The condominium has been registered and occupied since 2018. Buyers can inspect the actual unit, lifts, parking, pool and common areas before committing, then judge the asking price against the property’s present condition. That is a stronger basis for a resale decision than launch-stage promises.
Transit and daily services
Talat Phlu BTS is walkable and The Mall Lifestore Tha Phra sits opposite the project. The combination makes the address practical without relying entirely on a car and gives both owner-occupiers and long-term tenants a clear everyday routine based on infrastructure that already exists.
Several unit profiles
The official mix runs from compact studios to upper-floor penthouses. Resale stock adds another layer of choice through floor, orientation, furniture and renovation condition. That flexibility is useful, but it also means a buyer should compare like-for-like apartments rather than treating one project-wide asking price as representative.
Amenities across levels
The main pool and courtyard occupy the sixth-floor amenity level, the fitness area sits above, and work and lounge spaces continue toward the upper levels. In a large single-tower project, spreading amenities through the building is more useful than concentrating everything beside the lobby. Their current maintenance condition should still be checked in person.
A visible resale market
Multiple portals carry a substantial number of sale and rental listings in the building, allowing buyers to compare current asking prices across sizes and floors. That does not prove transaction liquidity or investment returns, but it provides more market context than a single seller’s quote and makes obvious outliers easier to spot.
About the project
Whizdom Station Ratchada-Thapra is a mature high-rise condominium in Thon Buri rather than an off-plan proposition. MQDC’s official project page describes a single 37-storey building on roughly 3 rai 53.2 square wah, with 690 residential units and six retail units. Thailand’s Department of Lands recorded the condominium registration on 7 August 2018 and lists 696 registered units in one building. Those figures are consistent: 690 homes plus six commercial units equal the 696 registered units in the government record. For a resale buyer, that distinction matters. The building, title structure and common property exist today, so the decision can be based on an actual unit, actual management and the current condition of the building rather than a launch brochure.
The project sits on Ratchadaphisek Road in Thon Buri, within walking distance of Talat Phlu BTS and opposite The Mall Lifestore Tha Phra. There is a small administrative-address discrepancy in public sources. The Department of Lands registry places the condominium in Dao Khanong, while some corporate disclosures and brokerage pages use Bukkhalo. This dossier follows the government registry for the primary address and flags the alternative rather than quietly choosing one. For day-to-day use, the practical location is clear: the building belongs to the Ratchadaphisek–Talat Phlu corridor, with rail transport, a major mall, local markets and established neighbourhood services around it.

Connectivity is one of the easier parts of this project to understand in person. MQDC positions the building next to Talat Phlu BTS. Older project reviews cite roughly 80 metres to a station access point, while current listing portals often show around 280–320 metres depending on the map reference and entrance used. The useful conclusion is simply that the station is walkable; a buyer should not treat one historic marketing distance as a legal measurement. The mall opposite the project is equally important for everyday life because groceries, restaurants, cinema and routine services are available without planning a separate trip. For a tenant or future resale buyer, that is a straightforward location story that does not depend on a promised future transport line.
The official unit programme is broad for a single-tower project. MQDC lists 22 sqm studios, one-bedroom units from 26 to 35 sqm, two-bedroom units from 47 to 59 sqm and penthouses from 40 to 78 sqm. Resale portals also show units at 23, 28, 30, 35, 48, 67 and even around 80 sqm. That does not automatically mean the official mix is wrong. Secondary listings often round areas, classify upper-floor layouts differently or describe combined and atypical units using their own filters. For any purchase, the title deed and sale contract should control the area, not the portal label. The range nevertheless shows that the building serves several buyer profiles, from compact entry-level homes to larger upper-floor apartments.
Density is worth considering. All 690 residential units are in one tower. A detailed completed-project review records four passenger lifts plus one service lift, while MQDC states 295 parking spaces, approximately 45% of the residential unit count. Parking is therefore a shared amenity, not a one-space-per-unit proposition. A buyer who drives daily should ask the juristic office about access rules, guest parking, tandem arrangements if any, and actual evening occupancy. Someone who relies on BTS may care less about the parking ratio. The same fact has different practical weight depending on how the unit will be used, which is why a physical visit during a busy period is more informative than a brochure percentage.
The common areas are spread vertically through the building. Detailed floor-plan reviews place parking, the lobby, mail area and retail units on the lower levels; the sixth floor combines the start of residential floors with the main pool, pool terrace, bar and landscaped courtyard; the seventh floor includes the fitness area. Upper-level amenities include co-working and lounge spaces together with rooftop gardens. This is a substantial amenity package for a completed urban condominium, but the relevant question in 2026 is not how the facilities looked at launch. Buyers should inspect maintenance, equipment condition, access rules and the juristic person’s current budget because an eight-year-old project is judged by operations as much as by design.
The secondary market is visibly active. Major portals currently show dozens of sale and rental listings, which gives buyers a useful set of comparables. In September 2026, the lowest observed DDproperty asking price in the project was THB 2.45M for a small studio, while Thailand-Property displayed a project starting level around THB 2.56M in its own live inventory. Those are asking prices, not transaction records, and the difference simply reflects each portal’s stock. A wide resale pool is helpful because buyers can compare floor, orientation, furnishing, renovation quality and seller urgency. It also means the cheapest listing should be treated as a lead to investigate rather than an automatic benchmark for every unit type.
For a foreign purchaser, the main legal checkpoint is unit-level quota availability. Current listings identify units in the project as freehold, and the project is registered as a condominium, but Thai law limits aggregate foreign freehold ownership to 49% of the total unit area in the condominium. A foreign buyer therefore needs the condominium juristic person to confirm that the selected unit can be transferred within the foreign quota. The title deed, outstanding common-area charges, seller identity and transfer-cost allocation should then be checked as part of the resale transaction. This is standard condominium due diligence in Thailand; the completed status of the project does not remove the need for it.
Because the building has been operating since 2018, the purchase budget should not stop at the asking price. A resale owner inherits recurring juristic-person charges, may face renovation or appliance-replacement costs, and can encounter meaningful differences in fit-out quality between otherwise similar units. Secondary project profiles historically cite a common-area fee around THB 45 per sqm per month and a sinking-fund contribution around THB 500 per sqm, but we did not find a current primary-source fee schedule for September 2026. Those figures are therefore treated as historical references rather than transaction inputs. A buyer should obtain the latest fee schedule, seller debt-clearance status, any special assessments and current rental rules directly from the condominium juristic person before closing.
Whizdom Station Ratchada-Thapra is therefore best understood as an established transit-oriented resale building with a clear everyday location rather than a speculative new launch. Its practical advantages are the BTS connection, the mall opposite, multiple unit sizes and a liquid-looking pool of resale and rental inventory. Its trade-offs are equally visible: 690 homes in one tower, parking for substantially fewer cars than units, and the need to choose the individual apartment carefully. In a building of this age, the condition of the selected unit, the management of common property and clean transfer documents matter more than the original sales narrative.
Ownership format
The project is registered as a condominium and current resale listings identify units as freehold. A foreign buyer can register freehold ownership only while foreign ownership remains within the statutory 49% quota of the aggregate unit area in the condominium. The condominium juristic person must confirm quota availability for the specific unit before transfer.
Unit types & sizes
The most compact format and the lowest-budget entry point in the building. Resale listings also appear around 23 sqm, so the selected unit’s registered area should be checked against its title rather than taken only from a portal filter.
A core format for a single resident or couple. The 26–35 sqm range is wide enough that kitchen layout, storage and living-room proportions can vary materially, so two listings carrying the same one-bedroom label may feel very different in use.
A more family-oriented format where bathroom placement, storage and the usable size of the second bedroom matter as much as floor and price. Larger upper-floor units also appear in resale stock, so the portal category should be checked against the plan and title.
Upper-floor layouts differ materially from the standard apartments and need to be assessed plan by plan. Resale listings around 67–80 sqm reinforce the point that the official range is useful context, but not a substitute for the selected unit’s registered documents.
