Why this project is worth a look
A low advertised entry
The project has a genuinely low headline price for a new Bangkok condominium: THB 1.79M at the 2025 launch and a later special offer from THB 1.29M. The caveat is that the lowest figure is not a transparent unit list. Floor, building, orientation, remaining allocation and eligibility are not stated in the public promotion, so serious comparisons should be based on live inventory and the total contractual price rather than the headline alone.
A defined pet building
Building C is designed around residents who keep pets, with dedicated spaces rather than a vague project-wide promise. That can be a meaningful differentiator at this price point. It also narrows the buying decision: pet owners need an eligible unit in the correct building and should check the current animal-size limits, fees and juristic rules before committing, while non-pet buyers may prefer a different building depending on noise and circulation preferences.
Neighbourhood over station frontage
The address sits in an established university and residential area with local shops, food and multiple road connections. It suits people whose routine already centres on Kasetsart University, Ratchayothin or northern Bangkok. The compromise is rail access: independent project measurements put the nearest Green Line stations at about 1.5–1.6 km, so this is better described as BTS-accessible than BTS-adjacent.
Amenities at community scale
The facilities list is unusually broad for the price bracket, including pools, fitness, work areas, entertainment rooms, gardens and pet spaces. Those facilities are shared across a 558-unit development, however. Lift demand, parking pressure and peak-time use matter as much as the brochure checklist, so the practical question is how the chosen building and unit connect to the shared spaces rather than simply how many amenities are named.
About the project
BEAT POP Ratchada-Kaset is an under-construction low-rise condominium by Northland Development in Sena Nikhom, inside Phahonyothin Soi 34. The scheme is larger than the low-rise label may suggest: three eight-storey buildings are planned on a site of just under five rai, with 558 homes in total. Published breakdowns show 187 units in Building A, 182 in Building B and 189 in Building C. Completion is targeted for 2028. For a buyer, that means the project should be judged as a sizeable residential community with shared facilities and a meaningful resident population, not as a boutique building simply because it is only eight floors high.
The pet policy needs a precise reading. Northland’s 2026 project communication and several detailed property publications identify Building C as the pet-friendly building; they do not establish unrestricted pet ownership across all three buildings. Earlier published rules for Building C allowed one pet per unit, with a stated maximum of 15 kg and 15 inches in height, plus a THB 3,000 initial fee and THB 3,600 annual charge. Those figures are useful as a reference, but they should be reconfirmed in the current sales documents and, later, the condominium juristic-person rules because pet regulations can materially affect which building and unit are suitable.

The unit mix is compact and aimed at singles, couples and small households. It starts with a 23.75 sqm studio, followed by one-bedroom homes at 24.48–29.86 sqm, a larger one-bedroom-plus format at 35.83–36.84 sqm and two-bedroom units at 43.86–44.14 sqm. Detailed project reviews describe furnished packages and show separated kitchens in the one-bedroom categories and above, which is a useful distinction in small Bangkok apartments where cooking smells and heat can otherwise dominate the living area. One detailed specification lists 2.40 m ceilings, so buyers who prioritise a more generous sense of volume should check the show unit rather than assuming a taller ceiling from the renderings.
The location works best for buyers whose daily life is already tied to Kasetsart University, Sena Nikhom, Ratchayothin or the northern Phahonyothin corridor. This is not a station-front condominium. A detailed independent review estimated roughly 1.5 km to BTS Kasetsart University and 1.6 km to BTS Sena Nikhom. The trade-off is a more embedded neighbourhood position with convenience stores, local food, laundries, markets and motorcycle taxis around the soi, while Prasert-Manukitch Road is much closer than the BTS. Drivers can approach the area through Phahonyothin, Kaset-Nawamin and Sena Nikhom routes; residents relying entirely on rail should factor the first-and-last-mile leg into their routine rather than reading the marketing travel times literally.
The amenity programme is extensive for an entry-level project. Published plans include a swimming pool, jacuzzi, children’s pool, fitness room, Pilates room, co-working and meeting areas, a shared kitchen, theatre, game room, live studio, sky lounge and several garden spaces. Building C adds pet-oriented spaces such as a pet lobby, pet room, rooftop pet garden and cat-climbing feature. Parking is published at 282 cars, approximately 50% of the 558 residential units. That ratio is a more decision-relevant number than the amenity count for a household that expects to own one or two cars, especially once visitors and future resident behaviour are considered.
Environmental approval has been reported as passed, and industry coverage in early 2026 described the site as having moved through land preparation into the start of construction. I did not find a later public construction report giving a verified percentage complete as of September 2026. The sensible status is therefore under construction, with 2028 treated as the developer’s planned completion year rather than a guaranteed handover date. Buyers purchasing off-plan should still review the contractual completion window, grace provisions and remedies for delay because those terms, not a marketing target, govern the actual purchase relationship.
Pricing requires similar discipline. Detailed 2025 reviews recorded a starting point of THB 1.79M and an overall average around THB 72,000–73,000 per sqm. For the March 2026 presale, Northland promoted selected units from THB 1.29M, and the developer’s official account still displays that special starting figure in the project card checked on 5 September 2026. The public message does not identify the exact unit, allocation size, eligibility or expiry. THB 1.29M is therefore best used as a promotional floor for comparison, not as an assumed acquisition budget. A live unit list should be checked before any affordability or rental calculation is built around it.
For a foreign buyer, the condominium format is potentially straightforward but still unit-specific. Thailand permits foreign ownership of condominium units while aggregate foreign ownership remains within 49% of the total condominium unit area in the building. Public property profiles describe the project as freehold, yet that does not establish that foreign quota will be available for a particular unit when title transfer occurs. The sales contract should state the intended tenure and transfer mechanics clearly. The payment side also needs more documentation: public reviews disclose a THB 5,000 reservation and THB 10,000–40,000 at contract signing, but not the complete schedule through completion, so the current payment plan should be obtained before treating the project as financially comparable with another off-plan development.

A foreign buyer can own a unit freehold in a registered condominium while the building remains within Thailand’s foreign-ownership ceiling of 49% of total condominium unit area. If foreign quota is unavailable for the selected unit, a leasehold structure may be offered instead; the exact tenure and quota availability must be confirmed before reservation.

The core one-bedroom range. Detailed reviews show a separated kitchen and a proper bedroom door, giving more privacy than a studio-style layout. The size spread is meaningful, so two units carrying the same one-bedroom label can feel quite different; the actual plan and furniture clearances should be compared unit by unit.
A middle ground between the standard one-bedroom and the two-bedroom. The extra zone can support a home office, small flex room or additional storage without paying for a full second bedroom. For remote workers or pet owners, that usable flexibility may be more valuable than simply choosing the cheapest unit in the project.
The largest residential format, suitable for a small household, a couple needing a separate work room or two occupants who want distinct bedrooms. Published plans place the bedrooms on opposite sides of the central living area with a separate kitchen. It remains a compact two-bedroom, making circulation, wardrobe depth and actual furniture placement worth checking in detail.
The detailed project sources agree on 23.75; 24.48–29.86; 35.83–36.84; and 43.86–44.14 sqm. PropertyHub publishes slightly different lower bounds for three categories; the figures have not been averaged and the discrepancy is recorded as unconfirmed.
