The project states parking for about 48% of units, including an automated component. That does not mean a private bay for every owner, so daily drivers should confirm allocation rules and how the system operates.

About the project

Chapter One More Kaset is a completed low-rise condominium by Pruksa Real Estate in northern Bangkok, positioned around the Kasetsart University catchment rather than the inner-city core. The development has three eight-storey buildings and 563 residences. That combination matters: visually it reads as a lower-rise scheme, but in resident count it is not a small boutique property. Buyers should expect a full-scale urban condominium with shared facilities and a sizeable community. By 2026 the project is physically finished and occupied. By March residents were already moving in, and by April 2026 the development was being sold as ready to move into. The practical advantage is straightforward: you can inspect the finished buildings, common areas, access roads, lift operation, actual light levels and the exact unit before committing rather than buying against renders and a construction schedule.

The location is the project’s clearest use case. The site sits on Soi Phahonyothin 40, Yaek 1 in Sena Nikhom, Chatuchak, with access through the Phahonyothin 40/42 network. Kasetsart University is roughly 600 metres away and Kasetsart University BTS station about 720 metres; Royal Forest Department station is also nearby. This is not a station-integrated condominium, and the walk is still a real Bangkok street walk rather than a covered connection. On the other hand, the buildings are set back inside a residential lane instead of fronting the main arterial road. For a student, university employee or Green Line commuter, that trade-off may be preferable to living directly on a busy junction. A project shuttle is advertised, though its operating timetable and exact stop pattern should be checked during a viewing.

Open databases disagree on the precise completion date, with references ranging from September 2025 to 15 February 2026. What is not in doubt is the present condition: by mid-March 2026 the development was being documented as completed and occupied, and by early April it was officially offered as ready to move into. For a buyer today, the legal registration date can still matter for documents, tax history or a particular resale, but it should be taken from the unit and condominium records rather than inferred from a marketing timeline. The registry therefore uses the current factual status — completed — without pretending that the conflicting month has been resolved.

The land parcel is 4 rai, 2 ngan and 65.4 square wah. The three buildings wrap around a central court where the pool and parts of the amenity programme sit. That creates two broad orientation types: inward-facing units overlooking shared landscaping and facilities, and outward-facing units looking toward the surrounding neighbourhood. The immediate surroundings include a mix of five- and ten-storey neighbouring buildings, lower houses and some open plots. In other words, the view is unit-specific. Two apartments with the same floor plan can have very different privacy, outlook and background noise depending on building, floor and direction. With 563 units, orientation is not a cosmetic choice; it is one of the main items to settle during selection.

The layout range is broader than the three headline categories suggest. There are ten confirmed plans, labelled A through J. Six are one-bedroom homes from 22.5 to 31.6 sqm, three are one-bedroom-plus layouts from 32.9 to 34.9 sqm, and the largest confirmed plan is a 53.6 sqm two-bedroom. More than half of the layouts include walk-in storage. Many homes use a separated kitchen arrangement, which can be more practical for regular cooking than a completely open kitchenette. The important point is that the category name alone is not enough. A 22.5 sqm one-bedroom and a 31.6 sqm one-bedroom serve different lifestyles even though they appear under the same sales label. Storage, door swings, usable wall lengths and furniture circulation deserve more attention than the headline bedroom count.

Amenities are spread through several levels rather than concentrated in one lobby room. The first floor carries arrival and social spaces; the second contains the pool, relaxation areas, café and play functions; the third is more work-and-study oriented with meeting, thinking, expression and gallery spaces; the fourth floor includes the gym; and the rooftop adds another communal area. That programme makes sense beside a university, where residents may use the building for study, remote work and informal meetings as much as for leisure. The caveat is scale. Five levels of amenities sound generous, but 563 homes can create busy periods. Because the building is already operating, prospective buyers can test that question directly by visiting after class or work hours rather than relying on amenity counts alone.

Parking is currently stated at 48% of the unit count. The parking provision is roughly 270 spaces, including an automated component and several EV spaces. It is still well below one space per apartment. Anyone who drives daily should ask how spaces are allocated, how the automated system works, whether there are queue periods and what rules apply to guests. Each building has two passenger lifts. Some public databases show older or conflicting parking and lift data; where those numbers disagree, the project record uses the current project figures rather than averaging them.

For a foreign buyer, the condominium format is important. The project is offered on a freehold condominium basis, but freehold at project level does not mean every available apartment can automatically be registered to a non-Thai purchaser. Thai condominium law limits foreign ownership to 49% of the aggregate unit area in a registered condominium building. The selected apartment therefore needs a live foreign-quota check and the condominium juristic person’s confirmation before transfer. We did not find a reliable public source showing the remaining foreign quota at Chapter One More Kaset. Nor should leasehold be assumed as an automatic fallback: if a seller offers a lease structure, its term and rights need to be read in the actual contract.

Pricing needs one distinction: a time-limited developer campaign is not the same thing as a stable project entry price. The official project page currently advertises selected returned units from THB 2.19 million under a campaign with conditions and an expiry date, so that number is not used as the registry anchor. A broader live project sale range starts around THB 2.79 million and extends to roughly THB 5.4 million; fresh August 2026 listings include compact units around THB 3.39–3.41 million and a two-bedroom at THB 5.4 million. The registry therefore uses THB 2.79 million as a lower market reference on 30 August 2026, not as a promised purchase price. The specific unit, foreign-quota status, furniture package, transfer costs and final negotiated amount all require a separate check.

The overall proposition is easy to understand once the marketing language is stripped away. Chapter One More Kaset combines a finished building, walkable access to Kasetsart University, workable Green Line connectivity, ten layout choices and a larger-than-usual amenity programme for a low-rise project. The compromises are equally clear. It is not central Bangkok and not directly attached to a BTS exit; 563 residences create more density than the eight-storey profile suggests; parking is not one-to-one; and the confirmed unit range tops out at 53.6 sqm. For a student household, young professional, couple or landlord targeting the university and nearby employment catchment, that balance can make sense. Buyers seeking a large family home, a guaranteed parking bay or a quieter low-density environment should compare it with alternatives before deciding.

Ownership format

Foreign freehold is possible only within the 49% foreign quota of aggregate unit area in the building. The live quota for the selected unit must be confirmed before purchase; a specific to the project leasehold option is not publicly confirmed.

Six official A–F layouts sit under the same one-bedroom label, yet they range from a very compact 22.5 sqm to 30–31.6 sqm homes that feel materially different in daily use. The smaller plans suit a single occupant or a budget-led purchase; the larger ones give more breathing room for a couple, storage and a work setup. Compare the actual drawing, kitchen separation and furniture clearances rather than treating every one-bedroom as the same product.

Types G, H and I add a flexible extra room without moving into the full two-bedroom category. That makes the format useful for a home office, occasional guest space or a parent-and-child household that does not need the largest unit. The three sizes are close to each other, so the meaningful differences are layout geometry, storage and where the unit sits within the building.

Type J is the sole confirmed two-bedroom plan and the largest home in the official range. It is the obvious choice when two true bedrooms matter more than keeping the entry price low, but there is far less layout variety than in the smaller categories. Buyers focused on this format should verify actual remaining stock, orientation and title availability for the specific unit.
