Why this project is worth a look
Space for the budget
Current resale listings show homes of roughly 51–58 sqm at about THB 1.39–1.79M. That can be attractive for a buyer who values usable area more than a new façade or extensive lifestyle facilities, but the comparison should include renovation needs and any building-level expenditure.
A smaller building
Several sources record 69 units in a single nine-storey building, far below the scale of many mass-market Bangkok condominiums. A smaller unit count does not guarantee quiet living or good management, but it makes the juristic person's finances and the way major repair bills are shared particularly important.
Everyday Bang Kapi
The project is in an established residential part of eastern Bangkok with malls, hospitals and Yellow Line access in the wider area. Its case is practical city living and a lower entry price, not short-stay tourism or a resort proposition.
Documents over branding
The original developer could not be verified and the building is around three decades old. The purchase case therefore rests on the unit title, common-system condition, condominium accounts, foreign-quota status and physical inspection rather than a developer story.
About the project
Raymond Tower is an established residential condominium in Khlong Chan, Bang Kapi, in eastern Bangkok. Multiple property databases agree on the core profile: completion in 1996, one nine-storey building and 69 units. That changes how the project should be assessed. This is not a new launch where the developer's specification and payment plan drive the decision; it is a mature resale building where the condition of the individual unit, the common property and the condominium juristic person's finances can matter more than the original concept. No reliable public source we found identifies the original developer, and there is no current official project website or brochure. For a building of this age that is not unusual, but it makes document-led due diligence more important than brand history.
The current resale market shows unusually generous floor areas for the asking prices. In September 2026, live listings included studio units around 58–58.22 sqm from roughly THB 1.389–1.39M, while one-bedroom listings around 50.81–58 sqm were advertised from about THB 1.69M. PropertyHub's project profile also records a 47 sqm one-bedroom type. These figures should not be forced into a neat original unit schedule: some homes may have different original layouts, and some may have been reconfigured over the years or described differently by agents. A buyer should therefore match the advertised layout against the title deed, measured usable space and the actual internal configuration of the specific unit.

The clearest attraction is space for the money, not resort-style facilities. A roughly 58 sqm home at the current lower asking prices can look compelling beside newer Bangkok condominiums, especially for an owner-occupier who values usable area. The building's age is the counterweight. Raymond Tower is about three decades into its operating life, so the entry price should be viewed together with the condition of lifts, plumbing, electrical systems and common areas, the history of major repairs, the condominium's reserve position and any unpaid common charges attached to the unit. A renovated interior can hide building-level liabilities; the juristic person's records are therefore a practical part of the purchase decision.
The setting is urban and local rather than tourist-oriented. Raymond Tower sits in Khlong Chan, Bang Kapi, around the Lat Phrao and Mahat Thai corridor. The wider neighbourhood includes The Mall Bang Kapi, Tawanna, Ramkhamhaeng Hospital, Vejthani Hospital and access to the Yellow Line at Bang Kapi and Lat Phrao 101. Published portal distances differ, so walking times should be checked from the actual building entrance rather than copied from a listing. For someone whose daily life is focused on eastern Bangkok, this can be a sensible, established location; a buyer who expects a near-station building with a short covered walk should verify the route in person.
Amenity data is inconsistent across portals. The most repeatable project-level information is lift access, parking and round-the-clock security; PropertyHub also lists key-card entry. Some databases add CCTV and, in certain versions, a much longer facility list that other project pages do not support. We have therefore not treated a pool, gym, sauna or other lifestyle facilities as confirmed. Raymond Tower is better approached as a straightforward residential condominium with basic services unless an on-site inspection proves otherwise.
Foreign ownership needs a unit-specific check. Current DDproperty resale listings describe the tenure as freehold, but that does not by itself guarantee that a foreign buyer can register freehold title. Thailand limits aggregate foreign ownership in a condominium to 49% of condominium unit area, and the condominium juristic person must certify the foreign proportion for the transfer. We found no public evidence of Raymond Tower's current foreign-quota availability. Before paying a non-refundable deposit, a foreign buyer should verify the unit title, quota availability, the juristic person's debt-clearance documentation and how transfer costs will be allocated.
Ownership format
Current resale listings describe the units as freehold. A foreign buyer can register freehold only if the building still has foreign-quota capacity; Thai condominium rules cap aggregate foreign ownership at 49% of condominium unit area. Raymond Tower's current foreign-quota availability has not been verified.
Unit types & sizes
Live September 2026 listings show studio units around 58 sqm from roughly THB 1.389–1.39M. Some agent descriptions blur the line between studio and one-bedroom layouts, so the physical configuration should be checked unit by unit.
PropertyHub records a 47 sqm one-bedroom type, while current resale listings show examples at 50.81 and 58 sqm. Treat this as a set of verified examples, not a complete original project schedule.
No official full unit schedule was found. Areas come from PropertyHub's project profile and current resale listings; some homes may have been reconfigured or classified differently by agents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 1.389M in a current DDproperty resale listing, checked on 16 Sep 2026. This is a lower secondary-market anchor, not a developer price; the exact unit, availability, condition, furniture, outstanding common charges and transaction terms need to be checked separately.
- Completed: 1996-01
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

- which amenities are fixed in the SPA annexes
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The original developer or project company is not verified: FazWaz-linked databases show it as not specified, while PropertyHub, DDproperty, Hipflat and Thai-language searches did not produce a reliable developer name.
- Address details conflict across sources: current DDproperty listings use 160 Soi Mahat Thai 2; Hipflat gives 422/5 with Yaek 4/1, while Estopolis gives Yaek 6/1. The most stable public address, 160 Soi Mahat Thai 2, is used here; the legal address should be checked against the unit title and condominium records.
- Current foreign-quota availability is not public. Listings describe freehold tenure, but foreign freehold registration must be confirmed for the specific unit before purchase.
