The useful distinction for a buyer is that this is no longer an off-plan execution story. Chewathai's own construction page shows all major work categories at 100% in December 2020. Due diligence therefore shifts to the individual resale unit, the building's current operating condition, juristic-person finances and the documents required for transfer.
The location works as part of the Kaset–Nawamin and Kasetsart University corridor rather than as a station-front development. Chewathai quotes roughly 1.2 km to both Kasetsart University and BTS Kasetsart University, about 1.7 km to Paolo Kaset Hospital and 3 km to Vibhavadi Hospital. A shuttle service is part of the project facilities. That can be practical for residents tied to the university area or the Green Line, but the walking distance should be treated realistically: 1.2 km is not the same experience as living outside a BTS entrance, particularly in Bangkok heat or heavy rain. Drivers gain direct access to Prasert-Manukitch and connections toward Phahonyothin, Ngam Wong Wan and Vibhavadi Rangsit, with the usual trade-off of traffic exposure at busy times.

The original unit mix is compact and easy to understand: one-bedroom plans start at about 24.5 sqm and extend into the 33–34.5 sqm range, while the two-bedroom Type D is 44 sqm. There are several C-series one-bedroom layouts, so floor area alone does not tell the whole story. Kitchen placement, bedroom access, storage and circulation can differ even when two units are almost the same size. Resale ads also round areas aggressively — 24.5 sqm often appears as 25 sqm and 28.5 sqm as 29 sqm — which is why the title-deed area and the actual plan matter more than the shorthand used in a listing. The smaller layouts suit singles, couples and straightforward rental use cases; buyers who need generous family space have a much narrower choice.
Facilities are a meaningful part of the proposition: the developer lists a sky pool, landscaped areas, an active studio, library, co-learning and co-working space, lifestyle shops, home-automation features, shuttle service and controlled access with CCTV and 24-hour security. The practical counterweight is density. The project has 649 homes, parking for about 49% of units including stacked spaces, and an independent launch review recorded three passenger lifts plus one service lift. Those figures do not determine whether the building works well today, but they tell a buyer what to test during a viewing: lift waits at busy periods, parking allocation, visitor parking and whether the common facilities feel appropriately sized for the resident population.
Resale pricing in 2026 is broad. DDproperty showed a 25 sqm unit at THB 1.9M in late August, while PropertyHub carried compact one-bedroom offers around THB 1.98–1.99M in September and significantly higher asking prices for larger or higher-floor units. That spread is normal for a mature building because condition, furniture, orientation, floor, seller urgency and foreign-quota status can outweigh a small difference in floor area. Chewathai still hosts an online reservation route for the project, but the public site does not provide a clear current count of developer-held units. Before discussing price, a buyer should establish whether the counterparty is the developer or a resale owner, because the contract structure, deposits and transfer-cost negotiation will differ.
Chewathai's project page states a common fee of THB 45 per sqm and a sinking fund contribution of THB 500 per sqm. These are useful project-reference figures, not a substitute for a current statement from the condominium juristic person; building budgets, special assessments and payment practices can change after handover. On ownership, this is a condominium rather than land. Foreign freehold registration is permitted only within the statutory foreign quota, capped at 49% of aggregate condominium unit area. A listing marked freehold does not, by itself, prove that foreign quota remains available for that specific unit on the transfer date.
