Inspect the actual asset
Because the estate is long completed, a buyer can judge the real house rather than a promised specification. Street condition, neighbouring homes, parking, alterations and common-area upkeep are visible before money changes hands. The flip side is that resale stock is less standardised: one seller's house may be materially better or worse than another with the same original floor plan.
Family space at a low ticket
The launch configuration was a two-storey, three-bedroom home with two bathrooms and two parking spaces. Live resale asking prices around the low-THB-2-million range put that amount of space into a very different budget bracket from newer central Pattaya product. The useful comparison is therefore not just price per project, but condition, plot, fit-out and legal package of the specific house.
A commuter-oriented address
Rong Po is better understood as part of the northern Pattaya/Bang Lamung road network than as a resort neighbourhood. Historic project material highlighted Sukhumvit, Motorway 7 and access toward Laem Chabang. That can suit households whose daily life is built around driving to work, school or industrial and logistics areas, while buyers prioritising beach access or central nightlife should expect a different lifestyle.
Documents drive the decision
With an established townhouse estate, the developer name is only one layer of due diligence. The selected property's title, seller authority, registered charges, alterations, estate fees and current management matter more to a resale transaction. This is particularly important for foreign buyers because the land element does not follow condominium foreign-quota rules.
About the project
H Living Space Rong Po-Sukhumvit is a completed townhouse estate in Takhian Tia, Bang Lamung, in the northern Pattaya market. The identity is reasonably clear across project records from different years: the development is attributed to Health Land 2004 Co., Ltd. and sits on the Rong Po–Khao Mai Kaeo road corridor. One naming trap is worth flagging at the outset. H Living Space Sahaphat-Laemchabang is a separate Health Land development with a similar brand name; it has a different location, site area and base house specification. The facts below are limited to the Rong Po-Sukhumvit project.
The original product was straightforward rather than highly segmented. Project profiles describe a two-storey townhouse with three bedrooms, two bathrooms and parking for two cars. The original specification records 126 sqm of usable area, land from 22.4 sq wah, a 5.7-metre frontage and two storage points. That gives buyers a more useful picture than broad lifestyle copy: this was designed as a family-sized row house, not a compact holiday unit. Resale advertisements now show different floor-area figures for individual houses, so the original 126 sqm specification should be treated as the standard launch type, not as a substitute for measuring or checking the selected property.

The development size is one of the better-supported facts. Multiple independent project records state 215 homes, while older project material puts the site at about 13 rai. Completion timing is less tidy. Several current project profiles use September 2018, whereas another established database gives 2017. The registry record therefore uses September 2018 because it is the more consistently repeated date in current project profiles, while the disagreement remains disclosed below. Either way, buyers are looking at an established resale community rather than construction-stage delivery risk.
Current pricing comes from private resale stock, not a developer price list. When checked on 16 September 2026, the lowest visible resale asking price was THB 2.19 million. Other live offers were clustered around THB 2.2–2.36 million, while one listing updated in June 2026 was asking THB 2.32 million. Those figures should not be averaged into a theoretical project value: each house can differ in renovation, furniture, plot position and legal condition. The THB 2.19 million figure is used only as a live lower asking-price reference. Availability and the transaction package for any selected house still need a fresh check.
This is not a central Pattaya, walk-to-the-beach proposition. The estate sits in Takhian Tia on the Rong Po–Khao Mai Kaeo corridor. Historical project coverage emphasised road access toward Sukhumvit, Motorway 7 and the Laem Chabang/Sriracha side of Chon Buri. In practical terms, the location makes more sense for a car-based household whose routine is north Pattaya, Bang Lamung, Laem Chabang or nearby employment areas than for a buyer who wants to step out into a tourist district. The trade-off is easy to understand: more conventional suburban housing at a relatively low resale ticket, but less of the beach-and-city-centre lifestyle associated with Pattaya property marketing.
Common facilities require a cautious reading of portal data. Early project material names a landscaped area, key-card access, 24-hour security and CCTV. Some later databases add a communal pool and gym, while others display an even longer amenity list that is difficult to reconcile with the older project specification. For that reason, this record treats the simpler security-and-green-space package as confirmed and leaves the pool/gym question open. A physical viewing should establish what is actually operating, how it is maintained and what owners currently pay for shared services.
Health Land 2004 Co., Ltd. is consistently named as the developer across the available project records. The original project website is referenced in older coverage, but a current developer page with a detailed technical pack was not available through the present search. For a completed resale house, that changes the due-diligence emphasis. Historic brochures are useful for identifying the original product, but a buyer now needs current documents: the land title, the seller's ownership evidence, any registered encumbrances, the building documentation where relevant, and the rules and financial obligations attached to the estate.
Foreign buyers should treat the land component as a primary legal issue, not a footnote. This is a townhouse development, so the simple foreign-quota framework used for condominium units does not apply. Thailand's Department of Lands explains that foreigners are generally restricted from owning land directly, apart from narrow statutory exceptions subject to specific conditions and approvals. We did not find a specific to the project foreign-ownership structure or the title type for individual H Living Space houses in the public sources. Before price negotiation, a non-Thai buyer therefore needs to establish exactly what land and building rights are being transferred and whether the proposed structure is lawful for that buyer.

The sources consistently identify one original house type. Current resale listings show different floor-area figures for individual properties, including examples around 88 and 152 sqm, but the portals do not explain whether this reflects measurement conventions, later alterations or listing-entry errors. The 126 sqm figure is therefore retained as the launch specification; the selected house should be checked against its own documents and physical layout.
