Why this project is worth a look
A visible resale market
There is enough current resale stock to compare multiple asking prices rather than rely on a single marketing number. That is useful for benchmarking floor, size and condition. The comparison still has to be like for like: an older 30 sqm unit priced for a quick sale is not automatically equivalent to a renovated unit with a stronger view or cleaner tenancy position.
Two distinct towers
The development has a 34-storey building and a 27-storey building. Within one project, the two towers can still differ in resident traffic, outlook, lift demand, parking convenience and exposure to the road or common areas. Buyers should evaluate the specific building and stack, not just the project name and floor number.
Straightforward unit formats
The core stock is conventional one-bedroom and two-bedroom condominium housing rather than hotel-style inventory or a managed-rental product. That keeps the ownership proposition relatively easy to understand. Compact one-bedroom units still deserve a close look at storage, kitchen usability and any alterations made by previous owners.
Connected, not station-front
Talat Phlu BTS and Ratchaphruek BRT are consistently cited as the relevant transit links, but the project is not directly attached to either station. For daily commuters, the last walking segment can matter in Bangkok heat and rain. The right test is the buyer’s actual door-to-door route at commuting time, not the presence of a rail line on a district map.
Maturity changes due diligence
Completion removes construction-delivery risk but introduces operating-history questions. Lift maintenance, pool and façade condition, waterproofing, parking management, reserve funds and major planned works can all affect owner experience and future costs. In an established condominium, the quality of current management can matter more than the launch brochure.
About the project
U Delight @ Talat Phlu Station is an established high-rise condominium on Ratchadaphisek Road in Dao Khanong, on Bangkok’s Thon Buri side. This is no longer a developer-led launch where the main questions are construction risk and delivery timing. The practical market is resale. A buyer can inspect the finished buildings, common areas, actual access and existing neighbourhood, but the decision shifts toward the individual unit: its condition, floor, outlook, renovation history, ownership documents and seller circumstances. Two apartments with the same nominal layout can now be materially different assets after years of occupancy.
The development is tied to Grand Unity Development. Grand Unity’s current corporate site identifies the company as an active condominium developer, while Univentures describes Grand Unity Development Company Limited as its condominium-development business and specifically lists U Delight among the brands it developed. Current project databases including PropertyHub, DDproperty and Dot Property also identify Grand Unity as the developer of U Delight @ Talat Phlu Station. One PropertyHub descriptive paragraph incorrectly inserts Sansiri, but that conflicts with PropertyHub’s own developer field and the wider source set; it is best treated as an editorial contamination rather than a genuine developer dispute.

The physical structure is comparatively clear. The project is consistently described as two high-rise buildings, with Building A at 34 storeys and Building B at 27. The total unit count is not. FazWaz and DDproperty’s structured summary show 937 units, while PropertyHub, PS Property, Uptown Assets and part of DDproperty’s longer description show 973; the 973 version is further broken down as 548 units in Building A and 425 in Building B. The registry value here uses 937 because it is supported by the higher-priority large project profiles, but the discrepancy should remain visible until the condominium juristic person or registered condominium documents settle the exact scope.
Layout information is more consistent across sources. One-bedroom stock generally runs from about 30 to 45.5 square metres, while two-bedroom layouts are reported at roughly 51 to 72 square metres. Older project material also names a roughly 34-square-metre Deluxe layout. For a 2026 resale buyer, those historic labels matter less than the actual plan and present condition. Kitchens may have been rebuilt, flooring and air-conditioning replaced, built-ins added, and walls or storage altered. The original project specification is therefore a starting point; the inspection of the specific apartment is what determines how much usable value remains and what needs immediate spending.
The current resale market gives the project a fairly transparent entry point. PropertyHub carried a 30.31-square-metre one-bedroom asking THB 1.89 million in September 2026, with several other roughly 30-square-metre units asking around THB 1.95–2.49 million. Around the same period, two-bedroom units of roughly 50 square metres appeared around THB 3.95–4.39 million. DDproperty’s project page showed an overall asking range from THB 1.89 million to THB 4.5 million. These are asking prices, not registered transaction evidence. The cheapest listing may reflect renovation needs, tenancy, urgency, floor, view or title circumstances, so the lower number is useful as a market anchor rather than as a promise of equivalent stock.
Location is one of the easier parts of the project to understand. The address sits on Ratchadaphisek Road in Dao Khanong, Thon Buri, with repeated references to Talat Phlu BTS and Ratchaphruek BRT as the relevant public-transport links. It is walkable access rather than a station-front building. The Mall Lifestore Tha Phra is also a practical neighbourhood anchor. This position can work well for residents whose daily routes run through Thon Buri, Sathorn or Silom. Someone commuting deep into eastern Bangkok should test the real door-to-door journey at the hours they actually travel rather than assuming that any BTS-connected address produces the same commute.
The amenity package is typical of a substantial Bangkok condominium of its period: swimming pool, gym, garden areas, sauna or steam facilities depending on the source, library or reading space, parking, access control, CCTV and 24-hour security. PropertyHub also lists on-site retail and service functions. For a building that has been operating for about a decade, however, the existence of an amenity is less important than its maintenance. Lift reliability, pool condition, waterproofing, façade work, ventilation, parking management and the juristic person’s reserve position can materially affect both living quality and future owner costs. None of those questions can be answered from a launch-era facilities list.
For a foreign buyer, the legal structure is that of a Thai registered condominium rather than land ownership. Thai government guidance states that foreign freehold ownership is limited to 49% of the aggregate unit area in a condominium building. A resale advertisement marked freehold does not by itself prove that a particular foreign buyer can register the transfer. The condominium juristic person needs to confirm foreign-quota availability for the selected unit at the time of transfer. The buyer should also verify the unit title, seller authority, outstanding common fees, encumbrances and the payment trail. Those unit-level checks matter more here than a generic statement that the project is completed and established.
For a rental strategy, the project is best underwritten from the specific unit rather than a project-wide headline yield. In October 2026, FazWaz showed rental inventory starting around THB 9,000 per month, while DDproperty displayed a broader project range of roughly THB 11,000–20,000. Those numbers refer to different apartments and cannot be turned into a meaningful return without matching the chosen purchase unit to a realistic rent, furnishing standard, vacancy, agent costs, common expenses and future repairs. A renovated unit with a stronger outlook may command a different rent from an older apartment of the same nominal size. The advantage of a mature project is that actual rental competition is visible. The trade-off is that tenants can also compare many similar 30 sqm units within the same complex, making condition and pricing discipline more important than the U Delight name alone.
Before committing to a unit, a buyer should obtain more than the standard no-debt certificate from the condominium juristic person. Recent general-meeting minutes, reserve-fund information and records of major completed or planned works can be especially valuable in a roughly decade-old high-rise. A future lift replacement, façade programme or other capital work may create additional owner costs, while a well-funded building that has already addressed major maintenance can reduce uncertainty. Public listing portals do not provide that operating history. The project itself is easy to identify and has visible resale liquidity, but the quality of a specific purchase still depends on the building’s current records and the exact unit documents.
Ownership format
A foreign buyer may hold a condominium unit in freehold only while the building remains within the statutory foreign-ownership quota, capped at 49% of the aggregate unit area. For a specific resale unit, the condominium juristic person should confirm quota availability at the time of transfer.
Unit types & sizes
The project’s core compact format. Resale inventory frequently includes units around 30 sqm, but fit-out and condition now depend heavily on the individual owner, so size alone is not a reliable quality signal.
The more family-oriented option with a materially higher entry budget. Current resale listings include units around 50–51 sqm, so a specific apartment may sit near the lower edge of the published historic range.
Sources broadly agree on the size bands, but historic labels such as Couple, Deluxe and Family are not used consistently across portals. For a resale purchase, the registered area and actual plan of the selected unit matter more than the old marketing label. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 1.89M based on a PropertyHub resale listing refreshed in September 2026. This is a lower asking-price anchor on the secondary market, not a confirmed transaction price; availability, unit condition, tenure and transfer terms need to be checked for the selected unit.
- Completed: 2016
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: An owner-occupier who wants a completed condominium in Thon Buri and whose daily routes naturally run through Talat Phlu, Sathorn or Silom.; A budget-conscious buyer comfortable with resale, where renovation condition, floor and outlook are traded against price instead of paying a new-build premium.; A long-term rental investor prepared to underwrite the specific unit from its purchase price and achievable rent rather than rely on guaranteed-yield marketing.; A foreign buyer willing to confirm foreign-quota availability and title documents for the exact unit instead of treating a generic freehold label as sufficient.; may not suit: Buyers who specifically want a new building with developer warranties, newer systems and very limited operating history.; Residents who require a true station-front location and do not want a walking segment between home and public transport.; Anyone expecting to buy remotely from a listing card alone without inspecting unit condition, seller documents and the condominium’s current management position..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- which units are free, and on which floors
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the selected unit’s contractual handover date in the SPA — the published date is only a reference
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Published unit counts conflict. FazWaz and DDproperty’s structured summary show 937 units, while PropertyHub, PS Property, Uptown Assets and part of DDproperty show 973; the 973 figure is also split as 548 + 425 across the two buildings. Registered condominium documents should settle the exact count.
- Most sources place completion in 2016, including FazWaz, DDproperty, PropertyHub and TookTee, while Lazudi, Nestopa and several other profiles show 2017. we use 2016 as the better-supported year.
- Current foreign-quota availability for individual units is not publicly confirmed. Even where a resale listing is labelled freehold, a foreign buyer needs an up-to-date quota confirmation from the condominium juristic person before transfer.
