight-storey, 145-unit building; Hite rises to 30 storeys with 565 units. The difference affects density, lift configuration, views and access to some facilities. Buyers should choose the building first and only then compare individual resales.
BTS within walking range
Talat Phlu BTS is roughly 0.8–1.0 km away. This is not doorstep transit, but it is a workable Thon Buri location combining the BTS with road access toward Sathorn, Silom and Rama III.
Active secondary market
The project still has a meaningful pool of sale and rental stock in 2026. Buyers can compare actual apartments by floor, view, condition and asking price instead of relying on a single developer price list.
The finished asset is inspectable
Because the condominium has been occupied for years, buyers can inspect the real lobby, lifts, parking, pool, façades and unit condition before committing. That removes completion risk but makes technical inspection and juristic-person due diligence more important.
About the project
Bangkok Horizon Ratchada - Thapra is a mature urban condominium on the Ratchada–Tha Phra corridor in Thon Buri. It is one development rather than a set of separate phases, but its two buildings are materially different. CMC's current project page identifies an eight-storey Lite building with 145 units and a 30-storey Hite building with 565 units, giving 710 units in total. That split matters when comparing resales: height, density, views, lift demand and access to common facilities differ by building, so a simple price-per-square-metre comparison can hide meaningful differences.
Public databases disagree on the completion record. PropertyHub, ENNXO, Hipflat and Home.co.th use 2014. Home.co.th also preserves the original project disclosure showing construction starting in 2012, expected completion in Buddhist year 2557, equivalent to 2014, and the project marked as completed and ready to occupy. By contrast, DDproperty's structured header and several derivative databases show 2013 and 705 units. we therefore use 2014 and 710 units because that combination aligns better with CMC's official building configuration and the historical project disclosure. The alternative figures are retained below rather than averaged away.

CMC gives a land area of 3-2-75 rai and a building-by-building parking count of 48 spaces for Lite plus 203 for Hite, or 251 in total. The official table places the swimming pool and fitness room in Hite; Lite does not show those two amenities. Green areas are identified on Lite's roof and around Hite's ground level and roof. Lite has one passenger lift and Hite has three, with one service/fireman lift in each building. Controlled access and CCTV are also listed. This narrower official set is more useful than portal amenity lists that sometimes add a sauna, library, retail, shuttle service and other features whose present operating status is unclear.
Location is one of the project's strongest practical attributes. It sits on Ratchadaphisek Road in Dao Khanong / Bukkhalo, Thon Buri. Different current sources place Talat Phlu BTS at roughly 0.8–1.0 km, which is walkable for many residents but is not a station-at-the-door proposition. The Mall Lifestore Tha Phra and the Talat Phlu area are nearby, while the surrounding road network connects toward Sathorn, Silom, Rama III and Ratchaphruek. For a commuter, the real test is the door-to-platform route and how comfortable that walk feels in heat and rain, not just the straight-line distance.
The resale market remains active in late 2026, with many units simultaneously advertised for sale and rent. A useful registry price anchor is a specific live resale rather than an old launch price: a 28.15 sqm one-bedroom unit was advertised at THB 1.377M when checked. Other recent compact-unit asking prices span roughly the high-THB-1M to low-THB-2M range, while larger units can reach around THB 3.8M or more. That spread is typical of an established condominium, where building, floor, view, refurbishment, furnishings, title structure, condition and seller urgency all affect value.
Historical room schedules include compact layouts of roughly 24–34 sqm and larger formats around 57–59 sqm, while PropertyHub simplifies the current project profile to one-bedroom units around 28 sqm and two-bedroom units around 62 sqm. Live resale stock is broader than either summary. Buyers should therefore use project-level ranges only as a first filter and verify the registered area, room count, floor plan, balcony and any alterations against the documents for the specific apartment.
A mature building shifts due diligence away from construction delivery and toward long-term maintenance. Common-area condition, lifts, waterproofing, pool operation, building systems, parking and the condominium juristic person's finances matter more than launch-era marketing. Inside the unit, check moisture, windows and balcony doors, air-conditioning, electrical systems, plumbing and any unregistered alterations. A second viewing at a different time of day is particularly useful because traffic, noise, lighting and lift demand can change substantially between daytime and evening and between the two buildings.
Bangkok Horizon Ratchada - Thapra is therefore best understood as an established CMC urban condominium with a relatively accessible resale entry point, two distinct buildings and useful BTS connectivity on Bangkok's west side. It suits buyers who value price, immediate occupancy and an inspectable asset more than new-build novelty. Buyers seeking a brand-new warranty period, uniform contemporary finishes, very low density or a long developer instalment plan are looking for a different product.
Ownership format
Bangkok Horizon Ratchada - Thapra is an established condominium and current market profiles describe the tenure as freehold. A foreign buyer may register a unit in their own name only if foreign-quota capacity remains available in the condominium. Before committing funds to a selected resale, confirm the title status and foreign-quota position with the condominium juristic person, verify the seller and check outstanding common charges. A low asking price does not by itself mean that the unit is transferable into foreign freehold.
Unit types & sizes
Historical room schedules include 24, 26, 28, 29, 33 and 34 sqm formats depending on the building. Current 2026 resale stock is especially concentrated around roughly 27–34 sqm. The registered area and floor plan must be checked against the title of the selected unit.
Older project material shows larger layouts around 57–59 sqm, while PropertyHub's current profile uses roughly 62 sqm for two-bedroom units. Live resale stock also includes units around 61 sqm. These apartments are materially different in budget and use from the project's dominant compact stock.
Public portals do not classify every resale consistently; a larger apartment may appear as a one-bedroom on one platform and a two-bedroom format elsewhere. For a resale purchase, rely on the registered area and actual floor plan of the specific unit rather than the portal filter alone.

Best for: A buyer seeking a completed Thon Buri condominium with genuinely walkable BTS access, without requiring a station directly outside the lobby.; A budget-conscious buyer willing to compare resale condition and title structure in exchange for a lower entry price.; An investor interested in an established compact-unit market with visible sale and rental inventory.; A buyer who prefers to inspect a functioning building and its common areas before committing rather than buy from renderings.; may not suit: A buyer who specifically wants a brand-new building with a developer warranty, new systems and uniform contemporary finishes.; Someone who will only accept a station entrance within roughly 100–200 metres; the walk here is materially longer.; A buyer seeking a low-density boutique condominium; Hite alone has 565 units and the full project has 710.; A buyer who needs a long developer instalment plan; the project is now primarily a completed resale market with seller-specific terms..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion year conflicts across sources. PropertyHub, ENNXO, Hipflat and Home.co.th use 2014, while DDproperty's structured project header and several derivative databases use 2013; other legacy pages can show additional dates. we use 2014 as the better-supported development-level completion year while retaining the conflict.
- Total unit count conflicts. CMC's official page gives Lite 145 plus Hite 565, totalling 710; PropertyHub and Home.co.th also use 710. DDproperty's structured header shows 705 even though its longer project description describes the 710-unit configuration. we use 710.
- Parking differs slightly across portals. CMC's official table gives 48 plus 203 spaces, or 251 in total, while some portals show about 253. The main record uses the official 251 figure.
