Why this project is worth a look
A known quantity
Completion risk is no longer the central issue here. The buildings have been occupied since 2011, so a buyer can inspect the actual common areas, access roads, neighbouring development and the specific unit before committing. The due-diligence burden simply shifts from construction delivery to resale quality: renovation, building position, title, seller documents and the condominium's maintenance history. Comparing several similar units is more useful than treating the cheapest listing as the project price.
Close, not doorstep
Sena Nikhom station is reported at roughly 600 metres, while the condominium sits inside Soi Phahonyothin 34. That can be a comfortable everyday walk for one buyer and a deal-breaker for another during Bangkok heat or rain. Walking the route is more informative than reading a distance number. The upside is road flexibility: the local network connects towards Phahonyothin, Prasert Manukitch and Sena Nikhom 1 rather than forcing every car trip through a single main-road approach.
Easy unit comparison
The recurring unit range is uncomplicated: one-bedroom homes around 33–39 sqm and two-bedroom homes around 50–66 sqm. That makes like-for-like comparison easier than in projects with many unusual layouts. Resale condition then becomes the main differentiator. Two 34 sqm units can carry very different future costs once air-conditioning, bathrooms, kitchen cabinetry, appliances and built-in furniture are inspected properly.
Operating costs matter
PropertyHub reports a common-area fee of THB 35 per sqm, against a practical amenity package that includes the pool, gym, garden, library, parking and security. The published fee is only a reference until the juristic person confirms the current rate and the seller's account status. For a 2011 project, reserve funding, planned repairs and special assessments deserve the same attention as the apartment itself.
About the project
The Key Phahonyothin is best approached as an established resale condominium rather than as a developer-led product. Land and Houses completed the four-building, eight-storey scheme in 2011, with 505 residential units in Sena Nikhom, Chatuchak. The original project has long been sold out, so a buyer in 2026 is choosing between individually owned apartments whose condition, furnishing, view, legal readiness and asking price can differ materially. DDproperty showed an active asking-price range starting at THB 2.039M when checked on 7 October 2026. That figure is useful as a market floor, but it should not be mistaken for a uniform project price or for a guarantee that the cheapest unit remains available.
Its location is more nuanced than a simple 'near BTS' label suggests. The development sits inside Soi Phahonyothin 34 rather than directly on the main road. A detailed project review places Sena Nikhom station at roughly 600 metres and also describes the site as around 600 metres inside the soi. For daily life, that means the final stretch to the train matters: it is close enough to be practical for many residents, but it is not a station-attached condominium. Buyers who expect a two-minute sheltered walk should test the route themselves. Drivers get a different advantage because the local street network links Phahonyothin with Prasert Manukitch Road and Sena Nikhom 1, giving more than one way to approach the wider Ratchayothin and Kasetsart area.

The physical format is straightforward and mature. Four low-rise blocks are arranged around shared central space, with a pool, gym, landscaped garden, library, parking, 24-hour security and CCTV reported across several project directories and reviews. This is a very different proposition from a new Bangkok high-rise with sky lounges and extensive branded amenity decks. The trade-off is clear: lower buildings and a more residential compound, but no high-floor skyline experience and no claim that the common areas are new. Since the property has been operating for about fifteen years, the current standard of maintenance is more important than the launch brochure. A viewing should include the corridors, lifts, pool, parking areas and building exterior, not just the apartment interior.
The unit mix is simple enough to compare. The recurring configuration in independent sources is one-bedroom apartments from roughly 33 to 39 sqm and two-bedroom apartments from about 50 to 66 sqm. That makes the project easy to understand for owner-occupiers and long-term landlords: smaller one-beds are the most common entry point, while the larger two-beds can work for couples needing a study, small families or sharers. Yet this is precisely where resale due diligence matters. A renovated 34 sqm apartment with a sensible layout can be a very different purchase from an unrenovated unit of the same size, and asking prices do not automatically capture the cost of replacing air-conditioning, built-ins, appliances, flooring or bathrooms.
PropertyHub lists a common-area fee of THB 35 per sqm. It is a useful reference, but buyers should verify the current rate directly with the condominium juristic person and obtain confirmation that the seller has no outstanding balance. The same due-diligence conversation should cover reserve funds, major maintenance already completed or planned, parking rules and any special assessments. A well-known developer name can provide useful context about who originally built the project, but it does not tell you whether a specific 2011 building is being managed well in 2026. At this stage of the project's life, the juristic person's records and the visible condition of the common property carry more decision value than historic marketing material.
Foreign ownership requires a unit-specific check. DDproperty describes the project as freehold, and Thailand's official guidance confirms that foreigners may register condominium freehold only within the statutory foreign quota, limited to 49% of the aggregate unit area in the building. A foreign buyer therefore needs a quota certificate from the condominium juristic person before transfer. The label in an advertisement is not enough. If the foreign quota is already full, the buyer has to reconsider the legal structure rather than assuming the same freehold transfer remains available. This should be resolved before paying a non-refundable deposit and alongside the normal title, seller, debt-clearance and transfer-document checks.
For an investor, the project is easier to assess through actual resale and rental evidence than through a projected yield. PropertyHub listings bumped in July 2026 showed small one-bedroom units of about 33–35 sqm asking roughly THB 11,000–12,000 per month. These are asking rents, not signed leases, so they are not a return guarantee. They do, however, provide a useful reality check against the purchase price of a specific unit. A proper return model still needs the achieved rent, vacancy, agent fees, common charges, furnishing and repair costs, tax treatment and management costs. The Key Phahonyothin can make sense as an established, relatively simple Bangkok rental product, but only when those numbers are built from the unit being purchased rather than from a generic project average.
Ownership format
The project is a registered condominium and is marketed on a freehold basis. A foreign buyer can register freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in the condominium building; quota availability for the selected resale unit must be certified by the condominium juristic person before transfer.
Unit types & sizes
The project's main compact format. Resale listings commonly sit in the low-to-high 30 sqm range, so price differences often reflect building position, floor, outlook, renovation and furnishing rather than area alone. It is the easiest type to benchmark against current long-term asking rents, but returns still need to be modelled unit by unit.
The larger option suits couples, small families or buyers who need a separate work room. Project directories generally place the upper end around 66 sqm, while individual resale records can vary slightly. Price comparisons should therefore include the actual layout, bathroom count, renovation standard and the practical usefulness of the second bedroom.
Project directories consistently show one- and two-bedroom units across roughly 33–66 sqm. Because this is a resale market, individual listings can show small area variations; the title deed of the selected unit, rather than the project profile, should be used for the transaction. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 2.039M in the active asking-price range on DDproperty, checked on 7 October 2026. This is a lower resale-market anchor rather than a developer price; the chosen unit, its condition, availability, ownership form and transaction terms need separate confirmation.
- Completed: 2011
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers looking for an established low-rise condominium in Chatuchak with straightforward one- and two-bedroom choices.; Buyers who are comfortable with an approximately 600-metre walk to Sena Nikhom and value access to Kasetsart and Ratchayothin more than new-build status.; Resale buyers willing to compare renovation quality, building position, floor and legal documents across several units rather than shop by headline price alone.; Foreign purchasers where the selected unit can be transferred within the available foreign freehold quota and the juristic-person documentation is in order.; may not suit: Buyers who specifically want a new development, fresh-condition warranty and a direct developer purchase; this project was completed in 2011 and trades on the resale market.; Anyone who requires a station exit almost at the lobby or a high-rise skyline view; the scheme sits inside the soi and is limited to eight storeys.; A buyer unwilling to inspect the specific unit, the condominium's finances and foreign-quota availability, because those checks are central to an older resale transaction..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- which units are free, and on which floors
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the selected unit’s contractual handover date in the SPA — the published date is only a reference
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The amount of foreign freehold quota still available for individual resale units is not public; the condominium juristic person must confirm it before transfer.
- Yusabuy reports parking at roughly 55% of units, but that ratio was not corroborated in the primary project material found, so it is not treated as a core project specification.
- Land-area figures conflict: Home.co.th and Yusabuy report 6 rai 1 ngan 87 sq wah, while Tooktee reports 6 rai 2 ngan 87 sq wah; land area is therefore omitted from the core fields.
