It is not a central-Bangkok lifestyle substitute, so a buyer commuting to the CBD should test the actual weekday journey rather than treating proximity to the airport as a universal location advantage.

Low-rise with amenities

Phase 2 combines three eight-storey residential buildings with a comparatively broad amenity set: pool, gym, sauna, social and work spaces, children's facilities and outdoor recreation. For a resale buyer, the current condition matters more than the original brochure. Due diligence shifts to the condition of the selected unit, the maintenance record, the condominium juristic person's finances, common-area upkeep and any outstanding owner liabilities attached to the transfer process.

Project materials show approximately 22 sqm studios, one-bedroom layouts across roughly 25–34 sqm, and a larger 50 sqm format described in detailed launch reviews as a two-bedroom unit. On the resale market, floor area is only the starting point. Individual apartments have had years of use, furnishing changes and owner alterations, so two units with the same nominal size can differ materially in condition, outlook, noise exposure and move-in cost. The location is primarily a north-Bangkok proposition. Song Prapha Road gives practical connections toward Vibhavadi Rangsit, Chaeng Watthana, the canal-side road network and the Si Saman interchange. Don Mueang Airport and the Don Mueang station on the Dark Red suburban rail line are within a short local trip, and neighbourhood markets support day-to-day living. That makes the project more naturally aligned with people working around the airport, aviation-related employers, government facilities or the northern districts than with buyers who want a walkable central-Bangkok lifestyle. Someone commuting daily to Sathorn, Silom or Asok should judge the property by the real door-to-door journey, not by a map distance to central Bangkok.
