Why this project is worth a look
Only 52 homes
The building avoids the resident volumes of a large tower, which may translate into a calmer lobby and lift experience. The trade-off is that a small owner base carries the operating and repair budget. Privacy should therefore be assessed alongside the condominium juristic person's accounts, collection record and reserve planning.
A working-city address
Surawong Road connects directly with the Silom and Sam Yan business districts, the Chulalongkorn medical and university cluster, shops and dining. The building is walkable to rail but is not positioned over a station. That balance suits buyers who want central access without living inside a transport-led megaproject.
Inspect before buying
The home, building management, pool, parking and street environment can all be seen in operation. There is no construction delivery risk, yet an older completed asset demands closer engineering and document checks than a fresh sales gallery suggests. The quality of the individual renovation can matter as much as the original project specification.
Usable floor areas
Original one-bedroom plans start at roughly 40 sqm, and the two-bedroom range is materially larger. That can feel more residential than the micro-unit format common in newer central projects. Buyers should still test the actual circulation, storage and furniture layout, particularly where a resale unit has been reconfigured.
Visible resale evidence
Both sale and long-term rental listings are observable, giving buyers a real set of asking references rather than a single launch price. A 52-unit building cannot offer unlimited comparable stock, and syndicated advertisements can exaggerate choice. Pricing should be based on verified, genuinely available homes with similar area, floor, condition and quota.
About the project
The Surawong is a completed, small-scale condominium at 156 Surawong Road in Bang Rak. Its single eight-storey building contains 52 homes. That puts it in a very different category from the newer towers around Sam Yan and Silom: fewer neighbours, compact shared facilities and none of the operational scale of a large residential complex. Chewathai's project page gives a 960 sqm site area and marks the building as fully complete, while the map linked by the developer resolves to the property itself.
The scheme belongs to an early chapter in Chewathai's history. The company's own timeline says Chewathai and United Motor Works (Siam) established Chewathai Hup Soon in 2008 specifically to develop The Surawong, launching the eight-storey project in the same year. Chewathai later became a public company and listed on the Market for Alternative Investment in 2016. That history gives the building a traceable corporate origin, although a buyer should still judge the individual title, condominium juristic person and physical condition on their own evidence.

The original programme focused on one- and two-bedroom homes. A detailed project review reports 40.40–47.06 sqm for one-bedroom layouts and 53.61–97.86 sqm for two-bedroom layouts. The official sales booklet illustrates Type C at 46.27 sqm, Type F at 69.78 sqm and Type G at 74.03 sqm. Resale advertisements sometimes describe altered bedroom counts, so the marketing label should not replace a check of the registered plan and any subsequent renovation. In an older building, a well-executed conversion may be useful, but an undocumented alteration is a different proposition.
The amenity offer is practical rather than resort-like. Chewathai confirms an indoor pool, gym, Wi-Fi around those facilities, covered parking, CCTV and round-the-clock security. The official second-floor plan also labels a library and the condominium juristic office. A separate long-form review adds the lobby, mailboxes, lift and a small garden, and reports 31 parking spaces. That number looks reasonable relative to 52 homes, but it does not establish that a space is deeded or reserved for the unit being sold.
Location is the project's strongest everyday argument. Sam Yan is identified across sources as the nearest MRT option, although published distances vary with the chosen entrance and measuring method, so the actual walk is worth testing. Sala Daeng and the BTS Silom line are available in the other direction. Chamchuri Square, Chulalongkorn University and Hospital, Bangkok Christian Hospital, Silom Complex, Thaniya Plaza and Lumphini Park all sit within the broader central-city catchment. This is an active office, hotel, restaurant and nightlife district rather than a quiet residential enclave.
Visible stock on 25 August 2026 points mainly to a resale market. DDproperty showed a lower asking reference of about THB 5.2M for a one-bedroom home, while Hipflat listings broadly ran from THB 5.2M to THB 8.0M. Two-bedroom offers around 70 sqm appeared at roughly THB 8M. Portal counts should not be mistaken for unique inventory because the same home can be marketed by several agencies, prices may survive after a listing has gone stale, and some advertisements omit the unit's quota or renovation status.
There is also observable long-term rental activity. Current portals showed lower asking rents around THB 19,000–20,000 per month for a one-bedroom home and about THB 40,000 for some two-bedroom units, with higher numbers attached to larger or differently furnished homes. This demonstrates a rental market, not a guaranteed return. A defensible investment case would still need the negotiated purchase price, likely vacancy, agency fees, furnishing and repair costs, tax, insurance, current common-area charges and any planned capital expenditure by the building.
Chewathai's live project page still invites registrations and carries wording that only five units remain, but the same page displays a 100% construction update dated August 2017. Without a fresh unit schedule or price sheet, that statement should not be treated as proof of current developer stock. A buyer should identify the legal seller at the outset—developer company, original owner, private reseller or another entity—because the contract, disclosure package, financing options and allocation of transfer costs may differ.
For an overseas buyer, the decisive issue is not the generic freehold label used by a portal but the title of the selected home. Thai rules allow foreign freehold ownership only while foreign holdings stay within 49% of the aggregate unit area in the building. The transaction file should therefore confirm the unit title, whether it currently sits in Thai or foreign quota, the live quota position, the juristic person's debt-free certificate and compliant evidence for the remitted funds. Some live listings are explicitly marked Thai quota, so foreign freehold cannot be assumed across every available unit.
The building's age is both an advantage and a due-diligence item. A purchaser can inspect the real entrance, street noise, management quality, common areas and view rather than relying on renderings. The same inspection should cover water ingress, air-conditioning, windows and balcony, major-system maintenance, planned repairs, the juristic person's accounts and any special assessments. Reliable current common fees and sinking-fund figures were not found, and figures from another Chewathai development must not be imported by analogy.

Ownership format
Units in a registered condominium can carry freehold title. A foreign buyer may register freehold only within the building's foreign quota, capped at 49% of the aggregate unit area; leasehold is commonly considered when no quota is available. The selected unit's title and the live quota position must be checked before any deposit.
Unit types & sizes
The original range for one person or a couple. The official booklet illustrates Type C at 46.27 sqm with a separate bedroom, living room, pantry, bathroom, walk-in closet and balcony. Resale condition and furniture placement now vary from home to home.
A broader range for a couple needing a study or a small family. The official booklet confirms Type F at 69.78 sqm and Type G at 74.03 sqm, both drawn with two bedrooms and two bathrooms. The largest original homes are scarce, so the top of the range is not a typical listing.
The original schedule includes Types A–G and G1. Independent reviews differ from the official booklet by several tenths of a square metre on some plans, and resale homes may have been reconfigured. The cards retain supported bedroom ranges; the selected unit's title and registered plan should control its exact area and layout.
