Why this project is worth a look
A genuinely walkable MRT
Sam Yan MRT is generally placed about 350–400 metres from the project. That is close enough to shape daily behaviour: residents can use rail for Silom, Siam and other central districts rather than treating transit as a backup option. The location is therefore easy for a tenant to understand, but transport convenience should still be separated from claims about rent or investment return.
You buy what exists
The building is complete and the developer has sold out its primary stock. A buyer can inspect noise, views, lift condition, common areas and the exact apartment before transfer. Construction risk is largely replaced by a different set of questions: building maintenance, juristic-person finances, renovation quality and the documentary history of the unit.
Resale units are not uniform
Studios, one-bedroom and two-bedroom apartments appear across the market, and current resale sizes extend beyond the simplified standard-plan ranges shown on some project profiles. A tenant in place, a recent renovation, furniture quality, window direction or an altered layout can all change the economics of two units in the same building. The project name narrows the search; the specific unit still decides the purchase.
Foreign quota comes first
A foreign buyer may be able to hold a condominium unit in freehold, but only within the statutory foreign quota. Availability is checked for the building and the selected unit at transfer; it should not be inferred from a portal label. This is a pre-deposit issue, not something to leave until the final registration appointment.
About the project
Wish @ Samyan is no longer a developer-led purchase. Siamnuwat lists the project as sold out, so the real market is resale: individual owners offer units at different floors, conditions, sizes and fit-out levels. That changes what matters in due diligence. There is no primary price list or construction schedule to evaluate; the buyer needs to focus on the title deed, the condition of the specific unit, any alterations, the condominium juristic person’s records and whether foreign freehold quota is available at the time of transfer. The underlying project is straightforward to identify: a single high-rise on Si Phraya Road in Bang Rak, developed by Siamnuwat and generally reported as having 465 units.
The location is the main reason the project continues to show active sale and rental stock. Sam Yan MRT is quoted at roughly 350–400 metres away, placing rail transit within an ordinary walking routine rather than at the edge of the neighbourhood. Chulalongkorn University, the medical cluster around King Chulalongkorn Memorial Hospital, Sam Yan and Silom all sit within the surrounding central-city catchment. For an owner-occupier, this can reduce reliance on a car for daily trips. For a landlord, it creates a broad pool of possible tenants, but the address should not be confused with a guaranteed rent level or automatic occupancy.

The building is established rather than new. Siamnuwat’s own history page describes Wish @ Samyan as a 25-storey, one-building condominium with 465 units, and the same core specification appears on FazWaz and DDproperty. The completion year is less tidy: FazWaz and DDproperty show December 2010, PropertyHub lists 2011, while some secondary directories use 2012. This record uses 2010 because it is the most consistently repeated date across current major profiles, but a resale buyer should rely on the registered condominium documents for the exact legal chronology rather than on portal metadata.
The unit mix is compact and urban. Project profiles commonly show studios around 30 sqm, one-bedroom units around the mid-30 sqm range and two-bedroom layouts around the high-40s to high-60s. Resale inventory is wider: current listings include one-bedroom homes around 35–37 sqm and some two-bedroom units close to 80–82 sqm. That is a reason to avoid treating an old brochure’s plan table as the definitive unit register. If a larger apartment has been reconfigured or combined, the title deed and approved plan matter more than the marketing description.
Amenities are typical of a central high-rise from its period: swimming pool, fitness room, sauna, landscaped or open-air common areas, lobby, lifts, parking and security. Siamnuwat’s own description highlights an elevated pool, garden and supermarket. On a resale purchase, the useful question is not how many amenity icons can be listed, but what condition those facilities are in and how they are funded. A buyer should inspect the common areas, review the condominium juristic person’s current fees and rules, and ask about major repair or capital-work decisions before committing to a non-refundable deposit.
The resale market is active enough to produce meaningful price comparisons. The lowest live asking price located during this research was THB 3.699M for a unit of about 30.3 sqm. That is a single seller’s ask, not a project-wide price. Larger units, renovated apartments and higher floors are offered materially above that level. For this type of building, a useful valuation exercise is to compare several genuinely similar units: same bedroom count, close floor area, floor, direction, view, renovation standard, furniture package, tenancy status and ownership eligibility. The exact condition of a resale unit can move value more than a small difference in floor area.
For a foreign buyer, the key legal question is not whether the building can contain freehold units in general, but whether the selected unit can be transferred into foreign ownership at the time of purchase. Thai condominium rules cap aggregate foreign ownership at 49% of the total condominium area. A listing that says “freehold” does not by itself prove that the foreign quota is currently available. The condominium juristic person must confirm the quota and provide the documentation needed for registration. If a unit sits in the Thai quota and no foreign quota is available, the buyer should not assume that a freehold transfer can simply be arranged later.
Taken on its own terms, Wish @ Samyan is a central Bangkok resale building with a clear transport advantage and an established surrounding neighbourhood. The buyer can inspect the actual lifts, corridors, pool, road noise, views and unit condition instead of relying on renderings. The trade-off is that an established building deserves more attention to maintenance, sinking-fund health, common-area upgrades and the history of the specific apartment. Buyers seeking new-building systems, resort-scale facilities or a developer payment plan are looking for a different product; buyers prioritising central access and a tangible, inspectable resale unit may find the project more relevant.
Ownership format
Foreign freehold ownership is possible within the statutory 49% foreign quota of the registered condominium area. Quota availability and transfer eligibility must be confirmed for the selected unit before purchase.
Unit types & sizes
The compact entry format. Current resale stock includes units around 30–30.3 sqm. At this size, layout efficiency matters as much as the headline area: storage, kitchen placement, circulation and the condition of built-ins can make two similarly sized units feel very different.
The most visible format in current resale listings. Units around 35–37 sqm appear frequently, while older project references show a wider range. Compare direction, renovation quality, furniture included in the transfer and exact title-deed area rather than treating every one-bedroom as interchangeable.
Two-bedroom units suit buyers who want a more complete city home rather than the smallest possible footprint near the MRT. Current listings include units around 67–68 sqm and some around 80–82 sqm. Any unusually large unit should be checked against the title deed and approved plan, particularly if walls or unit boundaries may have changed.
Historical project profiles and current resale listings do not line up perfectly on floor area. A practical baseline is studios around 30 sqm, one-bedroom units roughly in the 35–43.5 sqm band and standard two-bedroom layouts around 49.25–68 sqm. Resale listings also include larger two-bedroom units around 80–82 sqm. For an actual purchase, the title-deed area and approved configuration matter more than the listing label. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The building sits directly on Si Phraya Road in Bang Rak, close to the Sam Yan side of the district and the Rama IV corridor.
- Sam Yan MRT is quoted at roughly 350–400 metres away across different project profiles, making it practical for regular commuting rather than merely a nearby landmark.
- Chulalongkorn University, King Chulalongkorn Memorial Hospital, Sam Yan and Silom create a dense mix of education, healthcare, offices, retail and food around the project.
- Driving is possible, but this is central Bangkok: traffic conditions can make rail or walking the more predictable option for many daily routes even when a unit has parking access.
- The coordinates used here are tied to the mapped condominium building in OpenStreetMap, allowing surrounding-place calculations to start from the project itself rather than from a neighbourhood centroid.

Best for: A good fit for buyers who prioritise central Bangkok and walkable rail access over resort-style facilities or suburban privacy.; Suitable for buyers who prefer an inspectable, completed resale unit and want to see the building, common areas and apartment condition before committing.; Potentially suitable for a foreign buyer when the selected unit can legally transfer within the available foreign ownership quota and the juristic person confirms it in writing.; Potentially relevant for long-term rental demand because of the surrounding university, hospital and business districts, but the investment case should be built from the actual purchase price, achievable rent, vacancy and recurring costs rather than a headline yield claim.; may not suit: Less suitable for someone who wants a newly completed building with the latest systems and a large resort-style amenity programme.; Not a fit for buyers who need a developer instalment plan: Siamnuwat marks the project sold out and today’s transactions are primarily resale deals.; May not suit a household that needs consistently large layouts and multiple private zones; much of the stock is compact and larger apartments are less common.; Should not be selected solely for a promised yield or short-stay strategy. Building rules, lawful rental use and real demand need to be checked independently for the intended operating model..

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion year varies by source: FazWaz and DDproperty show December 2010, PropertyHub shows 2011, and some secondary directories use 2012. The main record uses 2010 as the most consistently repeated date across major current profiles; the registered condominium documents should settle the exact legal date.
- Floor count also conflicts: Siamnuwat, FazWaz and DDproperty report 25 floors, while PropertyHub reports 24. The main record uses 25 floors because it is supported by the developer and multiple major portals.
- Street number is not fully consistent. DDproperty and several directories use 18 Si Phraya Road, while Hipflat shows 52 Si Phraya Road. The road, district and mapped building point to the same project; the street number should be checked against the condominium juristic person’s official documents before publication.
