The advantage is transparency; the drawback is that every unit needs its own inspection and document check rather than being treated as interchangeable stock.

Those figures do not tell you whether the building works well today, but they identify what to observe. The location is one of the easier parts of the project to understand in practical terms. The building is on Ratchaphruek Road in Talat Phlu, Thon Buri. Supalai’s own material and contemporary project reviews put BTS Talat Phlu at roughly 250 metres away, with the Ratchaphruek BRT stop also within a short walk. The exact walking route is more useful than a marketing radius, but the broader point is solid: this is a rail-oriented address rather than a project that merely borrows a nearby district name. Ratchaphruek and Ratchadaphisek provide the main road connections, while The Mall Lifestore Tha Phra, Talat Phlu’s local food streets and established neighbourhood services sit around the wider area. For residents commuting toward Sathorn and central Bangkok, the project offers a clear trade-off between access and a Thon Buri price base.

The original unit mix is straightforward. Published project specifications list studios at about 27.5–28.5 sqm, one-bedroom units at 35–49 sqm and two-bedroom layouts at 60.5–72.5 sqm. PropertyHub also records a 2.5-metre ceiling height and a common-area fee of THB 38 per sqm. Current resale portals occasionally show two-bedroom units around 83–84 sqm, which is larger than the original published range. We would not silently fold those listings into the standard project specification: they may represent a different registered layout, combined space or simply a later agent classification, and the title deed should settle the point for any specific unit. For most buyers, the normal choice is still easy to compare — compact studio, conventional one-bedroom or a larger two-bedroom home — which makes in-building comparisons more useful than comparing only headline prices across different projects.
The amenity package is substantial for a condominium that now trades at entry-level resale prices. Contemporary project material describes a swimming pool, gym, sauna, children’s area, meeting room, landscaped areas spread through the building and an open-air rooftop lounge. The stepped gardens were designed across seven levels rather than concentrated in a single podium courtyard. Parking was published at roughly 43% of residential units, excluding tandem parking, with three passenger lifts plus a fireman’s lift. These numbers are more decision-useful than generic claims about lifestyle. A building with 785 homes can feel very different depending on lift maintenance, parking enforcement and the way shared facilities are managed at peak hours. Those points are now matters for the condominium juristic person and current management, not the original developer brochure, so a resale inspection should include the common areas as seriously as the apartment itself.
The secondary market is active enough to provide real price discovery. On 28 September 2026, PropertyHub showed a 27 sqm studio advertised at THB 2.0 million, which we use as the current lower asking-price anchor. Other units in the building are listed materially higher depending on size, floor, fit-out and room type. The THB 2.0 million figure should therefore not be read as a project-wide price or a promise that an equivalent foreign-buyable unit is available. With resales, the underlying asset is the individual unit: furniture, renovation quality, outstanding common fees, orientation, view, floor, parking arrangements and transfer eligibility all affect value. A cheaper Thai-quota unit and a foreign-quota unit may look identical in photographs while being very different opportunities for an overseas buyer.
For foreign ownership, this project follows Thailand’s standard condominium framework rather than a special branded arrangement. A condominium unit can be registered freehold, but foreign freehold ownership in a building is capped at 49% of the aggregate unit area. The condominium juristic person must certify the foreign ownership proportion for the transfer. That makes the project-level label ‘freehold’ incomplete on its own: a foreign buyer still needs to confirm that the selected unit can be transferred within the foreign quota on the transaction date. Current marketplace records for this building already distinguish between Thai-quota and foreign-quota listings, which is a useful practical warning. The lowest advertised unit is not automatically the lowest realistic entry point for every buyer nationality and ownership structure.
A completed building changes the due-diligence emphasis. Construction timing is no longer the central risk. Buyers can inspect the actual lobby, corridors, lifts, parking, pool deck, views, neighbouring buildings and noise conditions, and they can ask for current juristic-person records rather than relying on a forecast of how the project will operate. The trade-off is that unit condition is now owner-specific and the original new-build warranty is no longer the main protection. For an investor, the presence of both resale and rental listings is useful evidence that the building has an operating market, but it is not enough to support a headline yield claim. Net return depends on the exact acquisition price, achievable rent, vacancy, agent fees, common charges, maintenance and tax treatment, none of which should be inferred from one advertised rent and one advertised sale price.

The strengths are concrete: the building is finished, BTS Talat Phlu is genuinely nearby, there are multiple unit sizes, the common facilities are broader than a basic pool-and-gym package, and buyers can inspect the real asset before committing. The constraints are just as tangible: nearly eight hundred homes share the building, published parking is below one space per unit, only three passenger lifts serve the tower, resale condition varies and foreign-quota availability has to be checked unit by unit. The most useful way to buy here is therefore to compare several apartments inside the same building, not to decide from the project name alone. That exposes the real premium for floor, orientation, condition and transferable ownership status — the factors that actually change the purchase.
