The basic proposition is simple: this is a detached two-storey home on its own plot inside a managed estate, not a townhouse unit and not a condominium. That gives a family more separation from neighbours, parking at the house and enough internal flexibility for children, older relatives or a home office. The plots are still urban in scale — the later models started from 50 square wah — so this is not a large suburban compound. On a resale inspection, the useful question is how much open land is genuinely left after carports, kitchen extensions and other owner additions, not just what the original site plan showed.
Resale evidence is visible
Because the estate is established, buyers can work with real competing stock instead of a launch brochure. At the end of September 2026 the lowest active ask found was THB 7.59M, with several other houses around THB 7.9M–8.5M. The comparison can therefore focus on plot, fit-out, renovation, orientation and micro-location within the estate. The trade-off is inconsistency: mature houses no longer follow one clean specification. Advertised usable areas vary substantially and some homes have been altered, so the cheapest price per reported square metre is not automatically the best value.
Amenities are substantial
For a 133-home low-rise estate, the common facilities are meaningful: a clubhouse, swimming pool, gym, yoga room, children’s room, reading room and landscaped shared space. The original security design also included a double-gate sequence, access control, CCTV and 24-hour guards. In 2026 the real decision point is the current operating condition of those facilities. A buyer should walk the common areas, see how the pool and landscaping are maintained, look at traffic around the entrance and confirm the current common fee for the exact property. A 2021 review quoted THB 35 per square wah per month, but that historical figure should not be treated as today’s invoice without confirmation.
The developer is traceable
Quality Houses is a long-established listed Thai developer rather than an opaque single-project company. It was incorporated in 1983 and listed on the Stock Exchange of Thailand in 1991, with current corporate and financial disclosures available publicly. That is useful background when reviewing the estate’s origin and original standards. It does not replace resale due diligence. Years after completion, the more important risks sit at house level: land title, ownership history, unregistered extensions, structural or water issues, estate debts and the condition of systems that may have been modified by previous owners.
About the project
Casa Ville Donmuang-Songprapa is a gated community of two-storey detached houses in Si Kan, Don Mueang, in northern Bangkok. The site covers roughly 32 rai and the project is generally recorded as 133 homes, which gives it a more contained feel than the very large suburban estates that can run to several hundred units. It sits within the wider Q District residential area, alongside other Q House developments, but it should not be confused with Casa City or Casa Presto: those are separate neighbouring projects with different housing formats. Casa Ville is the detached-house component. The developer is Quality Houses Public Company Limited, better known as Q House. The company was incorporated in 1983 and has been listed on the Stock Exchange of Thailand since 1991. That corporate history does not remove the need to inspect an individual resale property, but it does mean the developer itself is straightforward to identify and research, which is useful when reviewing an older Bangkok housing estate.
By 2026 this is a secondary-market project rather than a conventional new launch. The live stock found during this review was being offered by owners and agents, not as a fresh developer release. The lowest active sale price we found was THB 7.59M for a four-bedroom house listed on 30 September 2026, while other current asks clustered around roughly THB 7.9M to THB 8.5M. Rental listings ranged from about THB 35,000 to THB 60,000 per month depending on the house, fit-out and reported floor area. Those figures are best read as market evidence rather than an investment promise. They show where actual resale asking prices sit today and are more decision-useful than launch prices from 2018 or 2021. The advertised floor areas now vary widely — examples include around 160, 161, 169, 176, 197, 220 and 272 sqm — which is a reminder that a mature housing estate develops over time. Some owners extend kitchens, enclose space, add rooms or simply describe usable area differently. A buyer should therefore verify the approved house plan and the physical structure of the exact property rather than assume that every listing matches the original brochure specification.

The later sales wave documented in 2021 used three main two-storey plans: Intrega+ at 156 sqm with three bedrooms, Timber+ at 160 sqm with four bedrooms, and Magnolia+ at 196 sqm with four bedrooms plus an upstairs family area. All were marketed on plots starting from 50 square wah; Intrega+ and Timber+ had two parking spaces, while Magnolia+ had three. An earlier project review recorded a 143 sqm Cypress model and quoted Magnolia at 197 sqm, so the estate clearly went through more than one product iteration. That matters on resale. A 4-bedroom house advertised at 160 sqm is not necessarily the same underlying plan as a 4-bedroom house near 197 sqm, and later alterations can widen the gap further. The most useful comparison is not simply price per advertised square metre; it is the combination of original plan, plot size, approved additions, condition, orientation, parking and the legal documents attached to that exact house.
The location works best as a northern-Bangkok, car-oriented residential base rather than a walk-to-transit urban address. The estate is reached from Soi Song Prapha 30 and also connects toward Decha Tungkha Road, with onward access to Vibhavadi Rangsit, Si Saman and Chaeng Watthana. A detailed 2021 route review placed Don Mueang station on the Dark Red Line at roughly 5 km and the Si Saman access to the Udon Ratthaya Expressway at roughly 4.9–5.7 km depending on the route. Travel times will move with Bangkok traffic, so old claims such as a fixed five-minute airport run should be treated as marketing rather than a dependable commuting promise. The practical appeal is different: households connected to Don Mueang Airport, Rangsit, Muang Thong Thani, the Chaeng Watthana government complex or northern business districts can keep a detached-house format without moving far outside Bangkok. The estate also has a substantial shared amenity package for a low-rise community, including a clubhouse, swimming pool, gym, yoga room, children’s room, reading room and landscaped common areas. Security was designed around a double-gate entry sequence, access control, CCTV and 24-hour guards. In a completed project, however, the current maintenance standard of those facilities is more important than how they were described when new, so the common areas are worth inspecting at the same time as the house.
Ownership format
Listings market these homes as freehold house-and-land resales in the Thai domestic market, but that does not give an ordinary foreign buyer an automatic right to register the land in their own name. Foreign land ownership is restricted; the selected house needs a deal-specific review of the land title, any registered land lease and ownership of the building itself. The narrow Section 96 bis exception requires at least THB 40M of qualifying investment, is limited to up to one rai and requires approval from the Minister of Interior.
Home types & sizes
A two-storey later-generation plan on plots starting from 50 square wah. The 2021 specification records three bedrooms, three bathrooms and two parking spaces. It is the most compact of the three later plans, although the measured area of a resale house may differ after owner extensions or because agents use different area conventions.
This plan fits four bedrooms into roughly the same overall footprint as Intrega+, so it suits a household that values a separate room count more than generous spare space. The 2021 specification listed three bathrooms, two parking spaces and plots from 50 square wah. Resale listings around 160–161 sqm are common, but agents do not always identify the original house model by name.
