A compact 50-home estate
A 50-unit community is small enough for a buyer to inspect as a real neighbourhood rather than rely on a masterplan. You can see the street condition, occupied homes, security setup and maintenance standard in one visit. The trade-off is that a small estate is only as good as its actual management. Ask who controls the gate and common areas, what owners pay, whether collections are current and what happens when shared infrastructure needs repair.
Two practical house formats
The current project card separates a roughly 130 sqm single-storey house from a roughly 200 sqm two-storey house, both with three bedrooms and two-car parking. The first format can work better for buyers who want step-free daily living and more outdoor ground around the house; the second prioritises internal space. Older plan cards show different plot sizes, so the decision should be based on the surveyed property and title deed, not on a generic model name.
Pricing is property-specific
Current asking prices and recent transactions do not form one neat project range. A live resale listing sits around THB 3.59M, while the project card shows remaining stock up to about THB 4.8M, and a recently completed institutional sale was much lower. That spread is a warning against using a single estate average. Condition, plot, furniture, legal status and seller motivation can materially change the number.
Due diligence matters here
The project does not have a clean public developer trail. Different databases name different companies, and one older source lists the developer as unknown. That makes title-level verification more important, not less. Before paying a reservation or deposit, a buyer should know exactly who owns the land, who is selling, what obligations run with the property and how the acquisition structure works, especially if the buyer is not Thai.
About the project
Baan Benjawan Grand is a compact housing estate in Nong Pla Lai, Bang Lamung, on the inland side of the Pattaya market. Across the stronger project databases, the core identity is consistent: the same name, the same Nong Pla Lai location and a total of 50 homes. This is not a beachfront resort compound and it is not positioned as a high-amenity luxury villa estate. The practical proposition is much simpler: a house with private land, parking and controlled access in a residential area where buyers typically rely on a car. That makes the individual property more important than the project brochure. Plot size, actual condition, title, access and transfer structure can matter more here than a long list of shared facilities.
The estate clearly exists and trades as real housing stock. Ready-to-move and resale homes are visible in current listings, and one institutional sale was recorded as completed in July 2026. The difficult part is the formal project timeline. Baania had already marked the development 100% complete on a page updated in 2020. DDproperty gives 2022 as the completion year. PropertyScout reports 2010. NaYoo says construction started in 2022, while FazWaz still applies an off-plan or under-construction label. Those dates cannot all describe the same formal milestone. For a buyer, the sensible conclusion is that the community is physically established and active on the secondary market, while the original completion chronology should not be treated as verified without the underlying development and land-allocation documents.

The most useful current layout information comes from NaYoo, which shows two house formats. The single-storey option is listed with three bedrooms, two bathrooms, two parking spaces, a plot of about 60 square wah and approximately 130 sqm of usable area. The two-storey option has three bedrooms, three bathrooms, two parking spaces, a plot of about 52.5 square wah and around 200 sqm of usable area. Older Baania plan cards describe two named two-storey house types on smaller plots. Rather than blending those figures into an artificial range, it is safer to treat them as evidence that the estate has had different stock or product versions over time. The title deed and the measured house area for the selected property should therefore override any generic project card.
Pricing behaves like a resale market rather than a clean developer price sheet. When checked on 13 September 2026, FazWaz showed one house for sale at about THB 3.59 million. NaYoo displayed a THB 3.7–4.8 million range for the two house formats it still labels as available. Separately, an institutional property with roughly 62 square wah of land was marked sold in July 2026 at THB 2.325 million. That lower figure should not be read as the market price for the whole estate; a distressed or institutional sale can sit well below a normal owner asking price. The useful takeaway is that buyers should compare real houses on condition, plot, fit-out, title and seller motivation rather than use a single project-wide price per square metre.
The location is best suited to a car-based daily routine. Project material places the estate around Soi Wat Nong Ket Noi and highlights access toward Highway 36. This is an inland Bang Lamung address rather than a walk-to-the-beach proposition. For a household that works around North Pattaya, Bang Lamung or the highway network, that can be perfectly practical; for someone who expects a resort lifestyle outside the gate, it is a different product. The area also means due diligence should include very ordinary but important checks: the condition of the access road, drainage after heavy rain, how much traffic reaches the main roads at peak times, and whether the immediate surroundings match the buyer's expectations.
The main diligence gap is the developer identity. DDproperty attributes BenjawanGrand to Chan Land Group Co., Ltd. NaYoo names B Home Quality Co., Ltd. as the company running the project, while Baania says the developer is unknown. B Home Quality appears in a local business directory as a Nong Pla Lai contractor and property seller, but that does not establish the legal project owner. Until an official land-allocation document, project licence or seller-side corporate record ties the estate to one entity, we would not present either company as confirmed developer. The same caution applies to tenure. DDproperty labels the project freehold, but foreign buyers cannot assume that means direct ownership of the land in their own name; the title and legally permissible acquisition structure need to be checked for the specific house.
