Why this project is worth a look

Walkable MRT access

Sam Yan MRT is roughly 400–530 metres away depending on the station exit and measuring point. That is genuine everyday walkability for central Bangkok rather than a marketing claim based on a distant station.

Moderate building scale

There are 196 residences in one 23-storey tower. By current Bangkok standards that is a manageable project size, although actual privacy still depends on the floor, corridor position and how efficiently the lifts operate.

Established resale market

Siamnuwat has sold out the development, so buyers compare real apartments with different renovations, views, floors and ownership histories. That is less tidy than a developer price list but allows the condition and negotiating position of each asset to be assessed directly.

Dense urban catchment

Sam Yan, Chulalongkorn University, Chulalongkorn Hospital, Samyan Mitrtown and the Bang Rak business districts are part of the everyday area. The location suits central-city routines and is a poor match for buyers seeking a quiet resort or suburban environment.

Risks can be checked

Building age, unit condition, current common charges and foreign quota are all matters that can be inspected or documented before transfer. There is no construction-delivery risk, but the resale purchase still deserves proper technical and legal due diligence.

About the project

Vertiq Rama 4 - Siam is an established high-rise condominium on Si Phraya Road in Maha Phruettharam, Bang Rak. It is no longer a primary-market launch. Siamnuwat marks the project sold out, Thailand’s Smart EIA database shows the building as approved and operating, and today’s market is predominantly owner resales and rentals. Project identity is unusually clean for an older Bangkok building. Siamnuwat names VERTIQ RAMA 4 - SIAM directly and describes a single 23-storey high-rise with 196 residential units near Sam Yan MRT. The same 23-floor, 196-unit specification appears across PropertyHub, ThinkOfLiving, DDproperty, Hipflat and other project databases. That consistency matters more than the old luxury positioning: the physical scale of the building is well established, while the remaining discrepancies concern secondary details such as whether completion should be labelled December 2012 or 2013 and how broadly the original unit-size range is defined.

The address is supported by a government record rather than only by broker copy. Thailand’s Smart EIA system lists the Vertiq condominium juristic person at 188 Si Phraya Road, Maha Phruettharam, Bang Rak, Bangkok 10500. The EIA entry for Project VERTIQ records approval on 8 February 2011 and states that the project has received permission to operate and is in operation. ThinkOfLiving maps the building at approximately 13.732051, 100.525496, a position consistent with other current project references and the Si Phraya address. One older review pins the project several hundred metres away, so the dossier uses the more consistent coordinate with a wider map radius instead of pretending that every historic map embed agrees.

The location works because it sits inside a dense central-Bangkok network rather than because of any single destination. Sam Yan MRT is within practical walking distance: Siamnuwat describes roughly 400 metres, Yusabuy about 450 metres, PropertyHub about 0.46 km and DDproperty around 530 metres. Those numbers vary with the station exit and measuring point but tell the same story. Chulalongkorn University, Samyan Mitrtown, Chamchuri Square, Chulalongkorn Hospital and the wider Siam retail area are all part of the surrounding urban fabric. The trade-off is equally clear. Si Phraya is not a quiet suburban side street; traffic, offices, restaurants, service activity and city noise are part of the environment. Floor height helps, but orientation matters as much as floor number, so the view and noise profile should be checked from the exact unit at the times the buyer would normally be at home.

With 196 residences in one 23-storey tower, Vertiq is relatively compact compared with many newer multi-building Bangkok schemes. That does not automatically make it private, but it creates a different operating scale from a 700- or 1,000-unit complex. A detailed 2020 review records four basement levels and 156 parking spaces, while Hipflat separately reports parking at about 80% of unit count. Yusabuy says residential floors begin on level 3, the pool sits on level 14 and the number of units reduces on the higher floors. The building’s original design also used an internal court and vertical greenery as recurring architectural elements. For a completed project more than a decade into operation, those features should be judged by their present condition rather than by the launch concept: ventilation, common-area wear, lift performance, water management and upkeep are all visible during a proper inspection.

The shared facilities are substantial for the project’s age: swimming pool, gym, sauna, steam room, garden areas, parking, access control, 24-hour security and CCTV are repeatedly documented. Yusabuy describes a glass-sided Sky Gym, outdoor pool with vertical landscaping, an indoor jogging track and elevated gardens. PropertyHub independently confirms the core set of pool, fitness, sauna, steam room, parking, keycard access, security and CCTV. For a resale buyer, the operating condition and cost structure matter more than the original amenity count. PropertyHub and Hipflat both quote a common-area fee of THB 50 per sqm, and Hipflat also quotes a THB 600 per sqm sinking fund. Those figures are useful reference points, not substitutes for current juristic-person documents. The buyer should obtain the latest maintenance statement, check for arrears attached to the unit and review whether any major repair programme or special assessment has been approved.

Unit information is more nuanced than a single neat brochure range. PropertyHub currently gives one-bedroom units at 34–51 sqm and two-bedroom units at 55–96 sqm. Home.co.th and Yusabuy support an overall project span of 34–131 sqm, while Thaiger Property and Hipflat describe a narrower legacy set: a one-bedroom around 36 sqm, two-bedrooms around 57–70 sqm and a 131 sqm penthouse. These sources may be describing different levels of detail rather than genuinely conflicting stock. A typical-layout summary can be narrower than the full legal inventory. Without the original complete schedule of unit plans, however, it would be wrong to invent a precise mapping for every size. The dossier therefore keeps the documented categories and ranges, while treating unusual current resales — such as a 146 sqm three-bedroom on a high floor — as individual units rather than proof of a standard original type.

Pricing is now determined by the secondary market. Siamnuwat’s current project page says sold out, so the THB 3.7M historical starting price still preserved by Home.co.th has no value as a current entry price. In mid-August 2026 PropertyHub listed a 38 sqm one-bedroom on the 4th floor at THB 4.95M, the lowest dated active asking-price anchor found during this research. Two-bedroom resales on the same page were around THB 6.5–6.9M at the lower end, while larger or higher-floor stock moved well above that. DDproperty’s contemporaneous project sample showed roughly THB 6.5M to THB 22.9M, with the upper end represented by a 146 sqm three-bedroom unit. Asking prices alone do not identify value. Renovation condition, view, floor, furniture, tenancy, outstanding fees and foreign quota can create more meaningful differences than a simple price-per-square-metre comparison.

For a foreign buyer, Vertiq follows condominium rules rather than land rules. Thai guidance allows qualifying foreigners to own condominium freehold within the statutory foreign quota, which cannot exceed 49% of the aggregate unit area in the building. The condominium juristic person must confirm the available foreign proportion for the transfer process. That means a portal label saying the project is freehold is not enough. The selected unit may be in Thai quota, foreign quota or offered under another contractual arrangement. Hipflat’s recorded transaction history, for example, labels several past Vertiq sales as Thai Quota. That does not prevent another unit from being transferable to a foreign buyer; it simply shows why project-level tenure language cannot answer a unit-level legal question. Before committing funds, the buyer should review the condominium title deed, current owner, encumbrances, juristic-person clearance and foreign-quota certificate.

Vertiq’s buyer case therefore rests on urban practicality rather than new-build novelty. The building is close enough to Sam Yan MRT for everyday use, sits within a dense education, medical and commercial district, and has a smaller unit count than many newer central Bangkok towers. At the same time, it is an older completed asset where condition varies by unit and where long-term maintenance is visible rather than theoretical. That can be an advantage for a careful buyer because lifts, corridors, pool areas, parking, facade condition and management quality can all be inspected before purchase. A meaningful unit inspection should extend beyond furniture and decoration to air-conditioning systems, electrical board, plumbing, window seals, water staining, bathroom waterproofing and actual noise levels. For an investment purchase, the same discipline applies to any existing tenant: verify the lease, deposit, rent received and termination terms instead of using a portal’s average yield as if it were guaranteed.

Ownership format

A foreign buyer can hold condominium freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in the registered condominium. Availability of foreign quota for the selected unit must be confirmed with the condominium juristic person before transfer; if the unit is not available in foreign quota, any leasehold alternative needs separate legal review.
