Why this project is worth a look

Low resale entry

A 31 sqm studio was listed at THB 1.05M in early September 2026, with one-bedroom stock around THB 1.18M and up. That gives the project a relatively low entry point, but the cheapest listing should be treated as a lead, not a benchmark for every unit. Renovation quality, title status, floor, view and seller urgency can create meaningful price differences in an older building.

Inspect the real asset

The condominium has been completed and occupied for years, so a buyer can judge the building as it exists today. Lifts, parking, corridors, pool condition, noise and management standards can all be checked during a viewing. The same advantage exposes the project's age: maintenance records and future capital works deserve more attention than the launch specification.

Simple unit choices

Resale inventory clusters around compact 31–32 sqm studios or one-bedroom units, with larger two-bedroom apartments around 62.5–67 sqm. That creates a clear split between low-budget personal use and buyers who need more space. Sellers do not always label layouts consistently, so the plan and measured area of the actual unit matter more than the marketing category.

Road-led location

Bang Son station is roughly 1.3 km away rather than directly outside the project. Regent Home 6/1 therefore suits buyers who are comfortable combining rail with a short ride, taxi or private car. Someone choosing purely for walk-to-MRT convenience should compare it with projects closer to a station before deciding.

Freehold, quota pending

Current resale listings are marketed as freehold, which can work for a foreign buyer only if the statutory foreign quota is available for that unit at transfer. The quota is not a permanent promise attached to every advertisement. It should be confirmed by the condominium juristic person together with the seller's title documents before funds are committed.

About the project

Regent Home 6/1 Prachacheun is a completed low-rise condominium in the Prachachuen area of Bangkok. Regent Green Power's own development history places 6/1 in 2009 and identifies 6/2 as a later phase, so the two should not be treated as one project record. For a buyer, that distinction affects the blocks and the evidence behind project statistics. The phase-specific facts that hold up are straightforward: eight storeys, completed status, an address off Soi Phong Phet Niwet, and an active resale market covering studios, one-bedroom and two-bedroom apartments.

The clearest phase-specific evidence points to Buildings A and B for 6/1, and one current rental listing describes it as a two-building, eight-storey low-rise scheme. Separately, 6/2 is documented as three buildings, C, D and E. That makes the widely repeated figures of five buildings and 1,031 units unsafe to use as 6/1-only statistics; they appear to describe the wider Regent Home 6 development. No reliable primary source with the exact 6/1 unit count was found, so the registry deliberately leaves total units blank rather than deriving a number by subtraction.

The resale stock is straightforward to understand. Most smaller units sit around 31–32 sqm and appear as either studios or one-bedroom apartments depending on the individual layout and how the seller markets it. Two-bedroom stock currently appears around 62.5–67 sqm. Because the project has been occupied for many years, condition varies more than a new-build buyer may expect. A freshly renovated 31 sqm unit and an untouched apartment of the same size can have very different all-in costs once air-conditioning, kitchen work, bathroom repairs and furnishings are considered. Comparing photos is not enough; the actual apartment should be inspected for moisture, ventilation, noise and the condition of fixed systems.

Asking prices are still relatively accessible by Bangkok standards. PropertyHub showed a 31 sqm studio at THB 1.05M on 5 September 2026, while one-bedroom units around 31 sqm were being offered from roughly THB 1.179–1.18M and upwards. Current two-bedroom listings on the main portals are generally around THB 1.9–2.2M. These are asking prices, not recorded transaction evidence, so they work best as a search anchor rather than a valuation. A very cheap unit may reflect renovation needs, an urgent seller, financing constraints or a title situation that requires closer review. The useful comparison is between several live units with similar size and legal status, not between one bargain listing and a portal's average.

The project sits off Soi Phong Phet Niwet in Chatuchak, with access to the Prachachuen road network. It is not a doorstep-MRT condominium: project profiles place Bang Son station at roughly 1.3 km. That distance can be perfectly workable for residents using taxis, motorcycle taxis or a car, but it should not be marketed as the same experience as living above or beside a station. A practical viewing should include the trip to and from the station at the times the buyer would actually travel. Road access is one of the project's useful features, yet Bangkok congestion can change the value of that advantage by hour and direction.

The amenity set is functional rather than elaborate: swimming pool, fitness room, parking, lifts, key-card access, security and CCTV are consistently listed. With a 2009 building, however, management quality matters more than the original amenity checklist. A buyer should look at the pool and gym as they operate now, inspect corridors and lifts, and ask the condominium juristic person about maintenance, major repair plans and outstanding common-area obligations. Publicly quoted common fees conflict at THB 40 and THB 20 per sqm, so neither figure should be treated as current until the management office confirms it in writing.

Current sale listings describe the units as freehold, but a foreign buyer still needs a unit-specific quota check. Thai condominium law caps foreign ownership at 49% of the total unit area in the condominium. The relevant question is therefore not simply whether Regent Home 6/1 is a freehold condominium; it is whether the selected apartment can be transferred to a foreign buyer at the time of registration. The condominium juristic person should issue the required confirmation before transfer, and the buyer should also verify the seller's title deed, any mortgage or encumbrance, and the allocation of transfer-related costs in the sale agreement.

Ownership format

The project is a registered condominium and current 6/1 resale listings are marketed as freehold. A foreign buyer can register a unit in their own name only while the condominium's foreign ownership remains within the statutory 49% area quota. The condominium juristic person should confirm quota availability for the specific unit before transfer.

Unit types & sizes

Studio
around 31 sqm
1 bathroom

The lowest-priced format in current resale stock. It can work for a single resident or a budget Bangkok base, but in an older building the practical value depends heavily on ventilation, air-conditioning, bathroom and kitchen condition rather than cosmetic finishes alone.

From THB 1.05M in active listings on 5 September 2026
1 bedroom
approximately 30–32 sqm
1 bathroom

The most common resale format. Its size is close to a studio, so the real difference comes from the plan: bedroom proportions, whether the kitchen is separated, storage and usable balcony space should be checked unit by unit.

Roughly from THB 1.179–1.18M in current listings
2 bedrooms
approximately 62.5–67 sqm

A materially larger option for a couple, family or buyer who needs a separate work room. Resale listings show different bathroom and renovation configurations, so size and the actual floor plan are more reliable first filters than the marketing label.

Around THB 1.9–2.2M in current listings

This is not a developer launch matrix. It reflects unit formats actually visible in 6/1 resale stock in 2026. Sellers sometimes label similarly sized apartments differently, so the selected unit's floor plan and title documentation should take priority over the listing category. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 1.05M in an active PropertyHub listing refreshed on 5 September 2026. This is a lower resale-market asking anchor, not a developer price; availability, condition, title status and deal terms must be checked for the selected unit.
  • Completed: 2009

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: A buyer looking for a completed Bangkok condominium from roughly THB 1.05–1.3M and comfortable buying on the resale market rather than from a developer.; A single resident or couple who can live with 31–32 sqm and values a low purchase budget more than new-build club facilities.; A buyer needing a larger two-bedroom unit around 63–67 sqm without moving into the pricing of newer central-city projects.; Someone willing to inspect building condition, management, common fees, seller arrears and the selected unit's renovation history before signing.; A foreign buyer who understands that freehold transfer depends on available foreign quota and is prepared to verify it before transfer.; may not suit: A buyer who requires a new building, extensive modern facilities and minimal age-related maintenance questions.; Someone who needs a true doorstep rail connection; Bang Son station is roughly 1.3 km away.; A buyer expecting a developer price list and instalment plan; Regent Home 6/1 is now a resale market with seller-specific terms..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Major portals repeat five buildings and 1,031 units for 6/1, while phase-specific listings identify Buildings A and B and describe 6/1 as a two-building scheme; the same complex-level statistics also appear on 6/2 pages. A reliable primary source with the exact 6/1 unit count was not found.
  • Common-fee figures conflict: PropertyHub lists THB 40 per sqm, while individual 6/1 listings quote THB 20 per sqm. The current rate should be confirmed directly with the condominium juristic person.
  • Current listings market units as freehold, but foreign-quota availability for any selected apartment is not publicly verifiable and must be confirmed before transfer.
