Comparable resale stock
There are enough units advertised at the same time to compare like with like inside the project rather than relying only on neighbouring condominiums. DDproperty’s lower asking anchor was THB 1.38M when checked, but that is the price of one specific resale unit, not a project-wide promise. The useful part is the reference point: floor, condition, layout and ownership eligibility can be compared against several competing listings before an offer is made.
Inspectable, not promised
The two buildings are completed and occupied, so the buyer can assess the condominium as it actually operates. A sensible viewing should include corridors, lifts, security, pool and gym upkeep, evening noise and parking rather than only the apartment itself. In an affordable resale project, evidence of day-to-day management can matter more than a long amenities list written at launch.
Simple unit ladder
The original mix is straightforward: 24–24.5 sqm studios, 27.5–34 sqm one-bedrooms and two-bedroom units around 44 sqm. That makes internal comparison easier, but portal labels still need checking because some current 24–26 sqm ads are described as one-bedroom homes. The physical plan and registered unit documents should override a marketing headline.
East-Bangkok connectivity
The address sits between the Sukhumvit corridor and Srinakarin rather than directly on either rail line. Punnawithi and Udom Suk are not realistic short walks, while the operational Yellow Line on the Srinakarin side adds a second public-transport direction and Suan Luang Rama IX station is closer according to current portal data. The result is flexible for people comfortable with first/last-mile transport, but weaker for a buyer who wants rail access at the front gate.
Parking needs proof
Driving can solve the station-distance problem, but it creates another due-diligence item. Original project information recorded roughly 106 car spaces for 328 homes, excluding tandem parking. A buyer who depends on a car should confirm today’s allocation rules and actual evening availability; a non-driver using motorbikes or taxis may care much less about the same limitation.

The condominium sits on Sukhumvit 101/1 Road, also known as Soi Wachiratham Sathit, in Bang Chak, Phra Khanong. It is not a walk-out-the-door BTS condominium. Home.co.th places both Punnawithi and Udom Suk stations at about 3.1 km from the project, which makes a daily walking commute unrealistic for most people in Bangkok weather. The location works differently: Sukhumvit 101/1 is an internal east-Bangkok corridor between the Sukhumvit side and the Srinakarin side. Residents who drive, use a motorbike, rely on taxis or are comfortable with a first/last-mile ride may find that perfectly acceptable. Someone buying primarily to be within a short walk of the Sukhumvit Line should treat the distance as a core drawback, not a detail to explain away.

The original unit programme is compact and easy to understand: studios at 24–24.5 sqm, one-bedroom homes at 27.5–34 sqm and two-bedroom units at about 44 sqm. These are efficient city sizes rather than generous floorplates. A studio or smaller one-bedroom is most natural for one person or a couple who do not need much storage, a permanent second workspace or frequent overnight guests. The 44 sqm two-bedroom provides a genuinely separate second room but remains small for a family, so furniture scale and storage planning matter. There is also a practical resale-market issue: some current advertisements label 24–26 sqm homes as one-bedroom units even though original project sources classify 24–24.5 sqm as studios and start the one-bedroom range at 27.5 sqm. The title documents and actual floor plan should therefore take priority over an agent’s listing label.
Amenities are functional rather than resort-led. Original project information and detailed reviews describe a swimming pool, fitness room, landscaped areas, a functional-exercise yard, lobbies and a co-living space. An early project review recorded approximately 106 car spaces, around 33% of the unit count before tandem parking, plus motorcycle spaces. That ratio is useful because it immediately highlights a question for car owners: parking is not something to assume simply because the project is not next to the BTS. The legal and operating position today depends on the condominium’s current rules, so a buyer should ask how spaces are allocated, whether there is a waiting list or fee, and visit at a normal evening hour rather than judging parking from a quiet daytime viewing.
By August 2026 the project has a visible resale and rental market across several portals. DDproperty showed asking prices roughly from THB 1.38M to THB 2.4M, while current PropertyHub rental inventory included one-bedroom asks around THB 10,000–14,000 per month and two-bedroom asks around THB 15,000–18,000. Those numbers are market signals, not an investment return calculation: asking prices are not closed-sale prices, asking rents are not proof of occupancy, and ownership costs have not been deducted. What they do provide is comparability. A buyer can inspect competing listings inside the same development, question why one unit carries a premium, and negotiate with more context than would be available in a project with almost no resale activity.

Ownership format
Units are marketed on a freehold basis. A foreign buyer can register freehold title only when the selected unit is eligible within the foreign quota, which is capped at 49% of the aggregate unit area in each condominium building. Freehold registration in a foreign name is not available once that quota is exhausted; if a particular resale unit is instead offered on leasehold terms, the lease document and term require separate review. Quota availability for the exact unit should be confirmed with the condominium juristic person before the transaction.

The smallest original format in the development. It suits one person or a couple who can live without a fully separated bedroom and care more about a low entry ticket than extra floor area. Some resale ads now describe 24–26 sqm homes as one-bedrooms, so the actual plan of the specific unit should be checked before comparing prices.

- The condominium is directly on Sukhumvit 101/1 Road, also known as Soi Wachiratham Sathit, in Bang Chak, Phra Khanong. LPN's official project map gives coordinates 13.686125, 100.633703.
- Home.co.th places both Punnawithi and Udom Suk on the Green Line at about 3.1 km from the project. For most residents that means a first/last-mile ride, motorbike, taxi or car rather than a short daily walk.
- On the Srinakarin side, the Yellow Line is now operational. Current DDproperty project data places Suan Luang Rama IX station at roughly 1.5 km, so older launch-era reviews that discuss the line as a future project no longer describe the current transport network.
- Daily amenities are split across two directions: Seacon Square and Paradise Park toward Srinakarin, with True Digital Park and the 101 area toward Sukhumvit. That geography is more useful to someone who moves around east Bangkok by several modes than to a buyer who wants everything on one station-to-home walking route.
- The address is deeper inside the residential fabric than condominiums lining main Sukhumvit Road. The word Sukhumvit in the project name should therefore not carry a location premium by itself; commute pattern, parking and the price of the exact unit are more relevant.
