Why this project is worth a look
Genuinely large homes
The best-documented house type is a 338.77 sqm two-storey villa with four bedrooms and five bathrooms. That is enough room to separate family, guest and work areas without the compromises of a condominium. The private pool and plot add real lifestyle value, while also increasing maintenance and operating responsibility.
Practical Chalong base
Larimar is inland in Chalong rather than on a tourist beachfront. For everyday residents, that puts international schools, retail, hospitals and sports facilities into short driving routes while keeping several southern beaches accessible. It is particularly logical for a household with a daily school or work routine.
Finished stock exists
The market already contains villas recorded as built in 2025, and the developer has publicly confirmed handovers to some owners. Buyers can therefore inspect actual completed homes rather than relying only on renderings. Remaining stock is not uniform in status, so the exact villa still needs its own completion confirmation.
Ownership needs diligence
A foreign buyer should not read a portal’s “freehold” label as automatic ownership of the underlying land. Larimar listings use different tenure descriptions, so the transaction must be broken down into land rights, building ownership and registered contractual rights before reservation. For a villa purchase in Thailand, that is a core due-diligence item.
About the project
Larimar Villas is a relatively small private-pool villa community in Chalong, on the southern side of Phuket. The official project website states 35 two-storey villas on 8 rai and 21 square wah of land. The most visible product in current sales inventory is a substantial family house rather than a compact holiday unit: Type A is documented at 338.77 sqm of usable area, with four bedrooms and five bathrooms in active listings. The official master-plan material also identifies a smaller Type B at 328.19 sqm. This is therefore a very different proposition from a beachfront condominium or a high-density resort development. Buyers are paying for private indoor and outdoor space, a pool, parking and the independence of a detached home, with all the maintenance responsibility that comes with that format.
The setting is inland Chalong rather than a walk-to-the-beach resort strip. That matters more than the marketing language around the address. Day-to-day life here is naturally car-based, with schools, supermarkets, hospitals, sports facilities and several southern beaches reached in different directions. The project website quotes roughly five minutes by car to BCIS Phuket, around ten minutes to Robinson Lifestyle Chalong Phuket and Dibuk Hospital, about fifteen minutes to Central Phuket and Chalong Pier, and around twenty minutes to Karon, Kata and Rawai. Those are useful orientation points, not guaranteed travel times: Phuket traffic can change dramatically by season and time of day. For a family living on the island, however, Chalong can be more practical than a beach address that creates a long school or hospital commute every day.

The houses are designed as two-storey private villas with generous living areas and their own outdoor space. Current Type A listings repeatedly show 338.77 sqm, four bedrooms and five bathrooms. Plot sizes vary: the official site gives a broad 240–364.10 sqm range, while individual listings show different parcels within that band. Private pools are consistently documented, and listings also show gardens or terraces, covered parking and additional service areas. The key buying point is that one advertised villa should not be treated as a specification sheet for all 35 homes. Furniture packages, plot size, outlook, completion state and exact included items can differ. A serious buyer should select by villa number and review the land area, built area, inventory list and handover condition for that specific property.
Communal amenities are meaningful but not resort-scale. The official site lists smart-home systems, a fitness facility, café and bakery, house-and-garden cleaning, pool cleaning, air-conditioning cleaning, airport shuttle service, 24-hour security and CCTV. FazWaz also identifies a reception area, communal gym, parking and security infrastructure. The practical way to read this list is as support around private-home ownership rather than as a substitute for the space inside each villa. Some services may be optional or separately charged. Their appearance on a project website should not be assumed to mean unlimited inclusion in the standard common-area fee, so owners should obtain a written schedule of included and chargeable services before transfer.
Construction status requires more care than the headline labels on property portals suggest. Major aggregators classify Larimar Villas as completed in December 2025 and currently advertise completed 2025 houses for sale and rent. Yet in June 2026 Athena Developer said that the first phase had sold more than 95% and that some villas had already been handed over, wording that implies staged delivery rather than a single clean completion date. More recent developer material has also carried construction updates, while some agencies have marketed selected Larimar inventory with later handover dates. The safest current interpretation is mixed status: finished and occupied or handed-over villas clearly exist, but a buyer should not assume every remaining unit is complete simply because the project page says “completed.” The chosen villa number needs its own construction and handover confirmation.
Current asking prices place the lower visible entry point around THB 17.8 million for a four-bedroom villa. DDproperty carried an active THB 17.79 million listing dated 13 August 2026, and FazWaz showed several current offers around THB 17.8 million and above, with higher prices attached to different plots, views, furnishing levels and individual units. That makes a single “project price” a weak decision tool. A furnished completed villa and a differently positioned or larger-plot house can sit at materially different numbers. FazWaz also publishes a common-area charge of THB 40 per sqm per month and a THB 500 per sqm sinking fund, but its own text is inconsistent about whether the calculation base is indoor area or plot size. The actual owner-cost schedule should therefore be requested for the selected villa rather than reconstructed from portal data.
For a foreign buyer, the central legal issue is the land, not the fact that the house is called a villa. Thai law generally does not allow a foreign individual to own land directly in personal freehold. A building can be treated separately from land rights, and long-term registered leases are commonly used for land, but the exact structure must be documented. Larimar listings are not consistent: some display “freehold,” while other descriptions refer to both freehold and leasehold. Those labels alone do not tell a foreign buyer who owns the underlying land, whether the building is separately owned, what is registered at the Land Office or what renewal rights actually exist. Any lease renewal options should be read as contractual promises subject to their legal wording, not as automatic future thirty-year terms.
The project makes the most sense for a household that will use the villa as a real home or frequent Phuket base: four-bedroom scale, a private pool, multiple schools within a short drive and reasonable access to both Phuket Town and the southern coast. It can also be rented or held as an investment property, and active rental and resale inventory confirms that a secondary market exists. But the investment case should be built from the selected villa upward. Purchase price, furnishing, management cost, legal structure, vacancy, maintenance of a private pool and evidence from comparable rentals matter more than a promotional yield figure. Larimar is easier to understand as a spacious residential asset first, with investment potential assessed second, rather than as a packaged return product.

Ownership format
A non-Thai buyer cannot hold the villa land directly in personal freehold. The building may be owned separately while land rights are commonly structured through a registered long-term lease; current Larimar listings use both freehold and leasehold labels, so the exact structure for the selected villa must be checked against the title and contracts before reservation.
Home types & sizes
The most consistently documented Larimar format. It is a two-storey, four-bedroom, five-bathroom private-pool villa; current listings show different plot sizes, views and furnishing packages. The 338.77 sqm built area is a reliable Type A reference, while land and inventory should be checked by villa number.
The second official plan type is slightly smaller than Type A. The public text on the developer site does not separately spell out the bedroom and bathroom count for Type B, so the Type A room schedule should not be copied across without the actual plan documents.
The developer site confirms two types at 338.77 and 328.19 sqm. Four bedrooms and five bathrooms are consistently documented for Type A in current listings; public text detail for Type B is more limited.
