The estate sits in a functional part of southern Phuket rather than in a beachfront resort zone. That can work well for full-time residents who need road access in several directions, while buyers whose priority is walking directly to the beach may prefer a different location.

Private-house lifestyle

A detached home, private plot and private pool create a very different ownership experience from a condominium. They also bring more maintenance responsibility. On a 2012 resale, the pool system, roof, electrics, water supply, air-conditioning and any renovation work deserve as much attention as the interior styling.

Small estate format

With 25 villas reported by the main project portals, Chalong Harbour Estate is relatively compact. The trade-off is clear: more privacy and less resort-scale density, but fewer shared amenities. The confirmed communal offer is straightforward rather than extensive.

Resale selection matters

The available evidence shows materially different villa sizes and asking levels inside the same estate. Over time, individual homes have also been renovated and furnished differently. The project name is therefore only the starting point; the actual value sits in the specific house, land, condition and legal structure being sold.

About the project

Chalong Harbour Estate is a completed gated pool-villa community in Chalong, on the southern side of Phuket. It is no longer a developer-led new-build product with a standard price list. The estate dates to 2012 and the market today is resale-driven, which changes how it should be evaluated. The key question is not simply whether the project looks attractive as a whole, but whether a particular house has been maintained properly, whether its pool and building systems have been renewed when needed, and whether the land and building rights offered to the buyer are legally clear.

Major property portals generally describe the estate as having 25 homes. The recurring product type is a three-bedroom villa with a private pool, but the houses are not all equivalent in size. Listings associated with the project have ranged from roughly 90 sq m of indoor area on about 220 sq m of land to around 250 sq m on a 500 sq m plot. That spread matters. A buyer comparing two Chalong Harbour Estate resales may in practice be comparing two quite different assets, even though both sit behind the same estate name.

The location is one of the project's more practical strengths. It is in Chalong close to the main road network around Chalong Circle and within a short drive of Chalong Pier. This is not a beachfront development and it should not be approached as one. Instead, the area works as a base for people who need access to Rawai and Nai Harn, Kata and Karon, or Phuket Town without living in a dense tourist strip. Project portals also point to Villa Market and HomePro Chalong nearby. A car or motorbike still makes everyday life much easier, particularly if beaches and schools are part of the routine.

Shared facilities are simple rather than resort-style. The consistent items are parking and 24-hour security, while DDproperty also lists CCTV. The private pool belongs to the individual villa, so the condition and running cost of each property sit largely with the owner. FazWaz currently shows a fixed common-area fee of THB 1,250 per month. For a resale purchase, that figure should be treated as a useful reference rather than a substitute for the latest statement from the estate or seller, especially if there could be unpaid fees attached to the property.

The developer attribution is less clear than the project portals make it appear. FazWaz, LivePhuket and Hipflat associate Chalong Harbour Estate with Ananda Development. DDproperty, however, does not name a developer. We also did not find the estate in Ananda's own current project material, and a 2026 Ananda announcement presents Mira Valley as the company's expansion into the Phuket market. That does not conclusively disprove the secondary-source attribution, but it is enough to avoid presenting Ananda as a verified developer of this 2012 estate without a primary project document.

For a foreign buyer, land ownership is the central legal point. Thai rules generally restrict direct foreign ownership of land, subject to narrow statutory exceptions. Resale records linked to Chalong Harbour Estate show different ownership descriptions from one villa to another, including leasehold treatment in one case and foreign ownership of the building with a different land-holding structure in another. That variation is precisely why the legal structure must be checked property by property. The title deed, registered owner, building ownership evidence and any registered lease should be reviewed before a reservation or deposit becomes non-refundable.

The current price anchor also needs context. As of 14 September 2026, the live FazWaz project inventory shows a single resale at about THB 18 million, described as a three-bedroom villa of roughly 250 sq m on a 500 sq m plot. Historical project listings have appeared at materially lower prices, including a much smaller 90 sq m house. THB 18 million is therefore not a universal 'project price'. It is the current asking level for a particular available resale. For an older villa estate, condition, land size, renovation history and legal structure can matter more to value than a simple price-per-square-metre comparison.
