Why this project is worth a look
Low-rise compound
Three eight-storey buildings create a different living pattern from a single BTS high-rise: there is more ground-level common space and a pool/garden compound, yet 563 apartments still make this a substantial community. Buyers should judge the exact building position and everyday route to parking, lobby and amenities rather than rely on one project-level image.
Kaset–Nawamin base
The project sits on Prasert Manukit Road close to Kasetsart University and northern Chatuchak. It is practical for residents whose daily life is tied to the university, Ratchayothin, Lat Phrao or north-eastern Bangkok. The trade-off is the roughly 1.4 km connection to Kasetsart University BTS, so the last-mile journey should be tested at the times you actually travel.
Active resale depth
Metro Luxe Kaset has a meaningful 2026 resale and rental pool. That gives buyers room to compare several apartments within the same project rather than accept the first available unit. It also means project-wide averages are weak decision tools unless they are normalized for size, renovation, building, floor, outlook and title position.
Traceable development history
The project has a useful documentary trail: Home.co.th reproduces condominium registration and Bright Development Bangkok project-company details, while Property Perfect’s annual report records the historic Metro Sky Kaset alias and developer entity. That reduces identity uncertainty and lets due diligence focus on the specific resale unit and current building management.
About the project
Metro Luxe Kaset is a completed low-rise condominium on Prasert Manukit Road in Sena Nikhom, Chatuchak. By 2026 it is no longer a developer-led launch: Home.co.th marks the original project as sold out, while current stock comes from individual resale owners. That changes the buying process. The project profile explains the building and location, but the actual purchase decision is unit-specific — asking price, condition, furnishings, title, foreign-quota eligibility and outstanding juristic-person charges all need to be checked for the apartment being acquired.
The physical project profile is unusually consistent across the stronger sources: three residential buildings, eight storeys each, 563 residential units plus one commercial unit on approximately 6 rai 2 ngan 53.4 sq wah. It is therefore a large community by unit count but physically a low-rise compound rather than a single high-rise tower. We found no evidence of separate independently marketed phases. For buyers, building position and unit orientation matter: road noise, pool proximity, outlook and the condition of common areas can vary materially within a three-building site.

There is one identity detail worth preserving for deduplication. Property Perfect’s annual report explicitly lists the development as “Metro Luxe Kaset (Metro Sky Kaset)”, so the two names refer to the same development history. The current resale market overwhelmingly uses Metro Luxe Kaset. Some aggregator pages carrying the Metro Sky Kaset name mix incompatible specifications, however, so name matching alone is unsafe. The correct project in this dossier is the Prasert Manukit Road site with three eight-storey buildings and 563 residential units.
The developer chain is also relatively well documented. The consumer disclosure reproduced by Home.co.th identifies Bright Development Bangkok Co., Ltd. as the landowner and project company, while Property Perfect is the parent brand/group. Property Perfect’s current investor-relations material describes Bright Development Bangkok as a wholly owned subsidiary established for condominium development, and the 2015 annual report places Metro Luxe Kaset under Bright. That does not replace resale title due diligence, but it does make the original development responsibility much clearer than it is for many older Bangkok condos.
Completion dates on property portals vary between late 2015 and 2016, but the condominium registration disclosure gives a stronger anchor. Home.co.th cites condominium registration no. 4/2559 dated 1 August 2559 BE — 1 August 2016 — and separately lists 2559 as the completion year. Property Perfect’s annual report also gives a 2014–2016 development period. We therefore use 2016 in the registry. Portal references to “Dec 2015” are best treated as an earlier physical-completion or marketing convention rather than stronger evidence of condominium registration.
The unit mix is compact and urban. Home.co.th gives roughly 24.1–43.6 sqm for one-bedroom units and 43.1–66 sqm for two-bedroom units; other project databases show almost identical bands of 24.54–43.60 sqm and 43.10–66.00 sqm. Live 2026 resale stock includes one-bedroom apartments in the mid-20s to mid-30s sqm and two-bedroom units around the high-40s to low-50s sqm. These are reference ranges, not a promise of standardized interiors. Renovation, furniture, registered area and any alterations need to be checked against the actual unit.
The location works because of the Kaset–Nawamin corridor and proximity to Kasetsart University, not because the condominium sits directly on a BTS station. FazWaz places Kasetsart University BTS at roughly 1.4 km. That is a short motorcycle-taxi, shuttle or car connection, but it is not a true doorstep-transit proposition for every resident. In return, Prasert Manukit Road provides useful road access across north-eastern Bangkok, with university, medical and retail infrastructure in the wider area. The trade-off can work for people based in this part of the city; it is a poor fit for a buyer whose non-negotiable brief is “walk out of the lobby and into the BTS”.
Project and market sources consistently mention a swimming pool, gym, landscaped areas, a lounge/sky-lounge element, access control, CCTV, 24-hour security and parking. Some sources additionally list yoga, sauna/steam facilities, shuttle service and extra water features. In a building registered in 2016, the sensible question is no longer what appeared in the original marketing material but what remains operational and well maintained today. Inspect lifts, parking, pool plant, corridors, access systems and the condition around each building rather than relying on an amenity checklist.
Portal data currently points to a common-area fee of about THB 40 per sqm per month; FazWaz also carries a historical sinking-fund figure of THB 500 per sqm and project references often quote about 220 parking spaces. Those figures should not be turned into automatic buyer costs. A one-off sinking fund may already have been paid at first transfer, the monthly fee may have changed and parking is subject to the condominium’s current rules. Before purchase, obtain the current fee schedule, debt-clearance position, special assessments, reserve information and parking policy from the juristic person.
The resale and rental market is active. In early October 2026 PropertyHub shows dozens of Metro Luxe Kaset listings. A current lower sale anchor is THB 2.0M for a 28 sqm one-bedroom unit; one-bedroom rents commonly appear around THB 10,000–12,500 per month, while individual two-bedroom listings can be around THB 16,000. These numbers demonstrate liquidity, not guaranteed yield. Any investment case should match the purchase price of the specific unit to realistic rent for a comparable unit and then deduct vacancy, agency fees, refurbishment, common charges and transaction costs.
Overall, Metro Luxe Kaset is a mature urban condominium for buyers who genuinely want the Kaset–Nawamin/Chatuchak area, prefer a low-rise compound and value having a broad resale pool to choose from. Its strengths are a clear project identity, traceable development history and an active market. The trade-offs are equally clear: the building is around a decade old, BTS access is not doorstep-close and both physical quality and legal suitability vary by unit. The project can narrow the search; the best apartment inside it is what determines whether the purchase makes sense.
Ownership format
Metro Luxe Kaset is a registered condominium. A foreign buyer may hold a unit freehold in their own name while aggregate foreign ownership remains within the statutory 49% quota of total condominium unit area. Before paying a reservation deposit on a resale unit, obtain foreign-quota confirmation from the condominium juristic person and verify the title, encumbrances and outstanding common charges.
Unit types & sizes
The project’s core unit type. Live 2026 resale stock often includes units in roughly the 25–36 sqm range. Compare actual layout, storage, kitchen/bathroom condition and refurbishment cost rather than relying on price per sqm alone.
Current resale stock includes examples around 47–52 sqm and larger. With compact two-bedroom layouts, verify how much area actually goes to bedrooms and living space and confirm that the advertised plan matches the registered unit.
The reference bands come from Home.co.th and are broadly corroborated by specialist property databases. Very small units can be labelled differently across listings, so confirm the registered area and actual unit type from the title and floor plan.

Location
- Project address: Prasert Manukit Road, Sena Nikhom, Chatuchak, Bangkok 10900.
- Kasetsart University BTS is roughly 1.4 km away according to FazWaz — a short last-mile connection, not a true station-at-the-door location.
- Kasetsart University is the area’s defining anchor and an important source of everyday demand around the project.
- A recent Connex/PropertyHub listing places Central Ladprao at about 4.4 km and Major Ratchayothin at about 3.3 km; actual travel time depends heavily on traffic.
- The condominium sits directly on Prasert Manukit Road / the Kaset–Nawamin corridor, so road access is as important to the location proposition as the BTS connection.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Several international portals use a December 2015 completion date. We use 2016 because Home.co.th reproduces condominium registration no. 4/2559 dated 1 August 2016 and lists 2559 BE as the completion year. If a transaction depends on the exact physical handover date of a particular building or unit, verify it from the project records.
- The THB 40/sqm monthly common-area fee and THB 500/sqm sinking-fund figure come from specialist portals rather than a current official juristic-person fee schedule. Confirm the current rate, special assessments, seller arrears and whether the one-off sinking fund has already been paid.
- The roughly 220 parking-space figure and some amenity details come from project/portal profiles. Current parking rules, actual capacity, shuttle operation and the status of additional wellness facilities such as onsen/sauna should be checked on site and with building management.
