Why this project is worth a look
Rail at the door
Talat Phlu station on the Silom Line is the project’s clearest functional advantage. An elevated walkway reaches the project side of the road, although sources describe the distance either as “0 metres” or roughly 200–250 metres. That can reduce exposure to traffic on a Sathorn or Silom commute, but the route should still be tested in rain and after dark rather than accepted as a slogan.
An operating building
Completion in 2022 means buyers can inspect the real unit, view, noise, heat, lifts and maintenance instead of relying on plans. They can also request condominium accounts and see how the pool, rooftop and specialised amenity rooms are being managed. In a resale purchase, evidence from the operating building matters more than a launch rendering.
Several layout choices
The range starts with compact homes of roughly 24 sqm and extends to loft units approaching 70 sqm. A conventional flat is simpler to operate, while a double-height loft creates a distinct volume and can separate working or sleeping functions. Resale labels are inconsistent, so the value of any format only becomes clear once the physical plan and registered documents have been reconciled.
Amenities across levels
Work rooms, a shared kitchen, pool, fitness areas, games spaces and rooftop facilities occupy several floors. That supports more daily uses than a token room beside the lobby. It also creates a larger maintenance obligation, so buyers should judge condition, access and booking rules alongside the facility list and review whether the operating budget is sufficient.
A legible trade-off
The building gives Silom Line access without the price of a true Sathorn address. The trade-off is a Thon Buri location, a large resident base, 40% parking and urban noise beside transport infrastructure. It can be a rational balance for a rail commuter who uses shared facilities; it is less convincing for a household that depends on multiple cars every day.

Altitude Unicorn Sathorn–Tha Phra is a completed high-rise condominium at 789 Ratchaphruek Road in Talat Phlu, on Bangkok’s Thon Buri side. It is a single 34-storey building on a 2-3-65.4 rai site. The developer’s current project page records 711 residential units, one commercial unit and completion in 2022; FazWaz dates completion to November 2022. Buyers are therefore assessing an operating building, not a launch promise. A sensible inspection can cover the actual unit, corridor, outlook, lifts and shared areas, followed by a review of the condominium juristic person’s accounts and rules.
The practical headline is access to Talat Phlu station on the BTS Silom Line. Launch material used a “0 metre” claim because the station exit and elevated walkway reach the project side of Ratchaphruek Road. Major portals also describe the station as roughly 200–250 metres away. The difference is mostly a measuring convention, but buyers should test the route themselves: which building entrance is used, how much of the walk is protected from rain, whether lifts make it workable with luggage or a stroller, and how the connection feels after the station closes. Rail is likely to be more compelling here than the road address alone.

Despite the project name, this is not a Sathorn address. Talat Phlu is an established residential and food district west of the Chao Phraya, while the Silom Line links it to Wongwian Yai, Krung Thon Buri, Saphan Taksin, Surasak and Chong Nonsi before continuing into central Bangkok. “Sathorn” is best understood as the direction of travel and commuter market, not a claim that the building sits inside the business district. The Mall Lifestore Tha Phra and the older Talat Phlu neighbourhood supply everyday shopping and dining, but a buyer should still time the complete journey to a specific office, including interchange and walking time.
This is a substantial building. There are 711 homes, as many as 27 units on a typical residential floor, and approximately 263 parking spaces, or 40% of the unit count when tandem spaces are included. Completed-building reviews report three passenger lifts and one service lift. None of those facts proves that daily circulation is poor, but together they define a useful viewing checklist: observe lift queues during a weekday peak, test the vehicle entrance, ask whether the selected unit has any parking entitlement, understand how tandem cars are moved, and visit the pool and gym at the time you would normally use them.
The unit mix is organised around three broad families. Standard one-bedroom units run from about 23.64 to 34.56 sqm; larger one-bedroom-plus layouts from 36.98 to 45.18 sqm; and loft-style one-bedroom-plus units from 39.08 to 69.28 sqm. Earlier launch coverage split the last family more finely between a conventional one-plus-one layout and a double-height loft. Resale agents often relabel these homes as two-bedroom, duplex or loft apartments. The marketing label is therefore not enough to establish what is being sold. Buyers need the floor plate, the selected unit plan and the area stated on the title deed.
Standard units have ceilings of about 2.7 metres. Completed-project reviews describe loft volumes reaching approximately 4.6 metres, with lower headroom beneath the mezzanine. The visual drama is real, but so are the trade-offs: stairs consume floor area, the upper level may run warmer, cooling a tall volume can differ from cooling a conventional flat, and furniture placement is more constrained. During inspection, check headroom on both levels, ventilation, balustrade safety, air-conditioner locations and whether the built mezzanine corresponds to the registered unit documentation.
A compact one-bedroom typically links the living area, open kitchen and balcony, with a separate bedroom against the façade. A completed-building review shows a fitted kitchen, electric hob and extractor, washing-machine point on the balcony, built-in storage and a digital door lock in the original specification. That can work well for one person or a couple, although the open kitchen is better suited to light cooking than frequent frying. Resale condition varies unit by unit. Furniture, appliances and smart-home components shown in launch material should only be treated as included when they appear in the inventory attached to the sale agreement.
Amenities are spread through the building rather than concentrated beside one pool. The ground floor contains the lobby and waiting areas; the third floor includes co-working, meeting and laundry functions. Level seven combines a 25-metre saltwater pool, gym, boxing space, climbing wall, shared kitchen and steam rooms. Level eight adds yoga, a games room and an outdoor viewing area. The 34th floor and rooftop contain a sky lounge, co-living space, small theatre, garden and a short rooftop walking or jogging loop. It is an unusually varied list for the price bracket, but usefulness depends on opening hours, booking rules, upkeep and actual crowding.
There is no single developer price in a completed resale building. On 23 August 2026, PropertyHub displayed asking prices from THB 2.35 million for a unit of roughly 24 sqm; larger conventional layouts, plus rooms and lofts were offered materially higher. The cheapest card may be a motivated sale, a duplicate, a Thai-quota unit, a tenanted apartment or an offer carrying special conditions. It is a starting anchor, not a valuation. Comparable units should be matched for floor, orientation, noise, outlook, condition, furniture, vacant possession, debt status and the tenure actually available to the buyer.
A 2022 completed-building review recorded a common-area charge of THB 45 per sqm per month and a sinking-fund contribution of THB 500 per sqm. These are useful historical references, not a substitute for a current statement. The condominium budget may have changed after handover. Before committing, obtain the latest fee schedule, the selected unit’s debt-free status, the sinking fund balance, any planned capital works and the parking rules. In a building with a pool, multi-level amenity programme and several specialised rooms, the quality and funding of management can matter more than a modest discount on the purchase price.
For a foreign buyer, the decisive issue is not the word “freehold” in a listing but foreign-quota availability for the particular unit at transfer. Thai law caps aggregate foreign ownership at 49% of the total unit area in each condominium building, and the condominium juristic person must certify quota compliance. The title deed, seller authority, debt-free certificate, funds-transfer evidence and Land Department documentation also need review. If a seller proposes leasehold because quota freehold is unavailable, that is a different legal position and should not be presented as an equivalent form of ownership.
The project’s case is straightforward: it offers completed stock beside the Silom Line and a broader amenity programme than many similarly priced commuter condominiums. Its constraints are equally tangible: a large resident population, parking for only part of the building, road and elevated-rail noise, awkward U-turns on some driving routes, and loft layouts that need closer technical inspection. Altitude Unicorn is best judged through a real weekday routine. Walk from the unit to the train, return after dark, wait for the lift, visit the shared areas and listen with windows both open and closed. That experience will reveal more than the façade or sales language.
The surrounding area suits buyers who want a lived-in Bangkok neighbourhood rather than an expatriate enclave. Talat Phlu offers local markets, established food streets and older low-rise fabric alongside newer condominium towers. Central Bangkok remains accessible by rail, yet the immediate environment feels different from Silom or Sukhumvit. That difference can be an advantage for daily costs and neighbourhood character, or a mismatch for someone expecting international retail and nightlife at the door. The address should be chosen for the life it supports now, not for a vague promise that west Bangkok will eventually become another central district.

Ownership format
The condominium supports freehold unit ownership. A foreign buyer can register freehold only within the statutory foreign quota of no more than 49% of the building’s aggregate unit area; quota availability and the seller’s title documents must be confirmed for the selected unit before any deposit. A leasehold alternative is not equivalent to freehold ownership.
Unit types & sizes
A compact format for one person or a couple. In a typical unit of about 24 sqm, the bedroom is enclosed while the living area connects to an open kitchen and balcony. Larger variants within the same family can have quite different proportions, so bedroom count alone is not a sufficient comparison.
The extra room may work as a study, compact bedroom or enclosed storage depending on the selected plan and whether it has a window. Some resale listings call these units two-room or two-bedroom homes, making a plan check essential.
A double-height volume reaching about 4.6 metres and a mezzanine create a separate upper zone. It should be judged by usable space on both levels, stair design, cooling and correspondence between the mezzanine and registered plan—not simply by the initial sense of height.
Completed-building reviews group the range into three main families, while early launch material separately described a conventional one-plus-one layout of 39.08–57.78 sqm and a loft format of 57.01–69.28 sqm. Current listings use “2 bedroom,” “duplex” and “loft” for overlapping sizes. The selected unit’s plan, floor, physical mezzanine and title-deed area should be reconciled before purchase.
