Track record

QH's corporate history includes periods of stress as well as expansion. Following Thailand's 1997 financial crisis, the company entered debt restructuring and states in its official history that the relevant restructured loans had been fully repaid by 2005. It subsequently built a multi-brand residential business alongside income-producing property; current listings on the company's own website include Q 1 Sukhumvit, Prukpirom New Ratchaphruek, Laddarom Chatuchot 15 and Q District @MRT Romklao Intersection. The 2025 accounts show a softer operating phase: consolidated total revenue was THB 7,894.49 million, down from THB 8,699.44 million in 2024, while profit attributable to owners of the parent declined from THB 2,150.11 million to THB 1,727.82 million. That does not determine the risk of an individual purchase, but it is a reason to use current financial disclosures rather than the age of the brand as the main proxy for strength.

Segments and prices

Quality Houses operates across a much broader price spectrum than its corporate name might suggest. Its current catalogue includes detached houses, townhomes and condominiums, with website filters running from below THB 3 million to above THB 40 million. Individual advertised ranges stretch further: Q District @MRT Romklao Intersection was shown from THB 6.59-10 million, Laddarom Chatuchot 15 from THB 7.99-20 million, Prukpirom New Ratchaphruek from THB 25-100 million and Q 1 Sukhumvit from THB 30-150 million. A single 'QH price segment' would therefore be misleading. The useful comparison is at brand and project level, with any starting price checked against live inventory, unit or house type, plot or floor, specification and current promotion.

Geography

The residential business is heavily concentrated in Bangkok and the surrounding metropolitan market, with the official catalogue covering corridors from Ramintra, Lat Krabang and Bangna to Ratchaphruek, Rama II, Phutthamonthon and the western suburbs. The wider QH footprint also extends beyond the capital, with projects listed in locations including Hua Hin, Si Racha, Chonburi, Laem Chabang and Chiang Mai. That breadth shows experience across several local markets, but it should not be read as evidence that demand or resale conditions are interchangeable. Rental depth, end-user demand and exit liquidity still need to be assessed at the individual location and project level.

Reliability and public record

QH is comparatively easy to investigate at corporate level because it has been listed for decades and publishes recurring financial disclosures. Its 2025 consolidated accounts carry an unqualified audit opinion, and Q2 2026 financial statements were released as reviewed interim information. The most recent credit signal is less favourable than the historical record: on 3 August 2026, TRIS Rating downgraded the issuer rating of Quality Houses and its senior unsecured debentures from A- to BBB+, while changing the outlook from Negative to Stable. A corporate credit rating is not a construction-quality score and does not predict the outcome of an individual purchase, but the downgrade is material context for buyers who might otherwise assume that a long SET listing is itself a guarantee of project performance.

What to verify

Due diligence differs materially between QH's landed housing and condominium products. For a detached house or other property sold with land, a foreign buyer should not assume that ownership can be registered in the same way as a condominium: Thai rules heavily restrict direct foreign land ownership and provide only narrow exceptions. For a condominium, confirm that the selected unit is available within the foreign ownership quota, generally capped at 49% of the aggregate unit area of the condominium building, and establish the required remittance and transfer documentation before paying. In either case, verify the contracting entity, title, contractual handover date, reservation-refund provisions, delay remedies, delivered specification, post-transfer fees and whether any marketing promise is actually written into the agreement. QH's public disclosures make the corporate layer easier to check; the buyer's enforceable rights still come from the transaction documents.
