Why this project is worth a look

You can inspect reality

This is a mature building, so the buyer can judge the actual common areas, lift condition, parking practice, noise and unit quality before committing. The operating record matters more here than the original sales brochure.

A focused unit mix

The defensible project-wide inventory is centred on one-bedroom apartments around 30–42 sqm. That makes same-building comparisons easier, but buyers needing genuinely larger family layouts will find the choice restrictive.

Established north Bangkok

The condominium sits inside Phahonyothin 32 in the Sena Nikhom–Ratchayothin–Kasetsart corridor. Rail access and mature retail are nearby, though the building is not a station-front development.

Real resale price discovery

Different owners and asset sellers are listing units at materially different asking prices. That creates room to compare and negotiate, but the cheapest listing should be examined for title area, condition, arrears, ownership quota and transfer terms before it is treated as a bargain.

Traceable legal footprint

The condominium appears in government EIA records and individual title-related asset records. For a foreign purchaser, the decisive step is confirming foreign-quota capacity and the legal position of the specific unit rather than relying on a generic portal tenure label.

About the project

Chateau In Town Phahonyothin 32 is an established resale condominium rather than a new launch. It sits inside Phahonyothin 32, also known as Sena Nikhom 1, in Bangkok's Chatuchak district. The project consists of one eight-storey building with 207 units. CMC's own corporate history lists the project among its 2012 launches, while the major property portals generally use 2013 as the completion year. That distinction matters because the buying decision here is about an existing building with an operating history that most project profiles date to 2013. A buyer can inspect the actual lobby, lifts, pool, parking behaviour, building upkeep and the condition of a specific unit instead of relying on a developer's future delivery promise.

The project is associated with CMC Group, formally Chaopraya Mahanakorn Public Company Limited. Thai project directories also name Phraya Panich Property Co., Ltd. as the project owner, and CMC's investor-relations material identifies Phraya Panich Property as a residential-development subsidiary within the group. The distinction is useful rather than alarming: CMC is the public-facing developer brand, while the legal entities behind development, condominium registration and a resale transaction may be different. On today's secondary market, the seller may be an individual owner, an asset-management company or another legal entity, so the title and seller authority for the chosen unit carry more weight than brand recognition alone.

For location due diligence, the government Smart EIA database provides the most useful address: 65 Soi Phahonyothin 32, Phahonyothin Road, Sena Nikhom, Chatuchak, Bangkok 10900. The condominium is inside the soi rather than directly on the main road. Sena Nikhom on the BTS Sukhumvit Line is the nearest rail station, placing the building in the broader Ratchayothin–Kasetsart corridor. Major Ratchayothin, Central Ladprao, Union Mall, Kasetsart University and Paolo Kaset Hospital are among the repeatedly cited landmarks around the project. The practical trade-off is straightforward: the area has mature urban services and rail access, but this is not a station-doorstep condominium. Anyone expecting a daily BTS commute should judge the actual walking route, shade, crossings and late-evening experience in person.

The unit mix is unusually focused. Historical project information and current portal profiles consistently describe one-bedroom apartments around 30–42 sqm; PropertyHub currently narrows that to 30–41 sqm. Title-linked and resale records show that some units fall slightly below the rounded 30 sqm marketing threshold. SAM, for example, publishes a 29.61 sqm unit, while a current DDproperty corporate listing shows 29.56 sqm. That is a useful reminder to use the area stated on the condominium title for the transaction rather than a generic project brochure. We did not find a sufficiently reliable project-wide basis for presenting studios, two-bedroom or larger family layouts as standard inventory, so the dossier keeps the unit mix conservative rather than filling gaps with weaker listings.

Facilities are typical of a completed Bangkok low-rise from this period: a swimming pool, fitness room, landscaped area, parking, 24-hour security, CCTV and card access are repeatedly documented. A SAM asset record also specifies two passenger lifts, while older project profiles list 72 parking spaces. The more important question in 2026 is not whether the original amenity list looked complete but how those facilities are maintained now. A resale buyer should pay attention to current common-area condition, lift servicing, pool maintenance, parking rules, the condominium juristic person's finances and any planned major repairs. We did not find a dependable current common-fee figure in the sources reviewed; PropertyHub leaves the fee field blank, so this cost should be obtained from current building documents rather than guessed from similar projects.

Pricing is firmly secondary-market driven. DDproperty's current project page shows an asking range of roughly THB 1.7M to THB 2.7M, while FazWaz's visible stock starts closer to THB 2.0M. Those numbers are not contradictory: portals carry different units, update at different times and may include distressed, bank-owned or better-finished apartments. The lower anchor therefore should not be treated as a universal price for a 30 sqm one-bedroom. The sensible comparison is unit by unit: title area, floor, orientation, renovation quality, furniture, outstanding common charges, seller type and transfer terms. The building also has active rental listings, which shows that units are actively offered for rent, but we do not turn portal yield calculations into a promise. Net performance depends on the acquisition price, vacancy, management, repairs and recurring costs.

For a foreign buyer, the legal path is clearer than for landed property but still needs unit-specific verification. Thailand's condominium rules allow foreign freehold ownership within the statutory 49% foreign quota measured by aggregate unit area in the building. The condominium juristic person must confirm quota availability for the transfer. Current resale listings at this project include units described as Thai quota, so a generic portal label such as 'freehold' does not automatically mean the unit is immediately transferable into foreign ownership. Before paying a meaningful deposit, the buyer should establish the exact quota status, review the condominium title, obtain confirmation of no outstanding common charges and make sure the payment route satisfies the requirements for registration.

The chronology deserves a separate note because the sources use different milestones. CMC records the project as a 2012 launch. KaiBaanThai lists completion in December 2012, while DDproperty, PropertyHub and several Thai project databases use 2013. Separately, a SAM record for an individual unit cites condominium registration number 9/2557, corresponding to 2014. These can all be true if they refer to launch, physical completion, handover and formal condominium registration rather than the same event. For the structured project record we use 2013 as the mainstream completion year and retain the discrepancy explicitly. If a lender, valuer or technical inspector needs the exact legal age of the building, the registration file and current juristic-person documents should take precedence over portal summaries.

A resale building also allows a different level of due diligence from a launch project. For the unit, the meaningful documents are the condominium title, confirmation of no outstanding common charges and the ownership-quota position. For the building, recent juristic-person accounts, sinking-fund information, owners' meeting minutes and records of major repairs can reveal more than the original specification sheet. That is particularly relevant after continuous use since the 2012/2013 period. Age alone does not make a condominium unattractive, and a freshly renovated apartment does not prove that the shared systems are healthy. Well-maintained lifts, common areas and pool facilities, together with transparent building finances, can make an older low-rise a rational trade-off at an acceptable price for the specific unit. Deferred repairs or weak reserves can do the opposite by creating future special assessments that change the true cost of ownership.

Ownership format

Registered condominium: a foreign buyer can hold a unit freehold within the statutory 49% foreign-ownership quota by aggregate unit area. Quota availability must be confirmed for the specific unit before transfer.

Unit types & sizes

1 bedroom
About 30–42 sqm
Typically 1 bathroom in current listings

The project's consistently documented format. Some title-linked and resale records are slightly below 30 sqm, so the condominium title area for the specific unit should govern the transaction rather than the rounded project range.

Lower resale-market anchor from THB 1.7M on DDproperty, checked 3 Oct 2026

Project profiles usually quote 30–42 sqm, while PropertyHub shows 30–41 sqm. Title-linked and current resale records include 29.56–29.61 sqm units. Treat this as a reason to verify the registered area of each unit, not as a separate unit type. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 1.7M in DDproperty's current resale range checked on 3 October 2026. This is a lower secondary-market anchor, not a developer price; the exact unit, condition, availability, title position and seller terms need to be checked separately.
  • Completed: 2013

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Buyers who want an established one-bedroom condominium in Chatuchak and prefer inspecting an operating building to taking construction risk.; People comfortable with roughly 30–42 sqm who value access to the BTS network and north-Bangkok amenities more than a new-build amenity package.; Secondary-market buyers willing to compare several units in the same building on title, condition and price rather than choosing from one developer inventory sheet.; Foreign purchasers where the chosen unit can be transferred within the available foreign quota and the acquisition funds are structured correctly for registration.; may not suit: Buyers who require a verified two-bedroom or larger family layout; the reliable project-wide evidence is concentrated on one-bedroom units.; Anyone specifically seeking a new development, developer warranty and staged payment plan; this is a completed resale project.; Buyers who need a guaranteed private parking space or a pre-confirmed current common-fee figure before viewing; the public evidence does not support those assumptions..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The completion milestone varies by source: CMC records a 2012 launch, some portals say late-2012 completion, most project profiles use 2013, and the condominium registration number points to 2014. The structured record uses 2013 as the most widely reported completion year.
  • Available foreign quota for the building as of 3 October 2026 is not publicly confirmed. A resale listing marked freehold does not by itself prove that the unit can be registered to a foreign buyer.
  • Published addresses conflict on the building number: Smart EIA and the SAM title-linked record use No. 65, while DDproperty shows 640. The main record uses No. 65 because it is supported by government and title-linked sources.
