Why this project is worth a look

Inspect before you buy

Infinite marks the development as ready to move in, so buyers can judge the real product rather than a promised one. The exact view, corridor condition, lift performance, parking pressure, pool maintenance and noise can all be checked before a deposit is paid. Construction risk is largely behind the project; management quality and building upkeep become the bigger questions.

Accessible ticket size

Current resale asking prices start around THB 1.32M, while Infinite's project page shows a THB 1.39M starting figure. That is a relatively modest absolute entry point for Bangkok residential property. It should still be treated as a screening number, not proof of value: the cheapest unit may need work, have a compromised outlook or be unavailable for foreign freehold.

Simple unit mix

The development is built mainly around compact one-bedroom homes of 24 and 28 sqm, with a 35 sqm pool-terrace variant. Because the formats are similar, buyers can compare like with like across buildings and floors rather than trying to price very different apartment types. The trade-off is space: anyone needing a dedicated office, substantial storage or family living room should test the layout in person.

Large shared amenity zone

The official project site states more than four rai of common space and a 60-by-15-metre pool, plus a roof garden, fitness area and 24-hour security. Those are meaningful facilities for a budget-oriented low-rise project, but the project also has more than a thousand units. A buyer should therefore look at actual peak-time use and maintenance quality, not just the facility list.

A Don Mueang address

The value of the location depends heavily on where the resident needs to go. For airport-related work, the Song Prapha corridor, Laksi or Chaeng Watthana, the address can be practical. For someone commuting daily to central Bangkok by rail and on foot, the first- and last-mile journey matters. This is a neighbourhood-led location rather than a station-integrated one.

About the project

Happy Condo Donmuang The Terminal is a completed residential condominium on Soi Song Prapha 9/1 in Don Mueang. Infinite Real Estate still lists it in its active portfolio and marks the project as ready to move in. The project's own site identifies five eight-storey buildings with 1,071 residential units. That changes the due-diligence approach completely: this is not a presale decision based on renders and delivery promises. A buyer can inspect the actual building, common areas, parking pressure, lifts, views, noise and the condition of the exact unit before committing funds.

The scheme is relatively large for a neighbourhood low-rise development. The official project site states a land area of about 11 rai 1 ngan 40.8 square wah and more than four rai of common space. Facilities include a 60-by-15-metre swimming pool, a fitness area above the clubhouse, a roof garden, 24-hour security and key-card access. Some older third-party profiles quote different parking and common-area figures. For a resale buyer, the useful question is therefore not which launch brochure was correct, but how crowded the parking is today and whether the pool, lifts, landscaping and security systems are being maintained to an acceptable standard.

The original unit mix is straightforward: one-bedroom layouts of 24 sqm and 28 sqm, plus a 35 sqm pool-terrace format. This is compact urban housing rather than a family-oriented project built around large two- and three-bedroom units. The smaller layouts keep the absolute entry price relatively low, but they also make layout efficiency important. A 24 sqm unit can work well for one resident if storage, kitchen space and furniture are planned sensibly; the same nominal size can feel restrictive when bulky furniture or a work-from-home setup occupies the circulation area. Viewing the exact unit matters more than comparing floor area alone.

Location is the other defining feature. The project sits in the Si Kan part of Don Mueang, on the Song Prapha corridor, with local markets, schools, shops and Don Mueang Airport forming the everyday catchment. Road access connects into the Don Mueang Tollway and the wider Chaeng Watthana side of northern Bangkok. The Red Line now provides a rail option through Don Mueang station that did not exist in its current form when the project launched. Even so, the condominium is not directly attached to the station, so buyers who expect car-free commuting should test the door-to-station trip at the hours they actually travel rather than relying on generic 'near transit' wording.

As of 16 September 2026, the project has an active resale market. DDproperty shows a current asking-price range starting around THB 1.32M, while Infinite's present project page displays a starting price of THB 1.39M. Those numbers should not be treated as a single developer price list. In a completed condominium, asking prices can vary materially with building, floor, renovation, furniture, outlook, ownership eligibility and seller motivation. The lowest listing is useful as a market anchor, but it is not evidence that the cheapest unit offers the best value. Comparing several units of the same size usually reveals more than comparing headline prices across different layouts.

A completed building also allows a buyer to replace assumptions with checks. It is possible to inspect corridor wear, lift condition, water pressure, air-conditioning, pool maintenance and actual noise levels, then ask the condominium juristic person for current rules and charges. PropertyHub lists a common fee of THB 40 per sqm, but that figure should be treated as indicative until a current invoice or juristic-person statement is reviewed. The same applies to rental rules, pet policies, renovation hours and any special assessments. Current building documents matter more than launch-era marketing when buying a resale unit.

Ownership needs unit-level verification. DDproperty classifies the project as freehold, and Thai condominium law allows qualifying foreign buyers to own a registered condominium unit in freehold while foreign ownership remains within the statutory 49% area quota. That quota applies to the building, not simply to the project name. A unit can therefore be perfectly transferable to a Thai buyer while unavailable for foreign freehold at the same moment. Before paying a deposit, a foreign buyer should obtain the juristic person's foreign-quota confirmation, check the unit title and outstanding common charges, and make sure the funds can be documented in the form required for registration.

One database issue deserves explicit treatment. PropertyHub records the project as completed in 2017, which is consistent with a Yusabuy preview from October 2015 describing the development as a new presale launch. DDproperty, however, shows 2006 and appears to mix part of its description with an older Happy Condo project. Infinite's current site confirms that Donmuang The Terminal is ready to move in but does not state the original completion year. For that reason, the dossier treats 'completed' as confirmed but does not present a single completion year as settled fact. If building age is material to a purchase decision, the condominium registration records should settle it.

The practical investment and lifestyle case is therefore quite specific. This is a mature Don Mueang condominium with compact one-bedroom stock, a sizeable common area and a visible resale and rental market. It suits buyers who genuinely use the northern Bangkok / airport side of the city and who prefer inspecting a finished product over taking construction risk. It is less compelling for someone who needs direct rail access, larger family space or a low-density environment. The decision should come down to the exact unit, building condition, juristic management, ownership eligibility and price relative to comparable units inside the same development.

Ownership format

DDproperty lists the project as freehold. A foreign buyer can register a condominium unit in freehold only while the building remains within Thailand's 49% foreign-ownership quota by unit area, so quota availability must be confirmed for the selected resale unit with the condominium juristic person before transfer.

Unit types & sizes

1 bedroom, Type A
24 sqm
1 bathroom

The smallest official format. It can work for one resident or a couple prioritising a lower total purchase price and straightforward maintenance. Resale listings sometimes show small area variations around 24–25 sqm, so the title-deed area of the exact unit should take precedence over the marketing type name.

1 bedroom, Type B
28 sqm
1 bathroom

A slightly more generous one-bedroom layout. The extra area can make storage, kitchen and living space easier to arrange, but the benefit varies by exact plan and furnishing. On the resale market, comparing 24 sqm and 28 sqm units in the same building is a useful way to see what premium the extra space actually commands.

1 bedroom pool terrace
35 sqm
1 bathroom

The largest confirmed original layout. The detailed project information and Home.co.th both show 35 sqm with a private terrace connected to the pool area. An upper marketing section on the official site contains a conflicting 28 sqm reference, so the unit plan and title deed should be checked for any specific listing.

The official product line is one-bedroom focused. Resale listings can show small differences from the marketing type areas, so the registered area on the selected unit's title deed should govern the transaction. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 1.32M based on DDproperty's active sale range checked on 16 Sep 2026. This is a lower resale-market anchor, not a guaranteed transaction price; the specific unit, condition, ownership eligibility, availability and final terms need to be verified separately.

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Buyers who prefer a finished building where the exact unit and common areas can be inspected before committing.; Budget-conscious Bangkok buyers who care more about total acquisition cost than large floor area or a central-business-district address.; Singles or couples comfortable with compact one-bedroom living and willing to choose carefully between layouts and buildings.; People whose work, family or regular travel is tied to Don Mueang, Laksi, the airport corridor or northern Bangkok.; Foreign buyers prepared to verify the quota and resale documentation for the specific unit rather than relying on a project-level freehold label.; may not suit: Families needing two or three proper bedrooms and generous internal space; the confirmed original mix is centred on compact one-bedroom units.; Buyers who require a condominium directly attached to rail transit and want a fully walkable station commute with no last-mile leg.; Anyone specifically seeking a low-density residence; five buildings and more than a thousand units create a busier residential environment even with substantial common space.; Buyers unwilling to perform resale due diligence. Completion removes development-delivery risk but not questions about unit condition, juristic management, outstanding charges, title and seller authority..

  • the contractual area of the chosen unit, and which basis it is measured on
  • which amenities are fixed in the SPA annexes

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion-year records conflict. PropertyHub shows 2017, while DDproperty shows 2006. A Yusabuy article documents the project entering presale in October 2015, so 2006 does not fit this development's launch history. Infinite confirms it is ready to move in but does not publish the handover year; the condominium registration records should be used if the exact year matters.
  • Secondary sources disagree on unit count: the current official project site states 1,071, Home.co.th states 1,070, and Yusabuy/DDproperty state 1,072. The registry record uses 1,071 because it comes from the project's current primary site.
  • Parking data also conflicts: the current official site states 30%, while Yusabuy's launch-era review states 40%. The dossier uses the current primary-source figure, but actual parking entitlement and availability should be confirmed with the condominium juristic person.
