The project sits in a central employment and education corridor but keeps an eight-storey, two-block format. That can suit buyers who want access to Sam Yan, Silom and Rama IV without living in a very large tower. The trade-off is that the surrounding neighbourhood is dense and urban, so view, privacy and street approach should be judged unit by unit.
Facilities extend small homes
Most apartments are compact, so the co-working room, meeting space, pools, gym, courtyard and rooftop areas have real functional value. They give residents somewhere to work, meet or unwind without trying to fit every activity into 25 or 30 sqm. On a resale inspection, the present condition and management of these spaces is more important than the original brochure specification.
Resale evidence is visible
Because the condominium is completed, buyers can inspect the actual unit and building before committing. Current listings also provide a real market reference rather than relying on a launch price from several years ago. The lower active DDproperty listing checked on 10 Sep 2026 was THB 4.79M, but unit-specific factors and foreign-quota eligibility still need to be verified before treating any asking price as comparable.
Parking needs scrutiny
Published project information puts parking at about 40% of the 332-unit scheme, with older detailed sources describing roughly 132 spaces including tandem parking. That may be acceptable for a rail-oriented resident, but it is a meaningful constraint for households that drive every day. Current juristic-person rules and evening occupancy are worth checking during a site visit.
About the project
The Nest Chula-Samyan is a completed low-rise condominium tucked into the Maha Phruettharam side of Bang Rak, between Si Phraya Road and Rama IV. Its appeal is less about landmark architecture and more about being inside a highly usable central-Bangkok pocket without living in a large high-rise tower. Sam Yan MRT is roughly 600–670 metres away depending on the route and source, so rail access is genuinely walkable for many residents but not doorstep access. That distinction matters. Someone commuting to Chulalongkorn, Silom or the Rama IV office corridor may find the location very practical, while a buyer who specifically wants a building physically attached to a station should look elsewhere. The immediate approach is a real neighbourhood street with older shophouses and local traffic rather than a polished mixed-use podium, which gives the project a different day-to-day character from the newer towers around central Rama IV.
The development has two eight-storey residential blocks and 332 units on a site of about 2.4 rai, with two basement parking levels. The developer's current project page states parking at roughly 40%, while a detailed launch-era review puts the split at 149 units in Building A and 183 in Building B. Those figures frame the project well: it is larger than a boutique building of 50 or 60 homes, but much smaller in scale than the thousand-unit towers found elsewhere in inner Bangkok. For a resale buyer, the important questions therefore move down to building, floor and aspect. The two blocks shape a central courtyard and sit among lower surrounding buildings, so outlook and privacy can vary considerably. A unit facing the internal landscape may feel very different from one looking toward a neighbouring façade even when their floor area and bedroom count are identical.

The unit mix is compact and urban. Public project databases consistently show one-bedroom homes beginning at 21.14 sqm and extending through the mid-30s, a larger one-bedroom-plus format, and two-bedroom homes reaching 49.39 sqm. The exact published size for the one-bedroom-plus format varies slightly between sources, and some databases also disagree on the lower end of the two-bedroom range, so the title plan for the actual unit should take precedence over a portal description. In practical terms, this is a scheme built mainly for singles, couples and smaller households rather than buyers seeking large family apartments. A 21–28 sqm one-bedroom can work well when the layout is efficient, but storage, desk space, kitchen depth and furniture placement matter a great deal. At this end of the size spectrum, a well-planned 27 sqm home may live better than a nominally larger unit with awkward circulation.
The common areas are one of the more distinctive parts of the scheme. The official project material lists separate lobbies, a co-working area, meeting room, fitness room, a ground-level swimming pool with a children's section, landscaped courtyard spaces and rooftop leisure areas including a smaller plunge or spa-style pool, terrace and yoga space. That matters because the private homes are compact: usable shared work and relaxation areas can effectively extend the resident's living environment beyond the apartment. A buyer should still judge these facilities as they exist today. This is no longer an off-plan purchase where a rendering is the only evidence. The pools, gym, corridors, landscaping and work areas can be inspected, and their upkeep tells you far more about the current condominium management than the original marketing language does.
The project is already operating, which changes the due-diligence priorities. Thailand's Smart EIA database identifies The Nest Chula-Samyan at Soi Chinda Thawin, records the EIA approval, and lists the project as approved to operate and already operating. It also shows the original project owner as The Nest Property and the current condominium juristic person as the project owner in the EIA record. For a completed condominium, that is the stage where a buyer should focus on the seller's title, outstanding common charges, the juristic person's financial and maintenance position, the foreign-quota certificate needed for an eligible foreign transfer, and the actual condition of the selected unit. Construction-delivery risk has largely been replaced by asset-condition, management and transaction risk, all of which can be checked more directly before money changes hands.
Completion dates are not reported consistently online. Older project cards reference 2021 or 2022, while several current property databases and resale listings use March 2023. The government EIA record confirms that the development is operational but does not resolve every historical handover date at unit level. For the registry record, March 2023 is used as the most consistent completion marker across current project databases, while the discrepancy remains flagged rather than silently flattened into one unquestioned date. Buyers who care about warranty history, renovation age or the first occupation date of a specific home should verify that unit's documents and handover history. A project-level completion field is useful context, but it is not a substitute for the chronology of the apartment being purchased.
Pricing is now best read as resale evidence rather than a developer launch price. On 10 September 2026, DDproperty displayed two active sale listings in the project, with the lower at THB 4.79 million for a unit of about 27 sqm and another at THB 5.99 million for roughly 35 sqm. Other portals show additional stock at different update dates, which is normal for Bangkok resale inventory. The THB 4.79 million figure is therefore a market floor reference, not a promise that comparable units are continuously available at that number. Furnishing, floor, outlook, tenancy status, ownership quota and seller motivation can materially change the deal. For a foreign buyer in particular, a slightly cheaper unit is not automatically the better purchase if it cannot be transferred in foreign freehold or if the building documentation is not ready for transfer.
The clearest reason to shortlist The Nest Chula-Samyan is the combination of an inner-city address, manageable low-rise scale and facilities that compensate for relatively small private units. The clearest reasons not to are equally concrete: the walk to the MRT is real rather than nominally zero, parking is limited relative to the number of homes, and the apartments top out at sizes that many larger families will find restrictive. This makes the project easier to evaluate when the buyer starts with a lifestyle rather than a generic investment label. A resident who spends most weekdays around Sam Yan, Silom, Chula or Rama IV and does not depend on two cars may use the location efficiently. Someone prioritising a large home office, extensive storage, multiple parking spaces or a direct station connection is likely to find better-fitting alternatives elsewhere in Bangkok.
Ownership format
A foreign buyer may hold a qualifying condominium unit in freehold if foreign quota remains available in the registered condominium; foreign ownership may not exceed 49% of the aggregate unit area. If the selected unit cannot be transferred within foreign quota, any leasehold alternative and its terms must be checked for that specific unit and contract.
Unit types & sizes
The core product ranges from very compact single-occupant homes to more comfortable layouts in the mid-30s sqm. At the smallest sizes, bedroom width, storage, desk space and circulation matter more than the bedroom label alone.
This small discrepancy is a useful reminder that portal data is not the transaction document. The difference is minor for lifestyle comparison, but the title deed and registered plan of the selected unit should control the legal area used in the purchase.
Even the largest two-bedroom homes remain compact by family-apartment standards. They may work for a couple wanting a study or a small household, but buyers should check how much usable living and storage space remains once two bedrooms and bathrooms are fitted into the plan.
